He’s the arrogant Manhattan realtor with billboards advertising his six-pack more than his expertise in negotiations.I’m the competing broker who stupidly moved across the hall from his office. From day one, I’ve been his sworn enemy. Okay, so I might have accidentally stolen one of his clients. Well, is it stealing if the client comes to me?Even our vicious banter and loathing gazes can’t hide … loathing gazes can’t hide the chemistry between us. Who can blame me? He has enough charisma to make every hot-blooded woman in the city melt with a single word.
Just when I think a mutual respect could be born between us, the biggest developer in the city offers us an opportunity that pits us against each other.
Time to forget Carmelo Mancini’s dreamy eyes and tight abs.

Oh Carm, you little heart breaker you. Carm and Bella’s story is competitive, witty, sweet, romantic with a side of naughty and secrets. They are perfect for one another. Their story is one of a kind and will remain with you.
Two down, one to go. Dom has kept us on our toes and I can’t wait to read his story.
Piper Rayne has become my go-to author when I need a sexy rom com. And Dirty Flirty Enemy is another addition to the endless list of my favorite Piper Rayne stories. It was laugh out loud hilarious. It was wickedly sexy. It was totally swoon worthy from the first page to last. And the sizzling hot and intense chemistry was on point like always. I didn’t even realize how the time passed while reading this book!
Carmelo Mancini is a jerk. There is no beating about the bush about this fact. He is arrogant, cocky, egomaniac asshole who can win anyone and everyone with his charm and sex appeal. But Bella Scott is not falling for it. On the contrary she is defying him and goading him. They are the rivals in business who can’t stop having very unprofessional like thoughts about each other. With offices literally facing each other and some adorably annoying meddling friends and family, they have a hard task ahead. This enemies to lover romance was a blast. This was way too much funny, seductive and all kinds of mouthwatering romance goodness.
The story is in dual PoV. Something that Piper Rayne excels in. I am not lying when I say I live for the male PoV chapters! Carm is so much more than what meets eyes. A caring and sweet soul is hiding behind his playboy attitude. His cavalier attitude about opposite sex is actually protecting himself. And Bella is under his skin. This woman is simply amazing. She is so strong to survive and heal from her trauma and then braving the world. She knows Carm is going to shred her heart but she still wants him. Against her better judgement. The attraction is built up oh so slowly. It was definition of slow burn. I was feeling the pent up sexual frustration for real! And then came the emotional storm. Things became more than physical and baggages came crashing down. It was absolutely amazing to experience this heartmelting ( and pantymelting) love story!
Piper Rayne has once again delivered a perfect heartwarming romance in Dirty Flirty Enemy. The storyline hooked me right in from the first page. And the flawless, effortless and smooth yet sharp writing was the strong point of the story! It was hot, it was sweet, it was intense, it was funny and it was another winner from Piper Rayne!
Received ARC for Honest Review
ACKKKK! These girls just keep getting better. Every new book in every new series is better than the last. Carm and Bella are FABULOUS! I love the ‘hate’ you banter that starts from the beginning. You can tell right away that these two are meant for each other. Throughout the book the hilarious back and forth with all the characters is just amazing, keeps you sucked in, never wanting to stop reading. The brothers are just so on point with each other, and the females bring all of the greatness out. Of course there is a bit of heartache, how could there not be, but all in all this book is wonderful.
I cannot wait for Dom’s story!!!
I enjoyed reading the second book in this series. Although all three Mancini brothers were part of the first book, it was mainly Enzo’s and Annie’s Story. This book picks up where Piper Rayne left off in the first book of the series, and focuses more on Carmelo Mancini, a well known realtor in NYC who vowed to never fall in love. You will like reading this enemies to lovers story.
This book is funny, and sweet and all the things a good romance book should be. I really enjoyed it!
Good book. Enjoyed the back and forth between Carmello and Bella. Does it sound italian.
You guessed it. They are both realtors after the same business. He is hot just hot and Bella
finds him HOT. Carm cannot believe that Bella dis him. He is a love em and leave guy..
Then Bella catches his eye and he is hooked.
Loved the entire series!!!
Carm was a tough shell to crack . Bella took Carm’s flirty pickup line with a grain of salt. Enemies til the summer in the vacation has this relationship steaming up the pages.
When I was first introduced to Carm Mancini in the first book of The White Collar Brother’s series, I honestly thought he seemed to act a little childish when he would talk to his siblings about “the enemy taking clients and gaining success” and eventually moving across the hall from him. But once I started reading his book, I fell in love with Carm and his love/hate relationship with FSBO Bella Scott.
Their flirty banter and obvious attraction just keeps you hooked to their story, wanting to know more of why they are who they are and where they can go together- heck when will they actually become a ‘they’.
Their attraction to one another becomes very clear from the beginning because they both get caught checking each other out and having thoughts of the other in more intimate ways- which I thought left little to the imagination, but it somehow worked for this couple.
When Carm decides it’s time to really tell her how he feels he somehow still messes things up. Though when Bella is in need of major help, Carm comes to her rescue, and all their secrets come to light, and crazy enough, it brings them even more together.
A bonus is we get a shocking inside peak at Dom’s (oldest Mancini Brother) story and OMG I can’t wait!!!
This is the second book in the White Collar Brothers series featuring cocky brother Carmelo “Carm” Mancini. Carm is a successful Manhattan realtor, and the woman who is the bane of his existence, Bella moves her office across from him. She runs a For Sale By Owner company, which is a direct competitor to Carm’s traditional real estate company (think Uber versus a taxi). This is a fun enemies to lovers romance. Carm and Bella are engaging characters and I loved the development of their relationship. Piper Rayne really delivered another fun read.
Dirty Flirty Enemy by Piper Rayne is the second book in her White Collar Brothers series. The story of the audacious Mancini brother, Carmello, and his new “loves to hate her” competition, Bella Scott. The realty business in Manhattan is cutthroat and Carmelo uses what he has to advertise for his business. Including baring his six-pack on billboards with catchy, tongue-in-cheek phrases. He is NOT shy! But when he competition moves into the office space across the hall, and a For Sale By Owner broker at that, it’s game on for Carmelo! With off the charts chemistry, a healthy competition thrown into the mix, and a growing attraction, this story, told in dual POV is on fire!!!! The Piper Rayne writing duo has hit one out of the park with this series and I cannot wait to see what waits for us in Wild Steamy Hook-Up. Enjoy!
The Mancini brothers are back, and this time it’s Carmelo’s turn to get knocked off of his feet!
Real estate competitors, Carm and Bella are sworn enemies . . . one a traditional broker and the other facilitating for sale by owner deals. But, when Bella moves into an office directly across the hall from Carm’s, their banter and chemistry burns off the charts!
Just when they start finding a bit of common ground, the biggest developer in the city pits them against one another. Mutual respect and attraction be damned, it’s game on to see who can get the most sales to snag the contract!
I really loved Carm and Bella’s story! Their chemistry is off the hook. Yet, they are also pitted against one another career wise. I really enjoyed the give and take, constant flirtation and sexual tension!
As with every Piper Rayne book, there is more to the series and characters than meets the eye. Carm has a real fear of abandonment and carries massive baggage thanks to a failed relationship and Bella has a secret so big that it’s caused her to switch career gears and showcases her strength. I adored how they handled the serious aspects of this book. It showed just how amazing both Carm and Bella are!
Enzo and Annie fans will love the part they play in this story and Carm and Bella’s assistants Max and Justin are a hoot, providing some really spectacular comedic moments.
Dirty Flirty Enemy was a super fun read and I can’t wait to see what Piper Rayne has in store for Dom in Wild Steamy Hook-up! 5 stars!
5 There’s So Much More than Meets the Eye Stars!!
What perfection this book was!! Carm and Bella are true competitors when it comes to New York Real Estate but on different levels. He’s a hard hitting take no prisoners agent and she’s more laid back and less hands on than most real estate agents especially in this crazy city.
I love that their offices are literally across the hall from each other and Bella does not backdown from Carm trying to get her to move out of the building. I loved how strong and independent Bella is so much. But there’s something lurking beneath the surface that when we get to the why’s and what’s I had tears in my eyes.
What I loved so much was seeing Carm fall and fall hard for this woman especially when they’re given a task that literally could change their lives. There’s no shortage of Mancini’s or their charm in this book either. These boys when they’re all together are a freaking hoot… bring them to the Hamptons for the summer and holy moly things heat up in more ways than one!
Overall, this book is so much of what I wanted for Carm and seeing who he really is versus what his billboards make him seem to be. And Bella is a woman that I fell in love with! She’s had a life that has not been typical and it’s definitely shaped who she is. Piper and Rayne have done a phenomenal job of bringing these two together and how they balance each other. They definitely learn from each other and show their strength when it’s all on the line and that right there made me love them even more!!
I’m loving this series so much and we’re in for quite the ride with Dom’s story!!
This was a top enemies-to-lovers read! I just loved Carmelo Mancini!
Carm was cocky, sexy as hell, self-assured, stubborn, and very competitive. But he worked very hard for his success and knew his worth and what he can achieve because he was one of the best in his business field.
So, competing came naturally to Carm what with his brothers who shared his characteristic. But although he was confident in his success he loathed that his enemy moved right across the hall from his office. Run-ins were unavoidable and the fire that started to crack between them wasn’t to ignore either because the more he riled her up the more alluring she became.
I loved the banter between the characters and how good they gave it to each other, especially because she was absolutely able to stand her ground.
Carm was such a straight forward guy and always said what he wanted. It was fun to see all the effort he put into something he had his eye on. It was also really sweet when he realized he couldn’t stop thinking about her and his softer side peeked through.
I didn’t always like Bella because she was another of those heroines that exploded over every tiny thing that suddenly came to her mind and bothered her without openly talking about it. It was such an unfair behavior that I really couldn’t stand. She was a hypocrite because she accused him of things which she was to blame for as well.
But as much as I loved Carm, I absolutely can’t wait to read Dom’s story!!
If you compare this book to an Italian food recipe, you could say it lacked cayenne pepper. The story was good, the characters were nice, the writing is nice, but to me it felt like a book written according to a recipe, and there was not a lot of passion in the feelings of the characters.
Bella used to be a successful realtor but recently changed to a FSBO (for sale by owner) seller. We get hints of past anxiety attacks and suspect something traumatic happened that made her change route, but she remains stubbornly mute about her reasons for most of the book. Carm is a very successful realtor, and has several billboards about the city, where he appears shirtless, advertising his business. Bella has just opened an office in the same building that Carm has his offices, so you could say she’s poking the bear. And yet, the first time they meet, the attraction between them is very strong, which makes it hard to stay against enemy lines.
They are offered one floor of a new skyscraper to sell, and the first one to sell all apartments in their assigned floor will get the business for the whole building. So apart from their chemistry and reluctance to engage, now they have a competition of sorts. The same developer, who happens to be dating Bella’s mother, gave them his house in the Hampton’s for the summer. Bella, who was reluctant to take the offer, ended up sharing the house with Carm and his brothers, Annie, and two besties. The closeness offered by spending weekends together in the Hamptons is what eventually brings Carm and Bella together to a point where they can’t resist the attraction anymore. And that’s where things get sticky because both are commitment-phones and Bella still has her issues to get over.
Again we are submitted to the Mancini brothers’ manner of resolving disputes: with rock, scissors and paper, they aren’t as silly as in the previous book. In this book, we see them with more aplomb, Enzo is happy in his relation with Annie, Don is grumpy as ever but now we see he’s having some issues, and Carm is seeking counsel frequently from his brothers. It’s a nice story if a little bland, with the required sexy times, banter and reluctance to engage.
4.5 stars
Carm is a bit of a commitment phobe, a one night and done kinda guy. Working as a realtor he’s ambitious and more than prepared to put the hard work in. When Bella moves into the neighbouring office to Carm, sparks fly between them straightaway when Bella walks away with one of Carms clients. These two definitely have a mutual dislike for each other but that doesn’t stop the chemistry between them building until it’s impossible for either of them to ignore.
These two have so much chemistry it’s unreal. They have a lot in common but they’re also each other’s biggest competition and they’re both determined to keep things professional. Of course we all know that even with all the good intentions in the world sometimes you just can’t resist that much tension forever, especially when the universe seems intent on bringing them together.
This book was everything I’ve come to expect from these authors. Even when I’m in a funk these two authors always manage to suck me in with their characters and their words and leave me wanting more. I can’t wait for the next book in this series.
Just when you come to believe that these amazing authors cannot top their last release, they bring out a book so full of feels that it blew this readers mind.
The first White Collar Brothers book featuring Enzo and Annie had my heart rate rising and my insides all gooey and warm. I didn’t think for one nanosecond that anybody could top these two…hold the phone and his beer, along came Carm and shook my world up.
The devil may care brother who didn’t want anything other than a random warm body in his bed whenever the mood arose.
What started as enemies attempting to out-do each other ends up as something else entirely, far more fun if you ask me.
Bella fell from grace, picked herself back up and changed the direction of her life. Some would call it hiding, I call it adapting to her new reality.
Both Carm and Bella are complicated people who battle with bleak points in their histories. Neither was looking for flowers and chocolates, the journey they travelled together was full of so many ups and several downs that I couldn’t help but be dragged away by their story.
‘He’s all I see, feel, hear, taste, and smell. His muscles contract as he thrusts deeper, draws out, and grinds into me again.’
Carm is the typical Italian son, fully reliant on his family and supportive of them no matter what they need. His brothers Enzo and Dom are fully front and centre in Carm’s book, as Carm and Dom were in Enzo’s book.
I’m a fully addicted reader of these two glorious authors and I can’t see that ever changing. Their books just keep getting better and have the ability of sucking me in.
Thank you ladies for giving me somewhere to hide, smile and laugh when life is tough.
Wow! This was superb! I didn’t want it to end, what a page turner.
Carm is swoon-worthy By all means send him my way 😉 What a flirt he was .
Belle was a FSOB and rented the office space next to Carm.
I really liked Belle’s character , the way she handled herself, independently .
Towards the end was a little emotional. You feel something while reading this story.
I love reading a story where it feels like you are right there with the characters.
If you are new to Piper Rayne, please start at the beginning as you don’t want to miss out on all the fun and interesting stories.
“Every time he compliments me, my stomach zings as though I’m at the top of a roller coaster, staring over the edge waiting for the drop.”
Hot and Steamy with a side of hate- yes please!!! Lana~White Hot Reads
The dynamics between Carm and Bella us everything. These two sure put the hate in enemies and lovers. Faced with conflicting views on real estate, these two go at it. Once they finally give in too the lust, there’s not stopping them. Another hot Mancini brother gets taken.
