Jamie Cook is a work-in-progress. He’s always wanted what his parents have: a good marriage, lots of kids, and financial security. He thought he’d have the first two with his ex-girlfriend while the third would come once he got his house-flipping business off the ground. When his ex doesn’t subscribe to his five-year plan, he makes Cook Brothers Construction his sole focus. Then he moves next … moves next door to April Williams, a sassy single mom he can’t stop riling up. Throw in her matchmaking mother-in-law, who’s set her sights on Jamie being April’s knight in a leather tool belt, and a house threatening Jamie’s sanity, and it should be a recipe for disaster, but Jamie wants this three-month project to last forever. That’s if he can stop being the neighbor from hell and prove to April he’s not just flipping a house—he wants to flip her heart.

Work in Progress is book 1 in BJ Harvey’s newest series Cook County. This book follows the story of Jamie Cook and April Williams.
Jamie has always wanted what his parents have, a wonderful marriage, with plenty of children and a great job. But when his ex girlfriend told him she thought he would never succeed in life it was time to move on.
With no girlfriend and no job it was time to go full steam ahead with his dream to flip houses. He never thought that the night before the construction was to begin on his first house that he would meet a sexy, sassy, spunky nurse that happened to be his neighbour.
April’s life has always been focused on her son Axel, mother in law Betty and her work. Being a single mum is hard so working long hours to provide for her family, and spending time with them is all she has ever wanted or needed. But when she goes next door to tell the new neighbour to turn down the music, she never expected to come face to face with a drunk, irresponsible, infuriating, complete stranger. Who happened to make her feel things.
This book was so good. I was hooked from the beginning and enjoyed going on this ride and experiencing the journey that Jamie and April went on to get their HEA. I would really like to get a second book for these 2 as I believe there is still so much to be said for them. The bond between Jamie and Axel is so sweet and cute. The rest of the Cook brothers are such a great package, I loved the banter between them all and can’t wait to see what you have in store for them.
Jamie has changed his whole life after his relationship of three years blows up in his face and he reevaluates what he wants. Deciding to go into flipping houses, he buys one and sets a ninety-day turnaround time and ensures nothing will get in his way. What he doesn’t expect is his new neighbor, April, and her son Axel. After a rocky initial meeting, Jamie and April end up fighting their chemistry and feelings for the other through witty banter, and finally they end up acting on those feelings. As the relationship grows and develops, Jamie’s driven attitude towards the renovation completion gives the opportunity to drive a wedge between the couple. Thankfully, Jamie comes from a big family with many people to provide advice to him, and it’s used as a growth opportunity for the both of them. Overall, this was a good read!
I voluntarily read and reviewed an Advance Reader Copy of this book.
Loved it! The first book in the Cook Brothers series. This one is about Jamie and April. Their chemistry was off the charts and the buildup to their relationship was fantastic! I will look forward to the next book in this series!
The first book in the Cook County series had me from the start. The blurb, the title and the cover do everything to draw you into opening the pages to this story and getting lost amongst the words. Jamie is a man on a mission out to prove something and April is the single mum who is not about to be pushed aside and forgotten again. Jamie will win your heart with his personality, his charm, his endearment for April and the way he cares for her six year old son. Work In Progress is a story that is witty, entertaining, packed full of passion and love. Jamie and April will have you laughing at their banter and have you melting with the heat of the chemistry that these two radiate. Not only is Jamie out to prove he can renovate and flip houses, his ultimate plan is to restore his neighbours faith in trusting her heart. An enchanting romance that will fill you with delight, happiness and love.
This is the first book in the Cook County series.
In this book we meet Jamie who’s the oldest of the Cook boys.
Jamie is doing up a house to flip and one night he had is music up
way to loud and his neighbor April came over to give him a ear full for
the noise.
That happens in the first few lines of the book and it sets up the hole book
of the relationship between Jamie and April. Both of them have had bad relationships .
Definitely a page turner that has you laughing out loud .
I definitely would recommend this book to anyone who love sweet sexy romance reads.
Absolutely adore this series. This family is so fun. I love fiestiness. Axel seals the deal on this being an amazing story. I fell in love with that little boy. Can’t wait to see what is in store for the brothers!

What a fun, entertaining and sexy read!! Work In Progress is a great start to BJ Harvey’s newest series…..Cook County Series.
This series is a spin off from Ms. Harvey’s Game Series. Each of these books will be about the Cook Brothers. We first met the Cook Brothers in the Game series because they are Abi’s brothers (Game Saver) No the Game series doesn’t have to be read first to enjoy this newest book. There are some characters we see from previous books, but it isn’t something that will confuse the reader or feel like they are missing something.
Each book in this series is a standalone novel. Work In Progress, like I said , is the first in this series. It is told in Dual POV. I thought this book was filled with humor and love. I absolutely loved the banter between Jamie and April. But Axel, the mischievous 6 year old, really stole the show for me. I fell completely in love with that little boy. Once you read this book you will see why.
In this book we follow Jamie and April’s story. Jamie is the oldest of the Cook siblings and has decided to take his life in a new direction. He wants to buy and flip houses. Little did he know the purchase of his first house project would change his life for good. April is a single mom who works as a nurse. Little did she know that when she goes next door to tell the neighbor to turn down his music, it changes her life for good.
I loved both Jamie and April’s characters. They were a perfect match for each other. The banter between these two definitely had me laughing out loud. But as I said Axel Rhodes stole my heart 🙂 You are going to want to meet this cast of characters.
I loved getting to know all of the Cook Siblings. I can’t wait to read each of their stories.
BJ Harvey is and will always be one of my All Time Favorite authors. I will read anything she writes. He stories always captivate me and are truly entertaining reads. Her’s are books I know will be read over and over again. If you haven’t had the pleasure of reading her books yet, start by picking up Work In Progress, and then sit back and enjoy the journey that her books take you on.
GAHHHHHHH!!!!!!!!! It’s been so long since I’ve read a book from Harvey and after this one I want to kick myself for that. The light humor, steam, and real feels made me feel like I was on cloud nine. This book was amazing. I loved it. The characters and their banter were super fun and light. Although there was some drama, it wasn’t anything that I felt was unnecessary. It really brought the story full circle. Harvey nailed it. The heroine in this book…I LOVE HER! This woman knows what she wants and she doesn’t accept anything less. She’s no doormat. She’s sassy and so much fun. LOVED THIS BOOK HARD! Now I need the next Cook. These brothers are intense and sexy as hell.
Great new series kick-off. I loved this story so much! It is equal parts charming, sweet, funny, adorable and sexy! The sparks fly between Jamie and April from the get-go even if they weren’t necessarily the good kind right away. Their attraction and chemistry is enough to work right through that quickly though and soon they are just the perfect couple or should I say perfect little family. Jamie is a sexy beast and he is the absolute sweetest man! April is a fierce and sassy widowed single mom and her adorable son Axel is a scene stealer for sure! I couldn’t get enough of him. This story is so wonderful as are the rest of the characters we meet along the way. I look forward to more from Cook County for sure!!
Work in Progress is a humorous, family orientated wonderful story that will leave you with a smile on your face throughout the whole storyline!
I just absolutely loved everything about Jamie and Aprils adventure especially with the witty banter and Aprils adorable son!
Jamies family is so caring, down to earth, supportive but also overboard in teasing, however its all in good fun and thats what this book was! It was kinda like reading about the Property Brothers!!
So beautiful, a book that will make your heart full and feeling like all is right in the world!
There were some parts that were so funny and I came out of the story thinking April and her family have found true gold in Jamie and his wonderful family!!!
Loved absolutely everything about it! I cannot wait to see what the author writes next and whose story it will be! I could read so much more!’if you are after a fantastic rom com then this will definitely be right up your alley, just as it was mine!
We all could use a Jaime in our life! Work In Progress kicks off the Cook County series. It is a funny, sexy read with a swoony hero, a sassy heroine and an adorably charming 6 year old named Axel that will absolutely steal your heart. The perfect mix of heat and heart in this well developed rom-com will leave you wanting more.
Loved, loved, loved this LOL romance between these 3…him, her and buddy. The hurt from prior loves is still there but the wit, charm, spunk and banter keeps you on your toes all thru this love story. Everyone should find a love like this!!!
I received and ARC in exchange for an honest review. I loved Jamie and April’s story. Axel was an amazing addition to this story. His antics had me laughing. Jamie and April end up neighbors and start out on the wrong foot with and instant attraction. The story builds from there. I love that Jamie was a true gentleman. April was a very strong female lead she took no bull sh*t and really cared for her son and mother in law. I love the supporting characters.I cannot wait for Jamie’s brothers books!! Great read!!
Absolutely loved this book! Not sure who I fell in love with more Jamie or the cutest little guy ever Axel. And then there is sassy April, now this is such a perfect match for Jamie. These two both desy an hea, both have been hurt in the past, and trying to navigate the new relationship. Even if this new relationship feels way to easy at times , they still have a few bumps to get over. I can’t wait for more of these brothers.
After breaking up with his Fiancée, Jamie Cook decides to re-evaluate his life and open Cook Brothers Construction, to start house flipping with his brothers. That’s where he meets his new neighbor, April Williams, while making too much noise one night. She’s a feisty nurse and Mom with a six year old named Axel that Jamie can’t get her out of his head. Can he stop pushing her buttons long enough to get April to fall for him? This is a feel good romantic comedy. Axel interacting with Jamie was adorable! A quick read; Told in dual POV
