Building a future means tearing down the walls of the past…
Chance Palmer is the hottest bachelor in Kings Grove, and even his younger brother Sam sees him as a playboy and a charmer. It’s nice to be admired, but Chance is ready for something serious, something like the love he had once before. The love he refuses to talk about.
Michaela “Mike” Grayson fell in love once. And that … about.
Michaela “Mike” Grayson fell in love once. And that relationship gave her the son she’d never trade for anything, but it came with a darker side she’s still trying to escape.
When Michaela’s job requires her to scout a tiny town called Kings Grove as a potential resort destination for her company, she’s not prepared for what awaits her there: a charming playboy with a knack for making her feel like everything in her world just might work out fine. And Chance is unprepared for the feelings he finds inside himself for Michaela, and for her son, Finn.
Can Mike overcome the darkness in her past enough to trust that Chance might be more than just a fantasy? Can Chance Palmer move past the pain of his first love and fall again?
This is Book 3 in the Kings Grove Series small town romance series. Each book can be read as a standalone.

I loved this 3rd book in the Kings Grove series. This story is about Chance, the incredibly handsome older brother in the Palmer Construction company. I love the small town and the characters. Is there room in his heart and big house for new love? I can’t wait for the next book in the series.
Every time I read a Kings Grove novel, I just want to drop everything and move there. The town and scenery is written so well that I can close my eyes and imagine myself there. Chance and Michaela (Mike) have both been through hardships of their own and it’s so wonderful how they found each other and helped each other and loved each other.
~ I was given this book and made no commitments to leave my opinions, favorable or otherwise~
When We Fall by Delancey Stewart is a lovely story of two people finding the strength and courage to fall in love again after loss and abuse. Michaela is a single mother under pressure to find the perfect luxury resort development project to secure her job. In search of the perfect property, she comes to Kings Grove, CA, and meets Chance, a local developer who is hiding a tragic loss in his past behind a carefree facade. It was fun to watch sparks fly and feelings grow, with Chance falling in love not only with Mike but with her son, Finn.
As with the previous Kings Grove books, I was drawn into the community and wished I could visit and stay a nice long while. This story had characters I cared about, while it stands alone I enjoyed seeing friends from prior stories showing up.
*I received an early copy of this book and am posting my honest opinion.*
When We Fall is a heartwarming single mother small-town romance which is told from the first-person point of view and is a continuation of the Kings Grove series that can be read as a standalone.
Chance palmer is Kings Grove’s most eligible bachelor and is seen as a playboy and charmer. He loves all the admiration but is ready for something serious like he had in the past that no one knows about. Michaela “Mike” is a single mother who is trying to escape her dark past and is sent to Kings Grove to scout it as a potential resort destination. Chance and Mike are both unprepared for the feelings that start to surface for both of them and are not sure if they can move past their pasts and trust in each other to allow themselves to fall in love again.
Delancey Stewart has done a great job with the Kings Grove series and adding to this wonderful small town. Chance and Mike both have dark past but it was great to see them able to climb from the darkness and have the ability to have a second chance at love. Mike’s son Finn was adorable and caught everyone’s heart. I always love returning to Kings Grove, reconnecting with the residence and wishing I could move to this mountain town. I anxiously await the next book in the Kings Grove series.

When We Fall is an interconnected stand alone book in the Kings Grove series. You can totally read it without having read the first two books, though I do recommend the first two books!
This book is super sweet and has all the feels. The three main characters are well-developed, including Michaela’s son. Michaela is a single mom who is fighting for her job, her son, and hear heart, truly. Chance is still recovering from his sad past, and it’s insta-chemistry when he meets Michaela. And Michaela’s son is an awesome 8-year-old with “super powers.”
The descriptions of Kings Grove in all the books make me feel like I could walk through and visit, but this one in particular captured the trees and outdoors. I really enjoyed it.
I absolutely love some of the little observations that Michaela’s son, Finn makes in the story.
Chance – “I don’t have super powers, Finn.” I shook my head. “Yep, you do. Mom says your superpower is making everyone around you feel like things will be okay.”
If you like sweet, hallmark-like stories, this one’s for you. Also, this has been updated and DOES have some heat in it. 😉
This is the third book in the Kings Grove series but it can standalone. Chance is looking for something serious since his fiancee’s death. Michaela has moved to the small town with her son Finn. She has some trouble from a past relationship. Will they become a couple? Can they recover from the past? A sweet, romance and good read.
I received a copy of this book and am leaving a review.
I’ve enjoyed all of the Kings Grove series so far, but this one is my favorite! This book focused on the story of Chance Palmer and Mike (aka Michaela) Grayson. In the first two books there were brief mentions of Chance, enough so that I thought I had a certain image of him in my mind (much like how the citizens of Kings Grove thought of him), but it turns out there is way more to Chance than just a handsome face. I really enjoyed hearing more about Chance’s past and seeing his relationship develop with Mike (and her son, Finn) – especially where both Chance and Mike had some hardships in their past. I’m looking forward to the next book to read about Cam’s story! I received an ARC of this book from the author – my opinions are my own.
Delancey Stewart just has a way with story telling. This story is the third in her King’s Grove series, but it is a stand alone novel. I haven’t actually read the other books in the series, and I was able to fully enjoy this book. Now that I have finished it, I am excited to read the previous books as I think I will definitely get more information on the backgrounds of the characters.
If you’re looking for a story with wonderfully developed characters who are making their way through life and the many struggles and joys it can bring, look no further. I connected to each character and I was quickly invested in their stories. This was an enjoyable read with just the right mix of drama, humor, tragedy, and romance. I highly recommend it!
I received a copy of this novel in exchange for an honest review. Thank you, Delancey!
Book 3 in the Kings Grove series is another winner! In this book, Chance is the star. His story is just as great as the first two. I was glad to finally learn more about him. Delancey Stewart has created such an interesting universe in this series and I can’t wait to read the fourth one.
I received a complimentary copy of this book and I am voluntarily reviewing it.
While this is a part of a series, it can be read as a stand-alone.
Chance Palmer is the oldest brother and co-partner to Palmer Construction. He is meeting with Mike Grayson to discuss bringing McLaren resort to Kings Grove to build a resort there. Much to Chance’s delight, Mike is actually Michaela. The sparks between these two were instant. Unfortunately both have some complicated history. For Chance it is the passing of his beloved fiancee of two years ago. Michaela has a young son whose father was just released from prison and wants custody of his son.
I delighted in reading the dual POV format that this is written in. That helps me to connect to the characters and to better understand them in a way the writer wants.
This is a sexy read that I would recommend to anyone over the 18 to read.
Really wonderful story. Addison and Michael are each members of two rival families in Singletree. Addison has landed back in Singletree after chasing a life in NYC and that life crashing down around her. Michael is a lifelong resident of Singletree; he’s made mistakes that he still, at age 30, is penalizing himself for; he’s a great Dad to 12 year old Dan, and he runs his family’s farm supply store. What brings these two together is their act as good samaritans. They are bequeathed a house that has been deemed haunted, needs renovations and has some questionable house guests. Their adventure together is as much a self journey for each of them as it is a romance. I really enjoyed the story and the message that it’s never too late to start fresh!
I’m totally in love with this little mountain town and it’s group of people.
Chance is one of the good guys that you can’t help think has it all. The good looks, charm and a good job. The only thing missing is a family. Hiding his true feelings he suffered in silence for years.
When he meet Mike the single mother of a little boy, the attraction is instant and so strong they can’t help but fall in love.
Due to their situation both fight their feelings but if love is meant to happen it’s inevitable.
I couldn’t devour this sweet, second chance, small town romance fast enough and if you already have read the two first books in this series you’ll feel right at home.
This is a super sweet story. I loved meeting Chance, Mike and Finn. Each one added a special element to the story. Chance being unsure thinking he only had one chance at romance and how he is so sweet to Finn. (I really loved that about him!). Mike struggling with her job and her ex husband. Then all the stuff her and Finn have previously gone through? Strong, resilient lady is what Mike is. Finn is a run of the mill boy who want to be a superhero and play with friends. When these three come together I can’t stop my face from smiling!
This isn’t my first book by this author but it adds to my pile of fun books to re-read. This is the third book in the Kings Grove Series. This is easily a standalone as I have not read the others and had no problem following along. This is a lovely town I can’t to see more characters from.
The author did a fantastic job bringing the characters to life, and intertwining their lives. I look forward to reading more.
A wonderful tale of second chances and a sweet romance that is well written with excellect relatable characters and awesome chemistry. This is a the third standalone withing a series of Kings Grove. Michaela (Mike) and her son have and a hurtful past are in King’s Grove for a job and then leaving. Chance back in town still grieving his fiancee, meets Mike at a business interaction and cant get her off his mind. I enjoyed following the heartfelt journey.
I received a free copy of this book via Booksprout and am voluntarily leaving a review.
I feel like this story was so fabulous because these characters were so well developed. I think this is the best book of this series so far. Can’t wait to see where she takes us next!
Chase and Michaela “Mike” have both been hurt by love before, Chance when he lost his fiance in a car accident and Mike when her ex-husband broke her arm and was thrown in jail for embezzling his father’s company where they both work. Chance and Mike can’t help but feel a strong attraction to each other. But Mike has more at stake than just helping Chase with his hotel construction bid for Kings Grove. Her father-in-law has pitted her against her ex in a competition for her job and she has a sensitive eight year old son, Finn whose feelings she has to consider. The story was told from both Chase and Mike’s point of view. At times the back and forth was a little confusing. But it was a nice romance with plenty of humor and drama.
“I wanted to do that. I’ve thought about kissing you since we met. And now that it’s out of the way, maybe I’ll be able to focus on work.” Michaela (Mike) made that statement, but didn’t believe it for a moment. She has come to town to consider renovating King Grove’s Inn into a luxury resort. She got more than she bargained for when she met the local contractor, Chance Palmer. Who was the recipient of above stated kiss.
Chance Palmer is King Grove’s golden boy. But he has had a heartbreak that most do not know about. Now that his brother has found happiness with his new fiancé, Chance feels even more lost and lonely. Enter Mike. When his meeting is with Mike, he had no idea he was meeting with a beautiful, charming and smart woman!
Mike has a lot on the line with her job and this project. Her personal life is a mess and her job is at stake. Chance knows what he feels, and is willing to do what it takes to keep Mike and her son, Finn, in his life. Life is beginning to be as Chance has always wanted. And he is willing to fight for all of it.
Delancey Stewart’s King Grove series continues to pull me in and I can’t wait for Cameron’s story!
This was a very enjoyable read. I totally fell in love with Finn and Chance. Love them to pieces. It took me longer to warm up to Mike. I know she had issues but her waffling confidence in herself kept me from really loving her.
This is the third book in the series but can be read as a standalone I really enjoyed this cute second chance romance I just loved the chemistry between Chance and Michaela/Mike. She is a single parent and is in town for a job and he is back home after the death of his fiancée and is trying to figure out what to do now. I enjoyed this one it was a super read and held my interest all the way through.I have really enjoyed this series
