To The Rude Guy in Apartment Five,
I’m glad you’re happy to have moved into a new apartment, but no:
I do not want to have a beer with you.
I do not want to have a nude sleepover.
I do not want to make you breakfast, lunch or dinner, no matter how many lap dances you promise to give me.
I do not need you to serenade me through the walls at 1am.
And no, I have no interest in letting you take me … letting you take me on a date.
Sincerely,
Magnolia Allen
P.S. And no, I do not want to know how many accents you can growl in during
intimate moments. How is that even a thing?
P. P. S. Also, you will never find me standing naked in your living room ever
again, so please stop leaving lingerie packages on my welcome mat.

A funny quirky romance that hits all the points.
Enjoyed this fun read. The notes at the beginning made this book the fun read it was
Wow! That’s a good word to sum this story up.
Covers the HOT main character Jagger, the chemistry between he and Magnolia the main female lead, the sex between, the surprises in the story line and so much more!
Magnolia gets a new neighbor and let’s just say that he turns out to be way more than she ever could have expected. Jagger and Magnolia have a history that you do not want to miss I can promise you!!!! This book is fun and flirty with a few surprises along the way, you won’t be disappointed.
Magnolia is starting a new job today. She’s going to be a fashion blogger for a start-up company, even though she has little fashion sense. To be fair, she wasn’t actually asked about her fashion expertise in the interview and she’s not going to complain about the $80,000 salary she’s earning! How does a blogger make that kind of money? Life is looking up for Magnolia and stranger things are going on in her apartment building. She has a new neighbor next door in apartment 5, but she’s never seen him, only heard him. He is trying hard to get her attention and fires salvo after salvo with sticky notes on her front door. He taunts her and the snark is never-ending. She’s just as sassy and the put-downs she delivers are classic. The more crude and rude the notes, the harder I laughed until I couldn’t wait to turn the page to see the next note. Then it got serious. The rude neighbor in #5 turns out to be someone she knows and knows well. Kingston Jagger Scott and Magnolia Allen have a history together, and that history is complicated. His brother, her sister, Magnolia and Jagger, themselves, were involved with one another, in relationships both fake and real. They trigger painful memories for Magnolia, but not so for Jagger. He has a brilliant master plan that we watch unfold and it is devious, hilarious, sweet and romantic. That rude guy living in apartment 5 is anything but!
This was the perfect rom com! JS Cooper really hit it out the park with the humor in this one, my face still hurts from all laughing. Magnolia and Jagger had a past and now fast forward to the future and it’s still very much in the present but there’s certain aspects of the past that they need to deal with. The banter between these two was absolutely epic and I loved every second of it
An amazing must read!!
I absolutely fell in love with Magnolia and Jagger! Their story was fun exciting and all-around relatable. The author does an amazing job drawing you in and making you want to just keep reading. I never found a dull moment with this book or felt like I was left needing more to try to understand how these two could possibly be a couple. Magnolia wasn’t the young naive type and I think that’s one of the reasons this storyline is so relatable. From the start, you get a fun, hot, laugh out loud read that just gets better and better. I hope we get to see a reappearance of these two in another book SOON!
I received this ARC for an honest review.
I received a copy of this book from the publisher/author to review.

Oh my goodness, I can not even tell you how funny this book it. It had me in tears at time. Plus it wouldn’t be a J.S. Cooper book if it didn’t have some really steamy moments. These two have been friends since they were children. Jagger and Magnolia are just amazing characters and I loved the journey they had and I swear you will not want to put this book down at all. I so wish I had had someone to have a post it note war with when I was younger.
I recently discovered J.S. Cooper and oh my goodness, I’m so glad I did! To The Rude Guy in Apartment Five is the best!!
If you’re looking for a story that’s going to make you laugh, take you back to your dating years, as well as give you all the feels for a couple you want so desperately to see together, then this is certainly the story for you. From the opening pages, I loved the author’s style–the little notes attached to Magnolia’s apartment door as well as the diary-type letters with each chapter. The banter back and forth between her and Jagger, then getting the scoop on the history they both had together, I simply couldn’t read the pages fast enough.
Aside from Jagger’s sexiness and his desire to win Magnolia over, I also enjoyed the girls that she worked with. Each one brought something fun and exciting to the story and the way they felt about their new boss, Tate, would’ve made for a fun story in itself.
Overall, this is one story you don’t want to pass up. Not only did Cooper make this super fun, but it was original. I found myself deeply engrossed in this story and it was exactly the kind of read I was looking for.
Romantic comedy at its finest!!
TTRGIAF is cute, fun and the perfect read for the ultimate super romance fan. It’s packed full of laugh out loud moments and some hot and steamy scenes. Childhood friendship turned love of a lifetime. If your looking for a sweet, funny, feel good story to lift you up, look no further than Cooper’s latest release!
For the most part I really liked this book. I will admit , for me, at times the main heroine and some of her friends seemed a tad bit immature. Just a smidge. But I think it was more of myself just not relating to her than it was the authors portrayal of her. Some characters we love and some we love not so much. And there is nothing wrong with that. I still very much enjoyed the book and never found myself bored or annoyed for even one second.
Sure to be a fun, flirty, lighthearted read for any JS Cooper fan!
The Rude Guy in Apartment 5 is humorous, flirty and sexy neighbors that start off with the new guy moving into the apartment next door to #4 and leaving notes on each other’s door until the day they come eye to eye with other. I don’t want to spoil the story but there’s more then the eye and notes reveal…..I absolutely loved this story. The storyline was so interesting that it completely captivated me and was so intriguing that I couldn’t stop reading it until I finished with the very last word. I definitely recommend this book to anyone looking for an amazing book. Enjoy happy reading
“I voluntarily reviewed an Advance Reader Copy of this book.”
Magnolia and Jagger were sweet and funny as a couple it starts out with left notes on doors that lead to naughty flirting hes the Rude Guy in number 5 Magnolia the object of his fantasies lives in number 4 theres a history between these two that begin long before they lived in the same apartment it begin when she was 8 and he was ten sounds sweet and romantic nope just friends then you add in adolescent hormones her sister his brother and it all goes badly.
Jagger has secrets he loves someone has for a long time and then fate gives him a second chance to try again for the girl that got away. All because he messed up. He may be immature even at the age of 30 but hes good looking yes conceited but he uses it as a coping mechanism but hes really funny and a good guy.
Magnolia she’s in need of a job has a new prospect and her dating life is awful and her sex life well Butterflies probably have more bedroom time then she dose. And that guy in apartment 5 just wont leave her alone what’s with all the naughty notes. And when I find out who he is I’m furious embaresed and I just want him to leave me alone but Jagger he’s not willing to leave the past alone or her how am I going to resist the first guy I ever loved the guy I thought I was over and after a night with her friends she decided to confront Jagger and well some stuff happens and that’s all I’m going to say. This is a good read the blurb was what hooked me and once I started reading I couldn’t put it down.
I was allowed to read and advance copy of this book but I also purchased a copy for myself. And this is my honest review.
4.5 stars! This was an unexpected delight to read and I was hooked after the very first note. The two neighbors trade notes though the guy in 5 thinks he is writing to the guy in 4. The neighbor in 4, Magnolia, is a woman not a guy. Jagger, in five, seems easy going but at time obnoxious. They don’t realize that they have history and this second chance romance takes numerous turns. They have to learn to put the past aside and see who they are now. Good characters and a humorous plot that keeps you reading. Enjoy!

5 STARS for To The Rude Guy in Apartment 5
ARC received from author in exchange for an honest review . Opinions expressed are my own and have not been influenced in any way.
ABSOLUTELY LOVED THIS BOOK !!!!
Let’s just start with me saying how HOT the cover is – if this is really the guy in apartment 5 then lets hope he is visiting apt# 4 OFTEN !!!
In the day of “you can be connected anywhere “ technology – what do Jagger & Magnolia do ? Write at times very cryptic , naughty – sizzling & laugh out loud funny hand written notes left on the other(s) apartment doors. Magnolia is a tad uptight but when she loosens up a bit she is quite the match for Jagger. This book has a few interesting plot twists with these main characters – mostly relating to past family issues.
I don’t think I have actually laughed out loud quite so much as I did just from reading some of Jagger & Magnolia’s “snarky” & “hilarious “ notes – so entertaining …
The chemistry between these two is OFF THE CHARTS !! I think my IPAD could have easily gone up in flames !
I read in just one sitting & would classify this book as one you can’t put down.
Highly recommend this book & author !! Great read !!
*I received this ARC for my completely honest opinion.
I loved this book. The past doesn’t always stay in the past. Sometimes what we think is the truth isn’t actually the whole truth. Also, we have to face our pasts before we can really move forward. The only reason I gave it 4 stars instead of 5 is because I feel like the end was rushed. I think Magnolia should’ve taken more time to digest what Jagger reveals to her and make him work harder to earn her love and trust. Otherwise I really like the chemistry between these two have. I couldn’t help but laugh and cry with them. I really love it when I can feel what the characters are feeling.
Magnolia Allen thinks she has finally escaped her past. After moving across the country to a city, San Fran, with no ties to her life back in New York she thinks she can finally move on. There’s just a couple problems. First, she needs a better job to make ends meet or she will have to go back to where her family is. Second, her new neighbor in apartment 5, Jagger Scott, is apart of the past she’s running from. Magnolia has no clue how drastic her life is about to change. Truths will be revealed. Both Magnolia and Jagger will have to figure out if they can find their happily ever after together or if they are best to just stay away from each other.
I adored this book the characters are not only well developed and engaging but loads of fun. I was highly entertained the entire time.
I received a free copy for my voluntary and honest review.
I loved this book. It is a great read and is full of twist you don’t see coming. Magnolia and Jagger have a past to work through but will have to read the book to know what I am talking about. I voluntarily read this book I received through book funnel.
I am a total sucker for second chances, and although you never really see this one coming…Pretty sure I love just that fact even more.
The comical start of the notes, plays such a bigger role than you even imagine from the beginning. You may think it’s witty banter, yet it’s so much more between Jagger and Magnolia.
Everyone needs some Jagger in their life..
A funny second chance romance.
It all starts with a post it note war between Magnolia in apartment 4 and her new neighbor, Jagger, in apartment 5. When Magnolia and Jagger come face to face for the first time, it’s a shock as they know each other from their pasts. Hot sexual tension and funny banter between Magnolia and Jagger with some big surprises and reveals thrown in. Add a group of entertaining women who become fast friends while working together at a new tech start up and you have a great romantic comedy. Can’t wait for the rest of the girls to get stories.
I just loved this book with a mix of romance and comedy. It was like Jaggar could not be serious to save his life and I think that was Magnolia’s frustration with him. But you could see how much he loved her to the point of obsession with her. But she was in denial about her feelings because she could not get past what happened in the past between them. They were meant to be together anyone can see that.
Magnolia just got a new job and a new neighbor in apartment four. A rude guy who leaves notes on her door every day. Magnolia doesn’t want to talk or to go an dates with him but she also enjoys it a little bit. But then she discover that the mystery guy is Jagger. Jagger is her best friend and ex’s big brother. A guy she had a big crush on and the guy who ruined her life ten years ago. It seems that Jagger isn’t done with her at all. This book was fantastic. It was so funny and sweet and I had a great time reading it. I loved Jagger a fantastic guy who doesn’t give up. One of the best book I have read in a long time.
Whoa man these two!! I could not put their story down once I started, I was instantly hooked with the fun, flirty banter, and their chemistry.
This was such a fun read with amazing characters, and multiple tropes that I love. Absolutely fell so hard for Jagger!!! So dang swoony my goodness! He started out as an arrogant playboy(though lovable still lol)but there was so much more to uncover about him, his backstory and persistentence was everything I needed…holy smokes this man!!! I really enjoyed Magnolias character as well, her inner struggle and constant denial of her attraction/feelings for Jagger was fun to watch unfold.
The side crew and characters were fun as well and I’m looking forward to the next book with Jane and Tate story!!
