Magnolia moved away from New York to get a brand new start in San Francisco. She has a new job at a brand new start up and is looking forward to it. She misses her family and best friend, but knows she needs to do this. Then a note from the building manager arrives, announcing that there is a new neighbor moving in and make sure to welcome him to the building. One morning, she notices that the plant by her door has been tipped over, dirt spilling everywhere. She leaves a note on Apartment #5, complaining about the mess his movers made. The notes between start, sometimes flirty, many times snarky and snippy and have a sense of humor. Then she meets her neighbor, Jagger. However, she knows him by a different name. Kingston, her former best friend Daniel’s older brother. Can this get any worse or will everything work out for them?
From the first note, I was laughing. As they progressed on, the notes, especially Magnolia’s, were snarky, but also had a sweetness to them. It goes to prove that writing notes does not go out of fashion and can be used in multiple ways. Of course, there are secrets, twists and some hurt along the way, but the notes set up a story that is well written, has a great sent of humor and introduces some new characters that I hope will get their own books. This a great read for those days when you need a laugh.

I really enjoyed reading this book, it was a great read and just a fun story. The conversations between the girls were so on point with reality, I couldn’t put it down. Jagger and Magnolia are a fun and sweet couple with a great connection. A must read.

The rude guy in Apt 5 was a cute, quick and sarcastic read by JS Cooper.
Magnolia has moved across the country for a fresh new start… until the new next door neighbor and she start getting into it with post-it note fights. When she finally figures out who he is, she freaks out because it just so happens to be the one guy she never wanted to see again – Jagger. Jagger keeps harassing her about going out or talking or being generally rude.
So the book was cute and had a cute story line… im actually excited to see what happens with Jane and Tate!
The book did have quite a few grammatical errors (but hey it’s an ARC, I expect that) but Jagger really bothered me as he is 30 and a self made millionaire(?) But he acted like he was still a teenager. At times, Magnolia did too.
Other than that, it was a cute book and im looking forward to the next one.

I am not sure that I even know where to begin writing a review for this book because it was that spectacular and totally captivated me from beginning to end and still hasn’t let go. I loved everything about it – the characters, the plot, the humour, the secondary characters, the emotion, the writing. Just everything! The author had a tremendous ability in telling the story that had me wanting this book to go on and on. Truly enjoyed reading this book and will be getting added to my favourites list, where I can re-read this book over and over again. A must read of 2020 for all romance lovers out there. Happy reading everyone!!
I loved Magnolia and Jaggers story.
They knew each other from a young age and loved each other but couldn’t be together.
They were dating each other’s siblings but wanted eachother.
When things went wrong they stopped talking for 10 years but Jagger still loved Magnolia and did everything to get her back.
He moved to San Fran to get her back.
It’s a great book and you must read to find out what happens

Magnolia and Jagger have a history and it’s a not a good one. 10 years after a night that changed their lives forever they meet again. Magnolia has been dealing with notes from her new neighbor and unbeknownst to her it’s Jagger. Once he reveals himself Magnolia is slammed with the memories and shame of that night. Wanting nothing to do with Jagger, Magnolia tries to ignore and avoid him at all costs but he just keeps turning up wherever she is! She’s trying to concentrate on her new job as a fashion blogger at a start up which is a disorganized mess. Jagger’s persistent in his pursuit of Magnolia trying to explain what exactly happened that night 10 years ago. Things come to light that make Magnolia see everything in a completely different perspective.
This book was funny and addicting. The notes passed between the two grabbed your attention early and kept it through the whole book. Jagged seemed a bit immature but his live for Magnolia redeemed him. Another great story from this author!!

Review What happens when you meet your childhood crush after 10 years? Magnolia had her heart broken when she was 18 years old, so imagine her surprise when she realizes that the rude neighbor next door is the guy who hearts you. Jagger has loved Magnolia since they were kids but when something tears them apart he has to wait 10 years to get a second chance. This story has all the emotions that make a romance story great. This is a stand alone in a new series.
Better than any soap opera and has amazing characters that I loved from chapter one. Then add in the extra characters and I’m really hoping for more books.
I couldn’t put this down, I read it in one sitting. I loved reading Magnolia and Jaggers story! I couldn’t believe how much of a jerk Jagger was in the beginning and was shocked when I found out Jagger and Magnolia knew each other. There is so much to their story and I loved hearing all about it! There are twists to the story and I couldn’t wait to figure it out all.
I absolutely loved this book, it deserves more than 5, it kept me engrossed and entertained from the very first page, I just couldn’t put it down. The characters were really believable with the humour and antics hilarious, not to mention the sizzling chemistry between them. Magnolia Allen never thought when she moved into apartment 4 and started her new job that her past would come back to haunt her, but was her past a case of missed opportunities?? And Kingston Jagger Scott in apartment 5 was a man on a mission and if leaving saucy brazen notes on Magnolias door would eventually reignite something that he thought was lost forever, then it would be well worth it. Hopefully the banter between them would lead to one thing, could it be a HEA?? Can they put there pasts behind them??

Cute, lighthearted love story. Start was a little slow but worth keeping at it. Characters are funny & endearing. Looking forward to the rest of the series.
Loved this story from beginning to end; just enough steam…
What a cleverly written story! It starts out with notes back and forth from occupants of apartments #4 and #5. They get progressively funny and a tad bit flirty. Magnolia Allen has enough on her plate what with a new job, rent being due soon, not enough money to pay it and not having had s** for 450 days and counting…
But the heat level goes up quite a few notches when Magnolia meets her new neighbor, none other than a former friend from back home in New York, Kingston Jagger Scott! And, boy when we find out WHY she’s so upset about her new neighbor, things go from warm to hot, hot, HOT.
So much to love about this story: the dedication by the author to her dog; the humor and playfulness among all the characters; the caring they all seem to display for each other; and lastly when he pours out his heart and all is revealed. After his revelation Ms. Cooper could have added more unnecessary angst but she chose the wise choice. She let the characters accept and forgive. I especially love when Magnolia remembers all the times that Jagger showed her kindness and sweetness when they were growing up. The ending is wonderful too. Now I can’t wait for Tate’s story.
I volunteered to review an ARC of this book and it comes highly recommended for readers who like cleverly written, fast-paced romantic comedy with the sweetest ending.
It’s fun, humorous and sexy story. I enjoyed the witty banter and sizzling sparks. It’s an entertaining story that with characters you will love. Looking forward to reading more.

This one was a wonderful suprise with the witty notes left between The Rude Guy in Apartment Five & Magniola then turns into so much more which you didnt expect.

Hilarious: WOW this book had me laughing all the way through it. What an amazing, I loved the note banter back and fourth between Magnolia and Jagger. I could not put it down, the chemistry between Magnolia and Jagger is off the charts hot. All the characters in this book made me laugh. I highly recommend this book as it will not disappoint. Thank you J.S. Cooper for a fantastic read and I sure needed the laughs that this book gave me especially since we are all in a difficult time.

This was such a fun read! I enjoyed his charm and her frustration at their interactions. It was a quick read for me and I loved every minute of this fun story.
