To The Rude Guy in Apartment Five,
I’m glad you’re happy to have moved into a new apartment, but no:
I do not want to have a beer with you.
I do not want to have a nude sleepover.
I do not want to make you breakfast, lunch or dinner, no matter how many lap dances you promise to give me.
I do not need you to serenade me through the walls at 1am.
And no, I have no interest in letting you take me … letting you take me on a date.
Sincerely,
Magnolia Allen
P.S. And no, I do not want to know how many accents you can growl in during
intimate moments. How is that even a thing?
P. P. S. Also, you will never find me standing naked in your living room ever
again, so please stop leaving lingerie packages on my welcome mat.

I am voluntarily writing this review for this book I received through Booksprouts arc
The new guy moved into my apartment building from New York had started out be annoying at best. He had no idea that Apt 4 was a women and he thought it was another dude so he said so many inappropriate things to Magnolia.. Jagger was the name of her new neighbor in Apt. Magnolia told him to stop leaving gifts at her door and to stop bothering her. Never in her life did expect to see Kingston Jagger Scott again he was in Apt number 5.. Magnolia was starting at her new job as a fashion blogger. She gets to her new job and it had nothing to do with Fashion blogging. The company she went to work for had nothing to do with fashion but credit. Jagger and Magnolia talked a little and she came to find out that Jagger was the one who sent the text to his brother and her sister to meet in his room at a certain time. That was the day she wanted to seduce Jagger and lose her V card. As time goes on Jagger is really trying to win Magnolia
Hey remember me? Im the rude guy…

For some reason my next door neighbor is an obnoxious jerk who happens to be
absolutely smoking hot and he seriously knows it. I’ll keep replying to any and all notes she’s left on my door until she acctually talks to me.
OMG… I honestly can’t believe he bought me a present like that and wow he seriously hopes I’ll think about him while I’m using it. Does he really think I’m that desperate?
But honestly all he wanted was to capture her attention so that he can prove once and for all they have a chance to rekindle that special spark between that’s just been waiting to ignite.
I received a free copy of this book via Booksprout and am voluntarily leaving a review.

I am not a fan of second-chance romances, and honestly, if I had known that they had history, I would not have read this book. I enjoyed it, and would even recommend it. Given that the story is told from Magnolia’s POV I get why it wasn’t hinted at because we discover it with her. But once we do, go ahead and tell us the history, because she obviously knows it and we are supposed to be in her thoughts. It felt like stuff was cut out.. like the Morris code. He knocks “I love you” but it’s never brought up again. What? The reader is just supposed to go look it up on their own? I also felt that both characters were more than a bit immature, especially Jagger. And seriously, she was told her new neighbor was Jagger Scott, but didn’t even reference Kingston Jagger Scott from her past?? Bologna! That was when we should have had the flash-back to her past and known at least part of what had happened between the two characters. I knew a guy in college who shared a name with a famous actor, and a car dealership. I never saw the actor or dealership without thinking about him and wondering what happened to him and nothing horrific happened with him. And you’re telling me she got a new neighbor whose name should have reminded her of the past and she just thought “nope, not going there”?
What happens when your first crush ends up being your next door neighbor? Trouble, Heat, Hilarity…
Decided to give myself a bit of a break from ARCs.
1.) I love books with that whole enemies/frenemies to lovers vibe and this did not disappoint.
2.) The notes between ‘#5’ & ‘#4’ were hilarious.
3.) I loved Magnolia’s blog entries. It was a great way to discover her thoughts and the past.
4.) Jagger is hot, sweet, inappropriate, determined.
5.) Fun, flirty, ridiculous, hilarious, sweet, steamy read.
6.) The friendship that sprung up between Magnolia and her new co-workers was awesome. I love seeing women supporting each other instead of tearing each other down.
7.) Magnolia is fantastic. She is making new friends, trying to crush it at a job she isn’t so sure of but she is determined to make it succeed, she wants to move on from the past, and she wants to be happy.
I hadn’t read a JS Cooper book in a few years. I had forgotten how much I love them.
OK the first part of this book is hilarious! The back and forth with the note on the apartment door, very original character interaction. (everyone is using text a lot to do this).
It’s a fun read.
Magnolia and Jagger left me snickering from the first page to the very end. Their past history was a great building block as these two reconnected. As the story unfolds Jagger absolutely melted my heart. I loved how the angst of their young love blossomed into something completely sigh worthy. I loved every part of this book but my favorite part that will really stick is the conversation Magnolia has with the two elderly woman and the words of wisdom they impart. Lol
Magnolia has had it with her neighbor – the rude guy in #5. Oh goodness, the banter back-and-forth between the two neighbors (through notes) was catchy and hilarious. With a new job, rent due soon, and a “dry” spell going on, the last thing she wants to spend any time on is a feud with a neighbor that she’s never met!
Until she runs into Jagger and realizes, not only does she know him – but he’s the rude guy! Unbelievable. Of all the guys in the world to move in next door, whyyyyyyyy did it have to be him?!
Jagger was an interesting character. I did like him though he had quite the flair for the dramatic. And probably didn’t handle things quite right. Of course, given the history between them, that was not too surprising.
Watching these two overcome the past – and following Jagger work so hard for a second chance – was not what I expected going into this book. I expected humor and attraction but got a story that was much more. Some parts felt a little rushed, but a second read showed that everything fell together quite nicely.
Excellent and hilarious!
Exceptional! Laugh out loud funny! Way better than expected! More!
I could have kept reading this book with all of it’s twists and turns! I love how the things that kept progressing also had me wondering what was next! A definite page turner! I have to read more about this group of people! On to #2!
I love it
Reading this book is the equivalent of watching a Jerry Springer talk show. An initial interest in drama and dysfunction gives away to painful awkwardness. And when you are finished watching you wish you had that hour of your life back.
Jagger and Magnolia are neighbors in an apartment building in San Francisco. They also share a past. Their back story is really effed up. I can’t even begin to describe it but they are both sort of terrible people.
Neither of the characters are particularly likable. There’s no “meet cute” or anything remotely compelling so you don’t even feel like rooting for them to be together. As their backstory is reveled, you dislike them even more.
Then the end is really rushed. Jagger’s grand plan is reveled and they go from being wary of each other to immediate “I love you.”
I finished this book around midnight and then laid awake for about an hour annoyed at how bad it was.
Oh wow! I love the story and how it kept me on my toes. The back and forth between Magnolia and Jagger is fun and fresh with a great mix of heat. The history, their story, and how it all progresses made me love every minute of it. I really enjoyed this book and am looking forward to more from this series.
Post-it Notes! Love the banter back and forth between these two. Reading their notes they leave for each other will have you half way through the book in no time! Keeping my fingers crossed for future books with these two characters! Great read!
Very easy to read I like the mystery love story
This was a light hearted romance with a twist of mystery. I liked the note exchange between Jagger and Magnolia but I did think he was a horny toad most of the time. As the story unfolds we meet two wise women that help put her on the right path by telling her to forgive him. They obviously have a magnetic connection and have never forgotten the past. The lengths that Jagger went to in order to show Magnolia how much she means to him were quite romantic. I can’t wait to hear more about Tate.
I truly enjoyed read Magnolia and Jagger’s love story. Hilarious, I laughed throughout the book. Magnolia has a new annoying neighbor that keeps sending her notes. She’s surprised to learn the person behind the notes is a blast from her past: her teenage crush. Magnolia Is angry and unforgiving about an incident in their past. Jagger just wants another chance and want to win over Magnolia. Jagger has a secret that once revealed may hinder is progress. Engaging read. Recommended read love it.
Magnolia (what a name ) is incredible. She has such a story to tell. Jagger is cocky and so full of himself. From the very first page, I knew I would not put this book down until the end. I was not disappointed. The banter, the flirting, the notes, oh those notes. I was in tears from laughing so much. I swooned, I cried, and I cheered this couple on. J. S. Cooper made me forget about the outside world with this fun and exceptional story. I highly recommend it.
I’ve been dying to read this book since I saw the first teasers from Cooper and it really didn’t disappoint. This is a quick, witty, entertaining read.
Hilariously inappropriate
Off the charts chemistry
Great cast of characters
Fun shenanigans
Enemies to lovers
Second chances
HEA
If you enjoy any or all of the above, I highly recommend this laugh out loud funny Rom-Com.
I have to say that this is my new favorite story by this author. I love the second chance romance and this one was well written.
Magnolia is a busy and overwhelmed girl who lives in apartment 4. She finds herself in a situation where she is exchanging letters to the new guy in apartment 5.
Imagine when she realizes said neighbor is a man from her past ; Kingston. Well get ready to laugh, have your kindle heat up and your heart melt.
I adored these characters and how they were real, funny and mature.
I highly recommend this book that I am volunteering to leave a review for.
I loved this book. The communication between magnolia and Jagger is one for the books. A must read!!
This is a fun and witty banter between neighbors. Jagger is the new guy in apartment 5 and Magnolia lives in apartment 4 right across the hall. He’s annoying guy that leave notes on her door. The last thing she expected when she finally comes face to face with him is that she has know him since they were kids and she wants nothing to do with him now. Will Magnolia be able to fight the attraction she feels for Jagger or there too many bad memories. I received an Arc copy and am volunteering to leave a review.
