Let your homeless best friend stay with you, he said. Being roommates will be fun, he said. It’s only temporary, he said.He never said I’d fall for him.You know what isn’t ‘temporary?’ The endless stream of dirty socks in my bathroom and empty food packets under the sofa–and don’t even get me started on the hot guys who take over my living room every Sunday to watch sports.I can’t take anymore.… sports.
I can’t take anymore.
So I propose a roommate agreement. One that will bring peace and order back to my life, complete with rules that might just stop my newfound crush on my best friend in its tracks.
After all, there’s only so many times you can see your best friend naked before you start to lose your mind.
Rules. They’re meant to be broken… Aren’t they?

Another Fantastic Rom-com by Emma Hart! Shelby and Jay are hysterical. Shelby is a struggling writer who needs help paying rent. Her best friend Jay is already staying there so… This is a best friends to lovers story! This story is funny, sexy and all around entertaining! I couldn’t put it down! Emma has a way of making you fall in love with all of her characters! You will love this book!
“Crushes were for schoolgirls and movie stars. Not your best friend.”
Gah, I love reading stories from Emma Hart. She never fails to make me laugh, fall in love with her characters, and totally fill my heart up. This story was no exception and I want to be best friends with Shelby and Brie!
Living with your best friend can’t be easy, especially when your best friend is a guy who can’t even do his own laundry (and doesn’t know how the vacuum works)… Somehow, though, Shelby and Jay don’t destroy each other and decide the only way to live comfortably is with a Roommate Agreement. Proudly inspired by The Big Ban Theory, Shelby uses this as a way to restore order to her living situation, seeing as Jay often interrupted her solitude with his manly enterprises. “I don’t like surprise guests,” I grinned. “Which is why it’s so distressing when Robin Hood and his band of merry men descend on my living room to watch football.”
Now, when these two BFFs realize that maybe there is more than friendship between them, it’s the most adorable ride. “She kissed me. By accident, but she’d fucking kissed me. No matter how short and sweet and mistaken it was, there was no way I’d forget how I felt. It was the longest three seconds of my life.” When getting a sneak peek into their thoughts along the way, I realized just how difficult it would be facing that situation: Would you really want to risk your best friend of forever just for a kiss? Was it worth it? Was it more? AHHH!
I totally fell in love with these two, with their friends, and definitely with Grandma Betsy (five foot tall, wears three-inch heels to the grocery store and butcher, violet streak in her bright-white hair, and wore the brightest pink lipstick). I love this world and found this story to be quite adorable.
I loved this book!! Emma Hart is a master at Romcoms and I soak up every single one that she writes. And as soon as I see she has one coming out I jump at the chance to read it and can’t wait for it!! And this one was no exception and it didn’t disappoint at all. Once I started it I couldn’t stop it pulled me in and I had to know exactly what happened. The characters were so well developed and absolutely perfect. I loved exactly how every thing played out from the romantic part to the comedy parts from the entire kit and caboodle with oreos on top!! – By Tina
4.5
The Roommate Agreement is Emma Hart’s new funny and sexy best friends to lovers romance. Emma always delivers the laugh out loud hilarity along with the sexiness, fun innuendo and family and friends. Jay and Shelby have been best friends since they were kids. Now they are living together because Jay needed a place to stay. Shelby is a writer and works from home and Jay is a slob. He won’t pick up after himself and it’s driving Shelby crazy! She can’t watch Jay walking around in his boxers anymore so… a roommate agreement is born. You must clean up after yourself. Do you own laundry and wear pants! The trouble is now that they live together, feelings more than friendship are happening. They know all the best and worst parts of each other and they are still attracted. He eats her Oreo’s, she uses a lot of dry shampoo. Can you live with and want to see your best friend naked? What happens when you make a move? This story was so funny! Shelby is crazy OCD and so funny. Jay is sexy, sweet and such a mess!! Together they balance each other out!
Have you ever had a situation arise with limited options available for resolve? Have you ever ended up with a roommate you were not expecting. What if that roommate is a slob? What’s a girl to do? If that roommate wants to stay, best bet is make sure there is a roommate agreement. Something with set rules and requirements. Something that keeps all things in order and maybe keeps your secrets safe. Or so you can hope.
Happy go lucky Jay has lived a charmed life. All things seem to just fall in place for him. Until …the new place to live fell thru. But with all things Jay, thank goodness for good friends… lifelong friends…a friend with an extra bedroom that he can use for a short span of time.
As we follow along we discover that Jay is happy letting things lay where they fall.
Shelby is that woman that has her stuff together…almost. She is independent and enjoys her peace and quiet while working from home. Jay moving in helps to cover the expenses each month, thus a win-win for her. But In her structured world things have a place and she is a stickler in her domain.
Cute, funny and lively, these characters have a banter about them that is real. They push each other and they challenge the other. Jay brings things to Shelby’s world that she has been missing, and Shelby brings things to Jays that he never knew. I could not help but laugh at the fact that he is a grown man who does not know how to use a washer. Ahhh but he did learn…LOL
This was my first read from Emma Hart and I totally enjoyed this story. Her ability to weave these two together and make them aware of each other is fun to watch. And I could see how a night of drinking could bring about all sorts of revelations. Emma, to you, what a great story, and I look forward to reading more soon. To the reader, I give this story 5 stars and hope you enjoy it as much as I did.
I loved it! Shelby was the perfect sarcastic introvert who was learning to live with her extrovert best friend! Their banter was so awesome and I didn’t want to put the book down. I loved how they both messed with each other because they had known each other for 20 years. I think it added another layer of awesome to their relationship!
The Roommate Agreement is a super fun, hilarious and romantic read. Which, I wouldn’t expect anything less from Hart.
Shelby and Jay have been friends for over 20 years. Then they move in together. With that proximity, they realize their evolving feelings for each other. But it always comes back to the question, is it worth the risk?
Shelby is a little kooky, and she’s a writer. And loves Oreos. And Jay, well Jay is thrown into the perfect Book Boyfriend pile. He’s up there on the list. I loved how they got each other, and they bantered with each other like it was so very normal. It would be normal for them.
This was fun, and I enjoyed the story of these two. The Roommate Agreement is sometimes meant to be broken.
Overall, Four Boundless Stars
Emma Hart sure knows how to write a best friends to lovers romance. The Roommate Agreement was a sweet slow burn that felt as authentic as it did real. The originality of the story line made this such an easy read for me. I felt like I was not looking from the outside in, but rather living in the story. This author did an amazing job of showcasing what a true friendship looks like, and the challenges of combining two people in one household. Been there done that, proof is in the pudding. The banter was witty, and at times, absolutely hilarious. The uncertainty in the book was cathartic, and easily relatable. The chemistry was not necessarily off the charts, but there was enough to sustain the story line and tell what it was trying to convey. Overall, this was a light read with wonderful characters.
Shelby is a quirky introvert that has a deep love for Oreo’s. She is pretty basic, to be blunt. She enjoys the small things in life, like leggings, and let’s not forget pizza. She has a deep relationship with dry shampoo, and enjoys being the original couch potato. Sheldon Cooper is her hero, and can help her solve pretty much any thing in her life.
Jay is all pretty boy, with the smirk that makes the ladies go dumb. He has an horrible attention span, and he is an even worse house keeper. He spends his days working at a gym, and nights driving his best friend crazy. Jay is a huge Dallas Cowboys fan, and enjoys his Sunday’s, since that is the day for sports.
When Shelby takes her homeless best friend Jay in, she is tasked with the job of mothering him to death because he is so messy. When the thought of an Roommate Agreement forms, she thinks it will solve most of her problems, including the crush she has. Whats the worse that can happen?
*I RECOMMEND THIS BOOK!
*REVIEWED FOR REVIEWS FROM THE HEART
Another great read from Emma Hart!! It was funny, amusing, witty and more. Shelby and Jay are best friends who end up living together. They always say that friendships change once you live with a friend, and that is definitely the case with the two of them. While Shelby has always had a crush on Jay, through living together Jay ends up seeing Shelby in a different light and they both fight their feelings through putting together a roommate agreement in which they attempt to stop all the things that one does that causes the other to have more feelings. As the feelings increase and situations get more complicated, they end up not being able to fight their feelings and dip into the waters of dating. I love that Emma really provides a level of reality with the characters and the storyline while also adding a level of comedy into the romance. I also really enjoyed the secondary characters, Jay and Shelby’s respective best friends who were also already dating. I liked that Emma included bits of their story into this one as well because it gave some insight into the individual characters in addition to their group as a whole. Overall, another great Emma Hart read and can’t wait until the next one!
I voluntarily read and reviewed an Advance Reader Copy of this book.
This book was awesome. It had me cracking up with the banter between Jay and Shelby, and wow, did they heat up the pages! There was very little drama, and it was just an overall fun, romantic comedy that you will love!!! I would definitely recommend it!
I tell ya, I have a slight addiction to Emma Hart. She has this non-stop humor that I just can’t get enough of. But she also tells us a great story. Hart’s characters are always captivating… fun and real. Even though they are usually off the wall funny and their antics are a bit outlandish… like would real (read: sane) people do this? Most the time it’s an ehhhh… then I think there are some people out there that are a bit bonkers so there’s a chance. So ya get it… Emma Hart is a HOOT! I spend 80% of her books laughing till I cry.
The other 20% is usually split between those sexy scenes and feeling the room grown hot and these occasionally sweet and real moments that make me sigh and swoon. I might always grab an Emma Hart book for her humor that sticks with me from book to book. I’m generally pleasantly surprised over and over again to feel so much heart and friendship in her words.
The characters in The Roommate Agreement are the best. Hart gives us some incredibly relatable moments… I mean, is there a man out there that can actually get ALL his dirty laundry in the basket? I love how Emma portrays so many typical issues between the sexes in a quirky way… in true Emma Hart fashion! I saw so much of myself in Shelby and just about all men in Jay.
I received an ARC of this book with the hope that I would leave an Unbiased Opinion. I was not required to leave a review, positive or otherwise, and my opinions are just that… my opinions.
Emma Hart’s newest release,The Roommate Agreement, a best friends/roommates-to-lovers’ romcom, keeps her readers in stitches as long-time friends, Shelby and Jay, figure out how to co-habitat under an agreed upon rule list while also unearthing more than friendly feelings that have laid dormant for quite awhile.
Shelby and Jay couldn’t be more different; Shelby’s a straight-laced, obsessive/compulsive writer whose characters constantly demand her attention and Jay’s a health fanatic but more child than man when it comes to keeping things clean and knowing how to do many adult tasks. These two seem like a recipe for disaster as roommates, but, somehow, they figure things out, so much so, that their plutonic feelings become something they need to decide to go all in with or keep things the way they are, if that’s even possible.
Emma Hart has a flair for the dramatics…for over-the-top antics…for hilarious hijinks…for witty banter…for crazy, stream of consciousness rants…for insensible conversations, and it’s Hart’s ability to tie all of those aspects together into humorous, feel good romantic comedies that always illicit a plethora of laughs, a few tears, and an abundance of sweet and steamy moments.
And inThe Roommate Agreement, Hart flexes her comedic prowess again with quirky and entertaining characters as well as a story line that readers can’t help but smile and laugh out loud at as they read it due to the amusing escapades that occur and the string of one-liners that seem to always be on point with the situations experienced.
4 Poison Apples
The Roommate Agreement is Emma Hart’s newest rom-com. I just know every time I open one of her comedies that I was going to have a great time. At least once or twice while reading one of her books my husband looks like me like…what the hell are you reading that’s so funny? And I tell him the line and most of the time he will say, ok, that was good. Anyway, back to The Roommate Agreement.
Two best friends. Shelby is a writer and needs a roommate. Jay manages a gym and was about to be homeless. He said it was only going to be three months. She loves him dearly but he is a fucking man-child when it comes to keeping things clean. And with her OCD tendencies, it’s driving her up the wall. What is even worse is seeing him walk around the apartment in just his boxers. Why? Because she has developed a little crush since he moved in. He might be a mess but he was damn nice to look at. He also made her laugh, make her dinners when on a deadline, and he balanced her out. But, something had to be done. Hence, the Roommate Agreement. A set of rules to keep his pants on and socks cleaned up.
Omg! I loved these two. Shelby is my spirit animal. I am obsessed with Oreos. It’s bad. I do share but the ones I don’t, they go into the freezer and my family knows not to touch them. She doesn’t like pants. She hates washing her hair. Loved her. And Jay is the complete opposite with his eating and exercising habits and he always washes his hair. They are two best friends that balance each other out in the best ways but can they be more than that? What will happen when he finds out about her little crush?
Overall…I laughed throughout the whole book. Their banter is hilarious. The build-up to more was fun. I was waiting for it. But, it wasn’t all fun. It was also sweet and even had some emotional parts. Yes, I teared up! It was a quick read with lots of wit and great friendship vibes.
Quotes:
“Always with the Oreos,” he muttered, shaking the bag out with a noise that went right through me.
“Shelby, the last time you had girls’ night here, I came back to you mounting the broom and shouting, “Onward, noble steed!””
“I want to write paranormal. I was practicing broom mounting.”
“Sure you were.”
“Sing, monkey, sing.”
He laughed, coming over to the coffee machine. “Only in the shower. It doesn’t sound the same outside of it.”
NO SPOILERS!
The Roommate Agreement was an utter delight to read, and I absolutely loved it! Emma Hart knocked it out of the park with this funny, sexy, and highly entertaining standalone romantic comedy. The storyline and characters were fan-freaking-tastic, and I loved everything from beginning to end, especially the banter between the two main characters. The best friends/roommates-to-lovers tropes are a few of my favorites, and Emma Hart did a phenomenal job with both in The Roommate Agreement. I absolutely loved Jay and Shelby’s hilarious, laugh-out-loud story, and would HIGHLY recommend it!
The Roommate Agreement is such a fantastically fun read. If you love best friends and roommate romance reads then you really really need to pick this one up. I love the banter between Shelby and Jay. They will have you laughing out loud throughout. I love how these best friends since forever act like an old married couple. They fit so well. Shelby may be an introvert but she is so relatable and doesn’t really care what she looks like. She is so comfortable with herself. Jay is well a manchild. But and adorable one. You can’t help but to love him even though he is slob at times. I just loved this read. I want to really tell you more but you need to experience Shelby and Jay on your own. This is a really need to one click read for all you romcom lovers out there.
Jay and Shelby have been best friends for years but being roommates was a change. Shelby came up with a roommate agreement so they both knew what was expected. The only problem? Their relationship was changing even if neither saw it at first, would either admit it to the other?
Seriously, there is nothing better than spending your day wrapped up in a romantic comedy from author Emma Hart. Her latest release, The Roommate Agreement is a hilarious take on a friends to lovers romance that will leave you cracking up one minute and swooning the next…
The Roommate Agreement follows the story of Shelby and Jay. From the moment I dove into their story, I was hooked. You see, Shelby and Jay have been bff’s for an eternity. So, when Jay needed a temporary place to stay, of course Shelby hooked him up. She thought it would be fun having her best friend always around, but what she never planned on was falling for him. And to make matters worse, Jay is super messy and never cleans up after himself. Inspired by an episode of The Big Bang Theory and a need for order in her life, Shelby comes up with the Roommate Agreement…..
The Roommate Agreement is a fast paced, laugh out loud romantic comedy. I loved the dynamic between Jay and Shelby and was excited to see where their story would go. Their chemistry was off the charts and I really enjoyed how real Jay & Shelby were with one another. I loved the ease of their friendship and was so excited to see their story unfold. At the end of the day, their story was just a lot of fun to get lost in. I laughed. I swooned. I enjoyed the sexy good times. All in all a terrific read with little to no drama that I couldn’t help but devour.
This story is full of laugh out loud moments and fan yourself sexy moments. It definitely made me smile reading this. I enjoyed getting to know these characters and I loved their banter and their chemistry. It was absolutely perfect. Emma Hart never disappoints with her writing and this one was no different. I can’t wait to see what she has up her sleeve next.
If you are looking for a light hearted fast paced romance, look no further than Emma Hart!
The Roommate Agreement is the story of lifelong friends Jay and Shelby. Circumstances cause Jay to become “temporary” roommates with Shelby. Let the hijinks begin!
From quirkinesses and dirty socks to the Big Bang Theory. Jay and Shelby just fit. They smooth each others edges and embrace the differences that they each bring to their friendship and romance.
I enjoyed the friendship aspect of Jay and Shelby. Even when nobody else could understand Shelby, Jay could. Even when Jay would drive Shelby nuts with his lack of adulting they just fit!
Loved the secondary characters! They brought even more hilarity to the story!
I always enjoy an Emma Hart book when I need some thing fun, light and full of romance! I cannot wait to see what she comes out with next!
Emma Hart does it again with this fun, entertaining romantic comedy! As with all of her books, I find myself shaking with laughter at the banter between Jay and Shelby. Jay, while super sweet, is the worst roommate ever. The complete opposite of his best friend and author, Shelby. She is organized and clean while Jay leaves his dirty socks in the shower (yuck!) and, perhaps that worst crime of all – eats all of her Oreos! How can these two coexist together without Shelby killing him? Hence, the roommate agreement! What happens though when these two start to develop feelings for each other? This book is told from a dual POV which I love because I enjoyed getting into the minds of both of these hilarious characters. I also loved Jay’s Gram and their friends, Sean and Brie. This author always has the ability to create fun storylines with quirky characters and always leaves me laughing to the point of crying. The Roommate Agreement is a fast paced, humorous roommate / friends-to-lover romance with fun, likable, and well-developed characters. I received this book for free.
