Let your homeless best friend stay with you, he said. Being roommates will be fun, he said. It’s only temporary, he said.He never said I’d fall for him.You know what isn’t ‘temporary?’ The endless stream of dirty socks in my bathroom and empty food packets under the sofa–and don’t even get me started on the hot guys who take over my living room every Sunday to watch sports.I can’t take anymore.… sports.
I can’t take anymore.
So I propose a roommate agreement. One that will bring peace and order back to my life, complete with rules that might just stop my newfound crush on my best friend in its tracks.
After all, there’s only so many times you can see your best friend naked before you start to lose your mind.
Rules. They’re meant to be broken… Aren’t they?

This was my first venture into the writing of Emma Hart and it will certainly not be my last. This is a fun, witty friends to lovers story with so many laughs.
Shelby is a struggling writer who might just have a little OCD when it comes to her apartment and its cleanliness. Taking in her Best Friend Jay as a roommate was to help on two accords, she needed help with the rent and he needed a place to stay. She however wasn’t prepared for the new crush that seems to slowly seep in. Will this affect their relationship or will she be able to keep her crush a secret?
Jay was in need of a place to stay and Shelby needed a roommate to help her with her rent. Sounded good to him. He works for his father at one of his gym’s. He loves Shelby for her quirky writer ways but when she starts hounding him about his picking up after himself. The more time he spends with her the more he realized that moving in might not have been the best idea. He is suddenly having other thoughts about his best friend.
Can they move past their feelings? Or will they venture past the line of friendship to more? Is it worth the risk?
I fell in love with these characters and they banter. Such a fun read.

Guys, I cannot believe I loved this as much as I did. Don’t get me wrong I knew I was going to love it, but just not this much. This was such a funny, fun, and so enjoyable read. The characters were amazing, funny, and perfect.
Jay was someone who was everything, he had an amazing heart and it was known from the start. In the other hand Shelby was so cute, funny, and adorable. These two were perfect for each other; they started off as good friends, but then saw just how much they belonged together. This isn’t a story that is all pink, these two have their ups and downs, but the way they know deep down how perfect they are together had me swooning.
Emma Hart delivered such an amazing and fun read, this is a must read guys!
Laugh out loud moments with some serious emotions! I loved Shelby and Jay! They are best friends and have been forever. When Jay needs a place to crash and Shelby needs a roommate, they both win. They didn’t expect the relationship to change. I love how Shelby is a little nerdy. One of her favorite shows gives her inspiration to hash out what drives her crazy about Jay. Of course he can ammend the agreement too. What happens from there is controlled chaos. And I loved it! Brie and Sean are fantastic BFF’s for both of them and I loved how all four of them supported each other. Fantastic job, Ms. Hart!

Yet again, Emma Hart has made me laugh and swoon. Actually, laugh while swooning and then swoon while laughing. Really, this should have a word…and, once we create this word we need to use it to describe Emma Hart’s books.
Shelby and Jay are friends and roommates…and, well, we all know where that is going to end up. And, it does…but in such a delightful way that you feel like you are reading something entirely new, even though it’s a fairly common trope.
I enjoyed and recommend this title.
4.5 stars
A romantic comedy at its finest, Emma Hart never fails to bring us a fun, witty story full of sexy moments and moments full of tension. Jay and Shelby have been best friends since elementary school. When Jay has to find a place to stay, it was natural that he chose Shelby’s apartment. When 3 months turned into an extended stay with no expiration date in sight, it was only natural that Shelby created a roommate agreement to keep things civil. She’s not his mother. And thank goodness for that. It would have made things even more awkward.
Romantic comedies are one of my favorite tropes. It’s not just that Emma Hart writes the most-rounded, perfect characters that just mesh well together in these stories, it’s that she does it no matter the subject. They mesh so well that you know from the very beginning that they’re going to be each other’s penguin. They may not make it easy and they may be complete opposites, but you know what they say about those. I never have to be forced to read the story. I just want to do it. It takes an incredible write to NEVER write a bad story. Emma Hart is perfect to me. Never have I ever said no to her.
Jay and Shelby were hilarious from beginning to end. They were best friends and roommates and complete polar opposites. You’d never think that they would workout but eventually they did. The bangers were off the chain and enjoyable. How they got together?! Priceless. With the amount of bickering they did I didn’t know how they’ll get together but all it took was a towel for things to change, lol.
by Emma Hart was wonderfully humorous , sexually sizzling, best friends-to-lovers, rom-com read that is filled with amazing characters, witty and sweet banter along with a plot that will get you in the feels- the best friends/roommates-to-lovers tropes.
Jay and Shelby have been BFFs for 20 years and now with them moving in with each other does friendship turn towards lust and lust towards something stronger. This was such a rollercoaster ride between these two BFFs. Will they or won’t they? Only way to find out is to dive in and enjoy another masterpiece by queen of romcom romances, Emma Hart. This is a delicious and fun romance with two exciting main characters Jay and Shelby.
My Rating: 4.5 stars ******
Best Friends to Lovers and Oreos and Pizza!
Shelby is a very introverted ghost writer who is trying to make ends meet so she can write her own book. Jay runs the local gym which his daddy owns. The two have been best friends since they were children. Jay suddenly shows up at Shelby’s door needing a temporary place to live…only 3 months! But Jay has invaded Shelby’s space and to top it off, he keeps eating her food! Her Oreos are hers! He doesn’t clean, can’t do his own laundry and…he keeps eating her Oreos! Shelby decides, to keep the peace, they need some ground rules and boundaries. She draws up the Roommate Agreement in the hopes she can live with Jay and keep the peace. If only she would stop looking at him and feeling things inappropriate for a best friend. Little does she know, Jay feels the same way!
I loved this book and the characters were fabulous! Shelby is a smart woman who won’t allow Jay to walk over her. She has a habit of closing herself in, wearing comfortable clothing even stained shirts for days on end. She has showers, but uses dry shampoo more often than not. She has great comebacks and loves Oreos and pizza! Jay on the other hand is well build gym rat type, but he has a personality! He loves the Dallas Cowboys and Sunday is his day to watch sports. He’s been in love with Shelby as long as she’s been in love with him! But neither want to ruin their friendship! Jay’s grandmother is a feisty woman with a love for both Jay and Shelby. She’s a fabulous addition to the set of quirky characters in this book.

As always with Emma Hart, this was another fun and light read. Shelby’s best friend of 20 years, Jay, has moved in with her a few months ago, and suddenly she finds herself looking at him in a new way. Apart from his annoying habits of eating her Oreo’s and leaving his dirty socks on the floor, he has a sexy smirk and a rockin’ body. Of course, what ensues is some awkward hilarity and some oh hell no moments. And it all starts with a Roommate Agreement to teach Jay some house-keeping/adult skills.
Watching these two find their feet around each other, and try to come to terms with how they’re suddenly feeling about each other, is both hilarious and awkward as hell. These two communicate pretty well with each other, until it comes to these new found feelings. Their best friends are some great secondary characters, and giving these two some advice as they go.
This was a really easy read, and I enjoyed it every step of the way. It’s a rom-com that doesn’t let you down. Definitely recommend.
I have to compare this story to a Moon Pie, it’s so nummy-nummy, I just ate it up! Okay, the main character of this book, Shelby, is me in sooooooooo many ways! First off, though, how did I, one of the biggest fans of The Big Bang Theory, not catch on to the title until they connected it to the show in the story? How? I asked to read this one based on loving the author and the great synopsis. Sometimes I really would get bit by a snake because I wouldn’t realize it was there. But anyway, I am Shelby when it comes to wanting to sit and watch all episodes, marathon showing of the reruns when they’re on, and I relate so many things in every day life to what happens on the show! And, I’ll be honest, I finished reading this while I had my local stations nightly reruns of The Big Bang Theory on my TV in the background. I was laughing at myself about doing that, so I decided to tweet the author about it, who responded that she’d actually written the book while watching the show. Maybe even funnier, is that I’m writing this review as I’ve switched over to TBS in order to watch their usual Tuesday night marathon of The Big Bang Theory. So, obviously, the whole TBBT references sold me right there. But that might not be enough to sell you, so let me tell you what else was so great about this story.
The best friends living together, the banter between them, the great friends, the hilarious situations they got into, those are just a few of the other things that I loved about this book. It seems that a staple in this author’s stories are a crazy grandparent, and in this one, we’ve got Jay’s grandma, who hates snakes, but has a little dog that likes to bring the snakes in and give them to her. I love that again we have nice families that are so much fun. I know that may not be enough drama or relatable for some, but it is so much what my family get-togethers are like that I feel home when I read these parts of her stories. The best friends to lovers trope is done to perfection by Emma Hart, as shown not only in this story, but also in the other ones by her I’ve read.
I don’t know how much more I can go on about how much I loved this story without talking a whole lot more about a lot more references to The Big Bang Theory. So I’ll just end by saying it is a sweet, fun, easy, and very quick read!
Emma is turning out to be the queen of writing friends to lover stories. This book is another entertaining example. I love how she always has at least one secondary character that steals the show. There is always wit and humor in her writing which makes the stories worth reading.
This book is what Emma Hart does best! She creates relatable, lovable characters that you wish were your friends.
Jay and Shelby have been friends forever. Jay is about to become homeless when Shelby agrees to let him move in temporarily. Several months later and Jay and his socks are still there. Shelby, a fan of the show The Big Bang Theory, creates a roommate agreement outlining how pants must be worn and how Jay needs to be friends with the feather duster. Jay runs a gym and works out. He’s not familiar with a washing machine, vacuum cleaner and has no idea what a feather duster is. He leaves socks everywhere and pisses off Shelby. Shelby is a ghost writer and often forgets about hygiene when she’s on a deadline but they’ve been friends forever and it work.
Once they start living together though, they start to see each other in a different light. You can’t help but enjoy the ride that Emma Hart brings you on as the tension start to build between them. But are they willing to risk their friendship for what could be something more? Read to find out and enjoy this laugh out loud ride! This is Emma Hart doing what she does best!
4.5* Best friends to roommates to lovers with a ton of laughs thrown in!!!! When Jay needs a place to stay why wouldn’t his best friend let him live with her? I mean they’ve been friends for YEARS but living together brings out more than friendship. It brings feelings and not just the ones that Shelby has about his not picking up his socks or not even knowing how to use the washer.
Shelby loves the Big Bang Theory and the episode just happens to be the one about the roommate agreement. Mind blown – perfect – Shelby makes up the roommate agreement and Jay makes a few adjustments to it.
Seriously laugh out loud funny, the chemistry between the two once they let go is scorching hot! Loved this book!!
Non-stop fun, and the kind that is witty, real-life, relatable, while maintaining freshness from the characters to the dialogues.
I love the origin of the roommate agreement these two friends in domestic battle reach, how utterly impossible Jay is while still being adorable, and the best friends relationship that’s charged with all kinds of secret crush vibes. Incredibly hilarious and alluring! Oh, the sofa scene is priceless 😀
Shelby and Jay banter and tease the hell out of each other. It feels vibrantly happy and like good-natured fun that makes you lighter. The dialogues reflect their friendly status slowly succumbing to warmer feelings and hotter desires.
They really feel like friends who know each other’s flaws and weakness, and they exploit them mercilessly but all in funny ways. Of course, in close quarters they start to see more tempting qualities. The anticipation was part of the teasing fun, too.
I really like that the banter never ends even after the hot intimacy. I love Shelby’s work as a writer, how different she is from Jay, yet how well they complement each other. I think my cheeks got tired from so much smiling when I reached the sweet epilogue! This author is another auto-read for me.
The Roommate Agreement is a wonderful new book by Emma Hart. If you are following her writing you know that everything she writes is entertaining and catches your interest but the last couple of books are also funny, with great characters, witty dialogues o read, the banter between the main characters is hilarious and you enjoy the reading since the very first page until the very last one.
This is a wonderful read and I recommend it!!!
Friends to lovers tropes are my favorites and the fact that Jay and Shelby are best friends AND roommates? Absolute perfection in my book! An heroine who is uptight and a hero who still has to grow up make this story fun, hilarious and sexy! Shelby decides to throw down some rules for Jay since he just cannot function as an adult, living in her home. Being that Shelby has a little crush on Jay, the LAST thing she wants to see is him in his underwear, right? Wrong. After a night of drinking, true feelings are revealed and then the fun really begins!
Emma Hart delivered with The Roommate Agreement. It was full of fun, sass, and sexiness! I adore this hilarious rom com that had tears streaming down my face, I was laughing so hard. This is a must read!
4.5
Jay and Shelby both belong on the hot mess express and I love it! These two are such perfect best friends, they have the kind of friendship where you can endlessly poke and tease one another, but at the end of the day you are still best friends. I love seeing how being roomates tested them in many ways and that it never broke their friendship. Jay especially knows Shelby so well and truly understands her and how she feels, maybe better than she may at times. I love the sexual tension that built up through out the books. These two are so much fun and so entertaining together. Their story is cute and so uniquely them. Loved it!
GAH! I loved this best friends to lovers story!
Jay and Shelby are everything I wanted and also everything I never knew I needed when I dove into their story. They have been best friends for 20 years and are now living together. Shelby needs Jay to help make ends meet; Jay needs a place to live. Soon, they both start developing feelings and a strong attraction to each other. Are either of them willing to chance changing their friendship to see if they can find more with each other?
I absolutely fell in love with these two and their story. Things are not easy and there are some hilarious bumps in the road. This will be one I re-read when I need that humor and feel good romance!
I am such a sucker for this author’s secondary characters and her brilliantly timed pop culture references! They are so fantastic and this book was no different!
I highly recommend this story! It’s hilarious, sweet, romantic, steamy, and everything you want in a romantic comedy!
Grateful to have received a complimentary ARC copy to honestly review.
4.5 Hilarious Stars!!!
There’s nothing I love better than a friends-to-lovers book and when it’s written by one of my favorite rom-com authors I just KNOW I’m in for a good time. Ms. Hart definitely did not disappoint in this latest book.
Shelby and Jay are besties and when they become roommates because he had nowhere else to go, this is when things become so much fun. I’m a huge fan of The Big Bang Theory and having Shelby modeled after Sheldon Cooper was a riot. I could actually picture the scenes in my head. This is how wonderful Ms. Hart’s writing is. She writes with ease and deftness allowing all the quirkiness of Shelby to be on full display when it comes to ensuring she doesn’t fall for Jay. So to solve their definite different views on how to keep house, she comes up with The Roommate Agreement ala Sheldon Cooper!!
This just brought everything together so perfectly and when these two were trying so hard to deny their feelings is when I was laughing the loudest. Jay is just a little oblivious to what’s wrong with how he does things but he’s concentrating so hard on not falling for his bestie that he’ll do anything he can to keep staying with her because in the back of his mind he wants this with her…but doesn’t want it to ruin their friendship.
Ms. Hart does a fabulous job of bringing their story full circle allowing us to really live with these two and the rules in this Agreement were at times funny and others were what should’ve been common sense. But as I said earlier, Jay is somewhat clueless so best to have it all written down.
This book is a quick and fun read and has proven yet again why I love the imagination of Ms. Hart and all her characters.
I’m in awe of Emma Hart! Her romcoms are one of the things that brings me unmitigated joy and laughter, and she succeeded again with Shelby and Jay and this most unconventional road to romance. I heart a good friends-to-lovers book and the friendship between these two is going strong (around 20 years). These two are the very definition of polar opposites (besides the actual north and south poles). So what happens when two lifelong best friends are now roommates? Comedy. That’s what happens. The admittance of feelings that might, possibly, go beyond mere friendship. I loved the banter between Shelby and Jay, and the inner dialogue of both characters was pretty funny as well.
