Let your homeless best friend stay with you, he said. Being roommates will be fun, he said. It’s only temporary, he said.He never said I’d fall for him.You know what isn’t ‘temporary?’ The endless stream of dirty socks in my bathroom and empty food packets under the sofa–and don’t even get me started on the hot guys who take over my living room every Sunday to watch sports.I can’t take anymore.… sports.
I can’t take anymore.
So I propose a roommate agreement. One that will bring peace and order back to my life, complete with rules that might just stop my newfound crush on my best friend in its tracks.
After all, there’s only so many times you can see your best friend naked before you start to lose your mind.
Rules. They’re meant to be broken… Aren’t they?

Adding this one to my TBR pile.

A feel good friends to lovers romance. I have come to expect the funny banter, the sweetness and the playfulness in Emma Hart’s books, The Roommate Agreement is definitely all of that.
Shelby and Jay have been best friends since they were children. Now adults, they are still the best of friends and have never viewed each other as anything more. That is until they start living with each other. Sparks start flying and they both try to mask it in order to preserve the life long friendship they’ve had.
Shelby is a writer who works from home. She loves her house clean and organized almost as much as she loves her Oreos. When Jay moves in, he is like a child in a grown man’s body. Despite being good at running his family’s gym, he is a mess at home. He does not pick up after himself and has a bad habit of eating things that do not belong to him. Despite the recent crush Shelby has on Jay, he drives her completely nuts. Her solution is a roommate agreement.
After Shelby kisses Jay for the first time, thanks to a little too much wine, there is no going back. Jay is determined to break through to Shelby and show her how wonderful they could be as a couple. But the fear of losing their friendship has Shelby second-guessing her actions.
I loved the banter between the two. They were friends before anything else and it definitely shows. E. Hart gave us another couple that had me laughing out loud, Shelby and Jay were complete opposites and that made for some very humorous and charming situations.
E. Hart has become my go-to author when I am in a funk, this book was light, witty and just what I needed.
The Roommate Agreement by Emma Hart is a standalone friends to lovers romance that is a slow sarcastic burn right up until the lust explodes all over you, your kindle, and all over Shelby and Jay. The right blend of love, lust, sarcasm, crazy friends and even crazier family members that I thoroughly enjoy from a must read author.
Shelby is quirky, introverted, a Big Bang Theory nerd, writer, wielder of the sword of sarcasm and penned her very own Roommate Agreement to try and keep her best friend Jay in line. What seemed like the correct choice at the time has turned into day after day of struggling with his random socks, slobbish mess, and smoking hot abs. Is it too late to make an amendment to the roommate agreement to outlaw lustful thoughts, looks and actions?
Loved this. Emma’s writing is like hanging out with an old friend that you see a few times a year. The comfort of knowing that person well with the added benefit of time between visits so that your stories are fresh and exciting. Enjoy!
Favorite Quotes:
Jay’s grandmother’s obsession with Fireball wasn’t exactly a secret in town, and it’d caused her to remove her shirt in public more than once. I did not want to be the person who was responsible for that. The entire town was still getting over the last time. Especially since Betsy, uh, favored letting the girls go free, if you know what I mean.
The only people who have problems with inches are men and hair stylists.
“Leggings aren’t pants!” “Wash your filthy mouth out with soap!”
She wanted to know why you were such a heathen who didn’t visit anymore. I told her you were learning to do your own laundry, and she laughed so hard I think she broke a rib.
Introverts weren’t designed for this kind of human interaction. We were more of a mumble and hide in a blanket-fort kind of people.
My Review:
Inspired by her adulation of fellow oddball Sheldon Cooper from the Big Bang Theory, Shelby drew up a set of rules for her new roommate/lifelong best friend as his errant socks, Oreo thievery, and slovenly habits were working her last nerve. Well, everyone knows a girl’s Oreos are sacrosanct! This was my second glee-filled exposure to the lovely Ms. Emma Hart, and the mystery of why I have just recently stumbled into her gifted wordplay feels like a cruel joke – where are my book friends, why didn’t someone tell me? I adore her mischievously clever wit and uniquely quirky characters. Written in my favorite dual POV, this highly amusing tale was packed with swift and wily banter that kept me smirking and giggle-snorting as I read. I adored this smartly crafted friends to lovers story from start to finish. Emma Hart = good fun!
Best Friends to lovers… fun read!
The Roommate Agreement is a laugh out loud fun rom-com, that is sure to provide readers with enjoyment from the very first page.
Jay has been Shelby’s best friend since grade school and now he is crashing in her apartment. Dirty socks and mess are everywhere. Definitely not what Shelby thought would happen. His disorganization messes with her tidiness and to top it all, he won’t stop eating her Oreos! For the love of God, why!!!
As a couple weeks turn into three months, Shelby comes up with a plan to solve their problems. Shelby draws up a roommate agreement. This will work right?! Maybe, but it won’t solve the problem with her crush she is currently having on her bestie.
Jay and Shelby are so different, that they just fit. Jay is sloppy, but caring and really understands and gets Shelby, like no one else can. He thinks the odd things she does, like the voices in her head she always talks to, are endearing and make her unique.
Jay is your typical gym rat, hot as sin, sexy smart male. Shelby is your quirky, unique nerd girl, who is cute and sweet. If you take all their quirks and fit them together, they just fit. A perfect pair.
Overall this book is laugh out loud fun. A friends to lovers rom-com that will have you in stitches. With sweet fun and quirky characters, you are sure to enjoy every moment of this story. If you don’t fall in love with Jay and Shelby then you are no fun. These two have such amazing juju that it seems so natural for them to get together.
If you love a good rom-com full of amazing fun, then this book is right up your ally. So grab a glass of wine, sit back and enjoy. You will be so glad you did.
Shelby and Jay were freaking cute. I don’t know what I enjoyed most, the socks or the darn Oreo obsession. He was the Ying to her Yang and everything in between.
My heart bubble when it all came to light. The alpha to her omega.. Brie and Sean added advise hit the marks too. Best friends above all else. Emma did it again on the Rom/Com.
In true Emma Hart fashion she gives us a laugh out loud MUST read romcom! From the moment I started to read I couldn’t contain my laughter because the one liners are truly NOTEWORTHY and EPIC! I haven’t read an Emma book I d didn’t like and this one was no exception; in fact, eah one has me laughing harder than the next. If you love a friends-to-lovers romance with a side of witty banter, a dash of sexual tension and a heap of unputdownable….. then you NEED to read this entertaining story of finding love where you least expect it!
Great story once again by Emma Hart!
Meet 20+ years best friends Shelby & Jay. Jay moved in with her so he wouldn’t be homeless, and the fun starts from there.
Jay is a typical male slob, doesn’t pick up after himself, doesn’t do laundry, and is scared to death of the vacuum! Shelby has had enough, something has to give or she’s going to go insane, she can’t live in the mess that is Jay! While watching her favorite show, Big Bang Theory, she takes a page out of the show and writes up a roommate agreement. Can Jay stick to the agreement? Or will their new budding feelings for each other ruin it all?
Absolutely loved this one by Emma, this author can tell a story and make you laugh! 5 stars, grab this asap!
This BF to lovers was everything I wanted; funny, sassy, sweet and all kinda of hot. Jay and Shelby had great friendship and later chemistry. It was so much fun to see how they struggle with new feelings they started to feel for each other and how they both had to deal with them after the words were said out loud. I loved the way outgoing Jay was the perfect guy for introvert Shelby.
Once again I was swept in another hilarious read by Emma Hart…to quote her; ” Damn I’m (she’s) funny !

As a first time reader of Emma Harts’ (shocking right?!) I was not surprised one bit as to why reader friends were telling me to one click her books. Hart’s Roommate Agreement was fun, flirty, witty, and contained one hell of an best friends to lovers story.
Immediately, you feel for Shelby. As a fellow girl who loves her space, living with a messy roommate who happens to be your childhood crush is nearly impossible. Especially with Jay’s rock hard abs rounding the corner every few minutes. Her need for a way to distance her crush on her best friend leads her to create a roommate agreement almost as detailed as our favorite nerd, Sheldon Cooper does. Only one catch… Her bff and roomie, Jay, is also struggling to keep his crush a secret.
Hart creates a best friends to lovers story that is completely irresistible. She had me reeled in by Chapter One. Jay and Shelby’s banter, witty humor and general annoyance of the others habits just fueled by heart fire further. If this is the rom-coms that Hart is putting out, I’ve found another A list author to add to my list!
***5 ‘The Oreos’ Stars***
If you love the whole friends to lovers trope you are going to absolutely love this one. It’s a fun, quirky and snarky read with unique characters that is low on the angst and fill with a lot of heart. Once I dove in, I couldn’t wait to see what would happen next with Jay and Shelby and when everything was said and done, I was really happy, but really wanted there to be more words to read so I could see where the next stage of their journey would take them.
I adored Jay and Shelby. Jay is a good guy who hasn’t fully stepped into the adulting realm, which I couldn’t totally understand. He’s laid back, funny and despite some of his short comings, a sweetheart and then there is Shelby. Shelby is…unique, and there is a part of me that wants to tell all, but she is someone you need to experience in all her quirky, unique and at times extreme glory.
As for their friends to lovers journey. I honestly loved how everything played out with them. There was no doubt they were best friends, and I loved their interactions, they had me rolling my eyes and cracking up constantly, but I also got why they were both hesitant to “go there” with being more than. Their hang ups were real, but so was the fact that if they did take that next step that they’d be awesome together and they were. I thoroughly enjoyed watching them take those first steps and loved how everything worked out for them in the end.
This really was a fun read filled with all the things that I’ve come to love about this author: quirky, but well written characters, humor, snark ~ sometimes OTT (though not so OTT in this one) ~ but always funny, and just the right amount of smexyness to make things heat up, while staying true to who the characters are. As for the supporting cast of characters, I loved Brie, Sean and both Jay and Shelby’s familys, but Gram definitely takes the cake. She was awesome! So if you’re looking for a quick, fun friends to lovers read, this is a definite must read!

When you allow your slob of a best-friend to move in with you for a few months what’s a girl to do? That’s Shelby’s dilemma…she wanted to help her friend,Jay, out of a bind; she didn’t realize the massive mess that came with him or how her feeling for him might grow. When she decides to write a contract of sorts, a roommate agreement, to make their lives easier will it have the results she was looking for? This is a hilarious friends to lovers romantic comedy from Emma Hart! I truly enjoyed this book and the bickering back and forth between Jay and Shelby was perfect! Told in dual POV; Grab this book now…oh, and a package of Oreos please!
A fun, friends-to-lovers romance. Shelby is painfully relatable to me. Like me, her life revolves around books, food, and sarcasm. Plus, she has a tough time with expressing big emotions. Luckily, Jay is awesome. He knows her well enough to understand her and is extremely patient. Considering how messy he can be, so is she.
A very enjoyable and fun read.
This book just made me want to keep reading.
I’m a sucker for a friends to lovers romance and this one did not disappoint.
Jay and Shelby have been friends for years. When Jay needs a play to stay his bff Shelby has no issues letting him stay with her…until she finds out what living with him is like! Will these two be able to work out living together as friends or will they see what everyone else has seen all along?
This was a great book. This is the first I’ve read from this author.
What do you get when Emma Hart has two friends denying what they want? Well get ready for a comedy of many bad choices it’s unbelievable how Shelby and Jay can still be friends. I loved that Emma Hart doesn’t disappoint her readers in showing us that the best loves are those that start in friendship. 20 years it has taken them to this point and boy readers are going to fall head over heels with Jay like this reader did. This is more then a friend helping a friend it is two people finding what they been searching for has always been right under their nose. Loved it.
“I received an eBook copy from the publisher for the purpose of an honest review. I was not compensated for this review: all conclusions are my own.”
Another cracker by Emma Hart. The Roommate Agreement was amazing!
I’ve managed to read a few Emma Hart books over the past few months and every new book I read gets me more and more addicted to her books especially this one. I’m a huge lover of friends to lovers romance’s and Shelby and Jay are just a barrel of laughs.
When I began reading this beauty I knew I was going to love it and I did. I found myself laughing through parts of it as their banter really is the best thing I’ve ever came across. They’re like polar opposites, one is a clean freak with borderline OCD and the other a slob and a gym freak but together as friends they work out an agreement and damn, is it fun to watch.
I absolutely adore Shelby. She’s fun, quirky and never fails to make you laugh but she’s also serious and over thinks almost everything. Jay, gah this guy is quickly becoming a favourite of mine. He’s a huge ass man child and boy does she rip into him for it. It’s amusing and I want so much more.
Once again Emma has absolutely smashed it with this book. She’s the queen of RomComs, she leaves your sides sore and tears filling your eyes from laughing.
The Roommate Agreement has everything I love. It’s a fun and quirky romantic comedy filled with all the feels.
Big fan of Emma Hart’s books. The writing is solid, witty with strong characters and crazy antics. Shelby is a oreo cookie loving OCD neat freak struggling Ghost writer. Jay runs a downtown gym that his parents own he doesn’t know about cleaning supplies, how to use the washer. He needs a place to live so why not with his best friend Shelby. Enter the feels and why the Roommate Agreement comes to fruition. Recommended read.
