Let your homeless best friend stay with you, he said. Being roommates will be fun, he said. It’s only temporary, he said.He never said I’d fall for him.You know what isn’t ‘temporary?’ The endless stream of dirty socks in my bathroom and empty food packets under the sofa–and don’t even get me started on the hot guys who take over my living room every Sunday to watch sports.I can’t take anymore.… sports.
I can’t take anymore.
So I propose a roommate agreement. One that will bring peace and order back to my life, complete with rules that might just stop my newfound crush on my best friend in its tracks.
After all, there’s only so many times you can see your best friend naked before you start to lose your mind.
Rules. They’re meant to be broken… Aren’t they?

I love a good friends-to lovers romance and The Roommate Agreement delivered everything I love about them in the way only Emma Hart can, and I loved every second of it!
I loved Shelby from the start. With her obsessions with The Big Bang Theory, she is a girl after my own heart, she and I could be friends for sure. When her best friend becomes her roommate his consistent messiness and love of walking around shirtless, prompts Shelby to take a page from everyone’s favorite genius Sheldon Cooper’s book and write a roommate agreement.
While messy and a bit childish, Jay was so sweet and caring that I couldn’t help but love him. He is funny and charming and I loved watching him grow as a he realized his feelings form his best friend.
This story was everything I hoped it would be and more. I read it in one sitting. I highly recommend this fun, quirky romance! I can’t wait to see what Hart brings us next!
Another hilarious book from Emma Hart.
Shelby and Jay were brilliant as best friends but I definitely loved them more as more!
Noone knows how write books like this lady, she’s one of my favourite authors ever. I dont even bother to read the blurb anymore!
4.5 Stars
Loved this!!! Shelby is who I want to be when I grow up!!
Shelby and Jay have been best friends for 20 years they know everything about each other especially as Jay has now moved in as he was about to become homeless. The only problem with this is Shelby seems to have developed a crush on her best friend since he moved in, she can get over this though…right it’s not like he feels exactly the same?!

When Emma Hart writes a book you just know you’re in for a treat and honestly The Roommate Agreement was just that!
As always the way Emma tells hers stories are just amazing. You know you’re gonna have a good laugh and sometimes maybe a cry but the characters are written so perfectly and Shelby and Jay are no exception. They were perfect. I loved them.
Thank you Emma for another fantastic read. Another must read!
Shelby and Jay are best friends for over 20 years now. So they know each other in and out.
Shelby lets Jay move in with her, because he needed a place to stay. But what happens when your roommate runs around ‘half naked’? And you really like what you see? Can you throw your friendship in the wind and become a couple? What happens if it doesn’t work out?!
This is a really freaking awesome best-friends-to-lovers book! My absolutely favorite! Emma just hit a homerun with this book. So much sass, bad ass comments, quirky, swoon worthy, laugh out loud moments, and I shed a tear or two. Maybe 3
I loved the banter between these 2, the involvement of Sean and Brie, their families.
If you love a good romcom, with all the feels, best friends to lovers trope, than this is the book for you!!!
I kindly received an arc for an honest review!
Best friends for more than twenty years, when Jay needs a temporary place to stay, Shelby agrees. But, 3 months later, Jay doesn’t seem to be going anywhere and he’s driving neat freak introvert Shelby a bit crazy. Hence, the roommate agreement.
While the roommate agreement covers everything from wearing pants in the apartment to cleaning up dirty socks, ownership of Oreos and keeping the bathroom tidy, it doesn’t cover how to handle falling for your best friend.
Something is in the air now that Jay and Shelby are living together. Shelby is secretly crushing on Jay (and his abs) and the only woman Jay can think about is Shelby. Both keep their respective crushes a secret until Shelby walks in on Jay in all his glory and then they accidentally kiss when she is drunk. Now, all bets are off!
Can they take the chance that their amazing friendship can become something even better? Or will Shelby be too afraid to take the leap with Jay because she can’t live without his friendship?
The Roommate Agreement was a super fun friends to lovers romance.
Shelby is so neurotic it’s amazing . . . and adorable. She’s a work from home introvert. Jay is the complete opposite. Honestly, they are opposites in every way which works so well. He forces her to experience life and she forces him to be a responsible adult.
The Roommate Agreement was funny, sexy, sweet and had just the right amount of neuroticism to keep you laughing out loud! 4.5 Stars!

Another romantic comedy offering by author Emma Hart never disappoints. This light-hearted story between best friends is what it says on the tin: no angst, lots of laughs and quirky family members.
Shelby is a ghost-writer who aspires to publish her own book someday. She is that independent mid-twenties woman who marches to the beat of her own drums and is surrounded by great best friends and family. She is an introvert who has a lot of voices inside her head and thinks having a pizza with veggies on it is a balanced meal! She has been best friends with Jay since they were young kids but when she helped saved him from being “homeless” and moved in with her, the dynamics of their friendship shifted.
Jay manages a gym owned by his father. He has been best friends with Shelby since they were eight years old. A health-conscious freak, he is not bad looking either and is quite a good catch. His moving in with Shelby made him aware of how “crazy” she is but she’s his best friend and even though they drive each other mad sometimes they have that deep bond between them.
This friends-to-lovers romance is cute and sweet it will give you goosebumps and a sugar high. Shelby and Jay’s long-lasting friendship shifted when he moved in with her. What I like about Shelby is her snarky comments, her sass and her devil-may-care attitude. She might be an introvert but she is also confident. Jay is almost the perfect package, responsible, loyal and has abs for days, just ignore his bad habit of leaving his socks all over the place. Oh well, nobody’s perfect.
Their slow-burn romance sets the right pace for this story. Their attraction to each other gradually develops when Jay moved in and I loved that they actually talked about the consequences if they cross that line. Actually, Shelby’s habit of over thinking can be annoying but that is expected of her persona. I love the secondary characters and their hilarious antics, but I also love how strong the family and friends dynamics are. It makes this book a more entertaining read altogether. A great choice for a lazy afternoon I can highly recommend.
At the heart of an Emma Hart read is a sense of humor. Hart keeps the good times rolling and the laughter flowing with sassy dialogue and the perfect sprinkle of heart. Jay and Shelby are in need of a reality check and that wakeup call is sure to shake up their longstanding friendship and their new found living arrangements. The Roommate Agreement is classic Emma Hart. Sweet, sexy and smart. The perfect pocketful of sunshine.

Give it up for the woman who brings us the best comedic banter in the business! by Emma Hart was a laugh out loud, sexual tension filled, best friends-to-lovers romantic comedy that will get you right in the feels! Shelby and Jay were an absolute DELIGHT! The only angst you’ll experience in this gem, is the drama that comes from best friends becoming roommates, and even that is equal parts hilarious and ridiculous. Ms. Hart is no stranger to creating incredibly entertaining characters and couples and Shelby and Jay certainly take the cake! Their story is so comical, so witty, and so charming…I didn’t want it to end, but that’s not unusual when it comes to Hart’s writing. She delivers yet another insanely funny rom-com that will give her readers such joy and put them in a undeniable state of PURE comedic BLISS!

The Roommate Agreement was everything I’ve come to love by Emma Hart. I feel compelled to explain my affection for Emma Hart in list form.
-witty banter
-funny heroines
-hot sexy scenes
-beautiful book covers
-slighty OTT quirky-ness
The Roommate Agreement features our Heroine Shelby and her best friend, our Hero Jay. Jay has moved into Shelby’s apartment after losing his own place, and Shelby discovers that Jay is truly a terrible roommate. Thus, the “Roommate Agreement” is born; a contract of sorts in how to survive cohabitation.
A light and funny read with and entertaining (if slightly predictable) plot. Side characters were fun without being OTT. Enjoyed both the slowburn facet of their romance and the author’s ability to keep me smiling.
If you haven’t read anything by Emma Hart yet, you’re missing out! The banter, the spice, the chemistry – always top notch!
This story brings us Jay and Shelby. She’s struggling to make ends meet and he’s found himself homeless. What better solution than for him to move in, right? Oh so very wrong.
Shelby is all the wonderful snark and quirk and Jay is adorable, even when you want to throw your hands up in frustration with him.
If you enjoy a hilarious friends-to-lovers trope with a heaping side of wit and sweetness, this is for you!
This was a sweet, and fun story. I enjoyed it. I definitely recommend this book and this author.
4,5 Stars
Well as with every other book I have ever read by Emma Hart this book is hilarious!! I love Emma Hart heroines they are always the sassiest girls you will ever find. They are filled with humor, sarcasm, weirdness, and backbone!
Shelby was no different, She is a writer with many voices in her head and she isn’t ashamed of it. She likes to live in a clean apartment with no mess. She is crazy on a daily bases and you have to be a little crazy just to keep up with her conversations, she is weird in the best possible way and is always fun to be around unless she is on a deadline then arm yourself with air freshener and bribing gift in form of her favorite perfume.
Jay know all of this and he is moving in as her temporary roommate anyway. Jay and Shelby have been best friends for over 20 years and they couldn’t be more different even if they tried. Jay is one messy boy and has no idea how to clean, do laundry or any other thing that a functional adult should know how to do. But he can keep up with Shelby and don’t judge her too hard when she is talking with the voices in her head or is afraid to try to get her to shower when she is on a deadline.
This book was filled with awesome characters, sassiness out of this world, fun, love, humor and so much more. So are you looking for a mood booster that will make you forget everything around you and just make you smile and laugh all the time then this is your book! Or any other of Emma Harts books hehe.
Writer Shelby Daniels is sick and tired of picking up after the impossibly handsome Jay, her best friend and roommate of 3 months. And after seeing Jay wandering around in a towel after a shower countless times, Shelby ends up crushing on him. Which is why Shelby gets Jay to agree to a roommate agreement that lays out the rules. Gym manager Jay Cooper is slowly falling in love with the beautiful Shelby and that’s not good. Shelby is Jay’s best friend and roommate so dating her is out of the question. Going on a date with another girl to get rid of his feeling for Shelby doesn’t work. What happens when a drunk Shelby tells Jay she wants to have s** and kisses him?
The Roommate Agreement is a funny, angsty and steamy story that will have you cheering for the hero and heroine
I have to say there are times in your life where all you want to do is to escape to a world that’s fun and that’s exactly what The Roommate Agreement did for me , I laughed, I swooned and I had the time of my life all in a book that captivated me from the first chapter.
This book is a story about friendships and what happens when you finally have the courage to cross that invisible line with your best friend, it’s easy to read, it’s funny and as always it has plenty of witty banter that flows and for me that banter made this adorable couple feel real. It was a tale I didn’t want to end and for me that’s a sure sign of a great read. This author has certainly stamped her mark on romantic comedy and for me The Roommate Agreement is one of her best so if you are looking for a book to escape into you need to one click this brilliant funny read.
Oh Shelby, you are so wonderful. When Shelby agrees to let her best friend, Jay, move in when he loses his apartment, well, she never knew he was such a slob. She also never expected that Jay walking around shirtless would be such a distraction. She decides to create a roommate agreement so she can reclaim some of her sanctuary that is not only her home but also her workplace as a writer. It’s also her safe haven as an introvert. Jay can’t believe the rules on the roommate agreement and he decides to add a few of his own. These two have been best friends for 20 years, there is a natural flow when they are together since they know each other so well. Now that they live together, will feelings change? Is there a chance that these two friends will be lovers? Such a fun romance and yes, Shelby, he shouldn’t eat your Oreo’s! I voluntarily read an ARC of this book and this is my honest review.
