This is the 3rd book in this series and Dylan and Rian’s story is a perfect addition. When Rian gets a new roommate Jax, she finds herself with 2 as Jax is from Dylan’s past and he is determined to protect her from his enemy, so he moves himself in as well. Will Dylan now face his feelings for Rian and move on from friends / lovers? No spoilers: this is an outstanding story and is a definite must read. This is a beautifully written story which is an emotional roller coaster journey throughout and is an entertaining and all-consuming tale. I was totally captivated throughout his addictive page turner and cannot wait tot read more in this epic series.
Book 3 in The Rooftop Crew and Dylan and Rian’s story is a great addition to this wonderful series.
In The Rival Roomies we not only get Dylan Phillips and Rian Wright’s story we also get to met Jax Owens a man from Dylan’s past. This couple couldn’t be more opposite, Dylan is the tattooed biker bad boy who owns and runs Ink Envy and Rian is the shy, cute and innocent girl who writes maths book by day and enjoys baking by night. Dylan may have his sights set on Rian but showing her how he feels is proving extremely difficult, even more so because Jax Owens is now rooming in the house with them. Jax used to be Dylan’s best friend but a falling out has left the pair hardly talking and Dylan fears Jax will win Rian over before he gets the chance to tell her how he feels…..
This is an entertaining witty read which has the perfect mix of romance, banter and just a hint of angst, it’s a story that ticked all my boxes, it was great to meet new characters as well as catching up with old favourites, I laughed, I sighed and I smiled a lot throughout this great read. A perfect addition to the series and I highly recommend it to all romance lovers.
Dylan & Rian <3 Forever.
It’s been a tortuous wait to see if Rian Wright and Dylan Phillips would get together. It was obvious from the first book in the ‘Rooftop Crew’ series that Rian had deep feelings for Dylan, but it wasn’t so clear how he felt. Dylan played his cards close to his chest, and it was only when Jax Owens, his childhood friend turned up and moved into Rian’s apartment that he felt pressured to answer the questions his best friends plagued him with.
When Dylan moved into her apartment to ‘keep an eye’ on his old friend, Rian was flabbergasted and worried. She was able to hide her feelings when he lived in a separate apartment, but sharing the same space? It would be far from easy.
Rian is the quietest and least likely to cause a fuss of the entire group of friends, so she just ends up going with the flow. Her chance to let her guard down comes when bad boy Dylan breaks his arm and needs some help.
Dylan is a foster care kid, he’s always had to fend for himself, except for a few years before aging out of the system. He seems hard but underneath, he has a soft heart and he finally shows it to Rian.
Jax may have been the catalyst that set off their fireworks but it’s soon clear where their allegiances lie.
This was a sweet, fun, and sexy but slow-burning friends-to-lovers romance. Piper Rayne went at just the right pace, as always, for their characters. It was fun to watch and to catch up with the other members of their slowly increasing band. Can’t wait for Seth and Evan’s story which is up next in the ‘Crew’s tales.
Rian is a math genious, she bakes delicious goodies and has a long time crush on her current roommate and friend, Dylan. He’s a tattoo artist and a tattoo shop owner.
She hides her feeling from him because that’s how she is. And he plays pretends to know nothing about it. He has his reasons and as a reader I understood him.
That is until one day an opportunity presented.
What I loved the most about this story was Rian as a character. She knew what she wanted and she fought for it! I loved her from the start. And it’s also one heck of an emotional story! I got to meet the rest of their friend group in The Rooftop Crew series.
(The Rival Roomies was my first book from this series, and it was so very well webed together that I for once did not think I needed to go back and to read the first two.)
Best book of the series so far hands down. It’s going to be hard to beat but honestly I’ve been waiting for this book since we met Dylan and Rian in Ethan and Blanca’s book. I so love this group of friends it is fast approaching my love for the Bailey’s. Honestly I thought there would be a little more drama when it came to Dylan and Rian but their relationship seemed to be effortless and I kinda loved it. They are exactly what each other needs. I also did not expect Dylan to be so swoon worthy. The addition to Jax in the group was awesome and I am totally getting Jax and Frankie vibes.
Can’t wait for Seth and Evan.

Rian and Dylan are a feast worth waiting for. Anticipation seems to have been building forever. Rayne caught hold of my heart with the shy nerd and bad boy tattoo artist what seems like forever ago. Rival Roomies is the culmination of angstful, yearning and breathtaking romance. Between the heartaches and misunderstandings lies a love story that refuses to be denied. From insecure wallflower to determined temptress Rian finds the courage to face insecurity head on. Dylan may be a heartbreaker, but his beautifully wounded heart is a worthy adversary for a determined woman. Dylan and Rian had me at hello and Rayne made sure to make it hard for my heart to say goodbye.
Yo Dylan, I am glad to see you finally figured out your life. Rian is a “catch” so don’t lose her.
This is a story of “finding your happy” whatever that may be. For Dylan and Jax, it was to heal old hurts. For Rian and Dylan to acknowledge their love. For Rian to finally take control of her life. Family isn’t always who gave you life, often it is the friends you surround yourself with and the dreams you set out to achieve. Super enjoyable read with all the feels.

I am absolutely loving the sweet, sexy and swoonworthy stories in the Rooftop Crew series fro Piper Rayne. The Rival Roomies was the perfect combination of intense, heartfelt and adorable romance. Dylan and Rian’s story was amazing from beginning to end!
I’ve been on tenderhooks waiting for Dylan and Rian’s story ever since reading My Bestie’s Ex and it was so worth the wait. I loved their initial friendship and I loved their eventual romance. Their story was much more than I expected and in particular, Dylan’s backstory gave this story extra depth. It really was a beautiful story with all the elements of a quintessential Piper Rayne novel. Witty banter, laugh out loud funny moments, well balanced with angst and drama.
The Rooftop Crew series and this wonderful group of friends is always enjoyable to revisit, and Piper Rayne delivered, as ever, with another fabulous read in The Rival Roomies. To say I’m excited not only for Seth’s book, but also Knox’s story is an understatement. I cannot wait to see what Piper Rayne have in store for us next!
This is the third book of the series of a group of friends living in Clifton Heights near NYC. Rian and Dylan’s story has been hinted all along with her unrequited love, baking him all the chocolate goodies in the world and his clueless ways bringing his girlfriends to the group all the time. It is almost like he wanted to put her at arm’s lenght.
This book, though, bring a kind of love triangle with Dylan’s long time estranged friend Jax, a great character by the way. Jax brings a lot of juice to their interaction and makes Dylan come out of his shell. Rian is an interesting character because she is timid, but knows what she wants and truth to be told with so many loud and strong characters it is nice to have a quiet one that brings balance to the group.
By bringing Jax to the group we get to know Dyllan a bit more and see why, despite his outgoing ways, he is such a difficult and lonely person.
This is a book that deals with a lot of pain but at the same time is so romantic and passionate.
Rian is timid but at the same time she knows what she wants and she fights for it!
I just love this book! This series is getting into my heart.

I loved this book. It covers all the bases that makes a Piper Rayne book so good: childhood secrets, growth of characters, true life conflicts, annoying parents, opposites attract, supportive friendships, a pinch of wit and finally a wonderful conclusion. It’s why Piper Rayne is one of my favorite authors.

I have all the happy feels after devouring this book and the bonus scene – heads up, you NEED to grab that! It really is the most perfect bonus scene.
I’m really kicking myself for not jumping on this series earlier because this book was funny, maddening, a little sad and A LOT hot – not to mention super sweet. A fantastic friends to lovers story with all the feels.

We have watched Rian act like she didn’t have feelings for Dylan… it was not really a secret she hid well. Dylan however hasn’t seen the covert looks, or picked up on the fact that she makes his favorite dessert. Since she first met Dylan, Rian has hid the crush, who wouldn’t want a bad boy motorcycle riding, tattoo giving inked god? Resigned that they will only ever be friends and not really wanting to lose that friendship, Rian does what she does best… she bakes and writes math books. When Rian suddenly finds herself with a new roommate courtesy of Knox, her whole world turns upside down. Instead of the one male roommate, she now finds herself with two; Jax and Dylan has pushed his way in not wanting Jax to be alone with Rian. She has no clue what that means, but she is optimistically hopeful; surely Dylan wouldn’t care about her being alone with Jax if he wasn’t interested.. would he?
I know I have said this before but it seriously bares repeating… these two can write an amazing story! Since book one when we got the first glimpse of Rian’s crush, I was waiting for this story, and this did not disappoint! A story that pulls you straight in, gives you some really good drama, nothing over the top, but realistic drama, the kind that you can totally understand and not roll your eyes at. Spicy moments that steam up your glasses and a cast of characters that truly round out the story and give it that finishing touch that most stories don’t get. I give this 5 stars and am so looking forward to the next.

I have always been captivated by Dylan and Rian. The longing and desire each of them have for each other has been so obvious and they finally realize it and get together. She is his ying to her yang. Plus she bakes which he loves. I love that Jax was introduced and can’t wait for his story but mostly that he got them to see the light.

Rian is the quiet girl of the group. An innocent looking woman with a penchant for baking, she’s mostly in the background of her cluster of friends, her crush known to all but Dylan.
Dylan’s vibe is the one of a total commitment phobe. A bad boy to the core with the tattoos, the bike and the parade of women, but when a new guy comes to share the apartment with Rian, his protective instincts will come afloat and he’ll move in to make sure she’s not taken advantage of…or is it because he’s jealous?
I’ve been waiting for Dylan and Rian’s story since reading My Bestie’s Ex and it was so worth the wait. Their story was a lot more than I originally expected and, close to a line from the book, so sweet it’ll give you cavities.
I fell in love with the characters and the storyline. Dylan’s background story shows the many layers he keeps hidden and the authors did an amazing job with his relationship with his childhood friends. Then there’s the newcomer role and the changes it brings to the group dynamic and Rian’s parents and her own background.
Another thing to love is that Rian is no pushover despite the initial impression one might get. The girl has a lot of backbone and she confronts tough situations head on. She might seem lost and hesitant sometimes, but that one has a lot of character.
IMO, The Rival Roomies are friends to lovers at its best and Piper Rayne couldn’t have done it better.

To say that this book is my most anticipated read of the series would be an understatement. If you’ve been following the series from book one there have been plenty of Rian and Dylan goodness. I’ve been dying to know more about Dylan, their friendship, everything. The Rival Roomies was everything I could have hoped for and so much more for these two.
Rian is a math whiz, an amazing backer and has a long time crush on her current roommate and friend, Dylan. Dylan is a tattoo shop owner, somewhat of a mystery and a bad boy. These two are complete opposites yet they balance each other out. When Dylan’s relationship with Rian is threatened by their other roommate, Jax, he struggles with his feelings. Will Dylan ever admit how he really feels about Rian?
I LOVE the chemistry between Rian and Dylan. I love their friendship. I love how different they are from each other, but also in some ways they are so similar. They way they play off each other is great. The way they care for each other. There is so much to love about them. However, there were also so many times where I just wanted to jump into the story and slap some sense into Dylan.
The Rival Roomies just has me falling more and more in love with the Rooftop crew and I’m glad we got a little more of Seth, Knox and of course, Jax. I can’t wait to see more of them and of course everyone else in the future.
This is a MUST READ friends to lovers, roommate romance that will have you laughing and falling in love with Rian and Dylan from the very first page.
The Rooftop Crew has been such a great series so far and Piper Rayne delivers again with this great story!
Rian writes math books for a living and she loves to bake. She’s a bit quieter than her besties, Bianca and Sierra, but she’s also always the one there to dole out great advice. This time however, she’s the one that’s going to need the advice when she gets a new roommate who happens to be a friend from Dylan’s past. That’s right, the Dylan she’s had her eyes on for a long time now.
Dylan, who owns Inked Envy, the tattoo shop across the street from the apartment building, lived across the hall from Rian until he found out that his friend, or maybe we call him his frienemy, Jax, is Rian’s new roommate. Dylan decides that he’s moving in too which causes all of his friends, male and female, to raise their eyebrows.
When Jax shows some interest in Rian, will it spur Dylan on to follow through on the feelings he too has had for his friend? Or will he let the demons from his past win out and let the girl who is everything he wants slip through his fingers?
I enjoyed how complex Dylan’s past ended up to be and how much it has shaped the man he has become. Of course that happens in everyone’s life, but I don’t know that I was expecting to get that much backstory for him. I loved that we did! I also loved how Rian evolved throughout the book. It was wonderful to see how she grew and how she ended up handling the issues with her parents. Stuff like that is never easy, but sometimes it’s necessary.
To say I’m excited about not only Seth’s book, but also Knox’s is an understatement. I can’t wait to see what Piper and Rayne have in store for us next!

You know when you read a new series and there is always a book that you are waiting for this most? Well this one was it for me and it was everything I had thought it would be! I LOVED it!
Dylan and Rian where in the background of the first 2 books and you knew from that that Rian had the biggest crush on Dylan, I mean I dont blame her!

Rian and Dylan have been friends and neighbours for a while but never more until Dylan finds out who Rian’s new roommate is and when the new roommate starts flirting with Rian well let’s just say sparks fly!
Dylan and Rian’s backgrounds both are very different but yet they both have a lot of hurt. Dylan feels that everyone he loved has left him and well Rian feels she has just never been enough for her parents and they really show that!
Absolutely loved Rian and Dylan!! It is always fun catching up with the rest of the Rooftop Crewe and I can’t wait to see how everyone else’s stories pan out!

Good read! I really loved these two characters together. They fit so well together. She is more calm cool and collected and he’s a little rough around the edges. I just loved all in tune Rian was with Dylan and his emotions. He was complex and she busted down those barriers. The addition of Jax was a nice little kick in the butt as well. Plus enjoyed seeing all the other roof top friends. Can’t wait for more.
