I’ve loved him from afar.Though most times he’s only a foot away. I’m smart enough to know he’ll never be anyone’s forever. He checks all the bad boy boxes. Tattoos. Check. Motorcycle. Check. Chip on his shoulder. Check check. If he wasn’t my neighbor and friend I may have thrown myself at him. Okay, yeah. I wouldn’t. Because guys like Dylan don’t want a woman who writes kid’s math textbooks under … writes kid’s math textbooks under him in bed. Instead, I pathetically savor morsels of moments where I have his sole attention.
That was until his archenemy moved in with me. Now suddenly, Dylan’s moving in too and warning off the first guy in a long time who’s showing me interest. Could he finally see me as more than a friend, or am I just a prize to win and show off to his enemy?

I am hooked on this series! I love this group and this one is my favorite of the series so far.
I was so excited to get my hands on Rian and Dylan’s story. From the few glimpses we got of them in the first two of the series, I knew theirs would be one I wouldn’t be able to put down. But WOW! I was immediately immersed in this one and found myself up at 2am with a finished book and completely in love!
I loved this one and can’t wait to see what comes next in this series!
I really enjoyed Dylan and Rian’s friends-to-lovers story. These two have been skirting around their feeling for a while, Rian to shy to be assertive and Dylan to filled with self doubt to believe he was good enough for her. But throw in a little competition and let it be Dylan’s archenemy and maybe, just maybe he’ll take his head out of his butt and make a move.
I have to thank the author for not holding out on their story, they could have made us wait longer in the series, and believe me I would have been waiting, but they graciously gave Dylan and Rian their HEA in book three of the series. In the prior two books you could see how these two wanted one another but never did anything about it. It was sometimes painful to watch but now knowing their backstories I get it, I really get it.
Piper and Rayne deliver another hit by giving us two likable characters that have overcome, although very different, troubled backgrounds. They built a family of FRIENDS that are stronger than some family bonds and it’s a great place to visit when you need to loose yourself for a bit. While this series is a little heavier than some of their other books you still get plenty of laugh out loud moments.
This book as with all of the books in the series can be read as a standalone but I personally would suggest reading them in order because you will develop a better sense of each of the characters and in Dylan and Rian’s case you’ll see how they skirted around one another for a while before taking the plunge.
Happy Reading!!!
Piper Rayne is killing me with all these sweet, sexy and swoonworthy stories in Rooftop Crew series. The Rival Roomies was a perfect combination of intense, angsty, heartaching and adorable romance. Dylan and Rian’s story was amazing all the way!
Dylan and Rian are completely opposite if you look superficially. Dylan is the tattooed biker bad boy owning Ink Envy, a tattoo parlour in Clifton Heights. Rian is the shy, nerdy, cute and innocent Mathematics book writer by profession and baker by hobby. But sparks fly whenever they are together, even in presence of all their mutual friends. When Dylan’s once upon a time best friend and presently rival Jax moves into Rian’s apartment as roommate, Dylan moves in too. And things are becoming very very interesting.
Dylan is very different from usual Piper Rayne heroes. He had a tough childhood in foster homes. He had suffered from abuse, neglect and poverty. He is literally from the dark side. But he has made a name for himself and he is successful. He is loyal and dedicated to people he loves. He is so adorably possessive abd protective of Rian. He made her stronger .But he has loads of issues those stop him from going for Rian’s heart. His fear of abandonment. His sense of inadequacy and unworthiness. His issues with commitment. He is the perfect tortured broken man who made me fall in love instantly. And then there is Rian. This girl is absolutely amazing. She has her own issues with her parents. She is confused about her life and unsure about how to express her feelings. But she has the biggest heart ever. And when she shades this outer uncertain cover, the bold determined and fierce girl comes out. And she is breathtaking. She took charge of her future and went after her happiness with one hundred percent feels. She made Dylan realize his worth but that doesn’t mean she let him break her down. The chemistry was spot on. The jealousy streaked outbursts. The sinful passion. The souldeep emotions. Meeting all my favourite Rooftop Crew peeps was a bonus. And keep an eye out for Jax. This wickedly charming bad boy will own a piece of your heart for sure.
The Rival Roomies by Piper Rayne was an emotional ride with happy highs, heartaching lows and an epic happily ever after. And I enjoyed every single minute of it.
Received ARC for honest review
The third book in The Rooftop Crew, The Rival Roomies is an opposites attract romance story. This long-awaited story of Dylan and Rian is packed with so much emotion, sexual tension, and so much more. With a great storyline and interesting and intriguing characters, this is a definite one-click read.
I volunteered to review an advance reader copy of this book.
If you’ve been reading this series since the beginning then Rian and Dylan’s story is the one you’ve been waiting for. It’s been building and teased through the previous two books. And I’m happy to have found that it was more than worth the wait.
Dylan was the tatted up bad boy with a rough past but soft heart. At least when it comes to Rian. And while she might have seemed like the sweet, all put together, girl next door, this book introduced new aspects to her. I felt, after reading this book, that she had more layers and depth. She has her own baggage and struggles and it makes her even more perfect for Dylan.
I just loved these two characters and the introduction of the “Rival Roomie ” Jax was surprisingly welcome. He was different then I was expecting, but in a good way.
This book also introduced a couple more characters for me to hopefully get stories for along with Seth and Knox finding their HEA someday. Then again, Seth’s story has also steadily been building the last three books now so we know who’s next and I just can’t wait to see how it all works out.
I anxiously waited for this book to drop. Because since the first book in the Rooftop Crew Series we get to know, that Rian has feelings for Dylan. And oh man, I wanted to know so badly, if Dylan knows about that and how and what he feels and what is going on in his head. And we get so much more than I expected. Let me tell ya, you will also fall for him along with Ryan and myself. He is a much more complex character than I thought, and super hot, so that’s a yummy bonus.
Thank God, that Jax showed up and gave Dylan the kick he needed to finally react.
These two are meant to be, and everybody should be a part of their story and read about.
Go get yourself a copy, u won’t regret it!
Piper and Rayne wrote a real winner with this one, how do they keep writing like this. You can feel everything that happens in the book just like it happens to you. They make you laugh and cry at the same time. The story of Dylan and Rian was long expected but boy do they keep you on the edge of your seat.
I love this great world building and page turning book. Just like all the other books in the series , a real must read and again I can’t wait for the next book, where Seth’s story comes.
Well, I’ve been looking forward to Dylan and Rian’s book and I certainly wasn’t disappointed with the way this story went. It wasn’t as straight forward as it appeared, it was gonna be. Especially not when Dylan’s arch-rival Jax arrives and moves in with Rian and quickly Dylan switches apartments and moves right on in as well.
A lot of this story revolves around heartbreak and sadness. Stemming from childhoods that weren’t great. Some glaringly obvious but others aren’t at all, whether they appeared to be or not. A huge cat and mouse game had been being played for years and finally, someone steps in and brings this game to stop and makes it real.
This book is real, fun, sexy and a great friends to lovers romance. It’s a really good solid read. One that made me laugh loudly and cry just a little bit more. This book, series, and authors are a huge recommendation from me.

Rian, quiet, unassuming math genius and baker, has had a crush on her friend, Dylan, forever now. And it’s a crush that will go on unrequited as far as she can tell. But then she gets a new roommate, Jax, a hot tattooist, and suddenly Dylan is her roommie, too. And suddenly he seems to be looking at her as more than just a friend he’s slightly protective of. But is he only looking at her differently because he doesn’t want Jax to have her, or does he truly like her for her, different as they may be on the surface?
The Rival Roomies is by far the best of this series. Rian and Dylan both have difficult upbringings, especially Dylan. His gorgeous outside keeps most people from seeing just how messed up his childhood has made him, how many insecurities it’s given him, so when he screwed up and hurt Rian, I understood and gave him a pass just as Rian did. And Rian? I freakin LOVE that girl! She’s so sweet and loving and rock solid in her support of those she cares about, despite her rotten parents. Swoon…these two have the best story – sweet, sexy, and an emotional heartstrings-tugger.
I received a complimentary ARC – early release copy of this book in Kindle format from the author for review purposes.
This is book 3 in the series and can easily stand alone though, the first paragraph in the story made me feel I needed to read the first book so I would know who all the characters were and how they related to this story. I did not read the second book in the series. To understand this book I think you should really read the first book.
This is Dylan and Rian’s story and they are very close friends who have known each other for years and been friends, neighbors and now are roomies when this story begins. In this story we meet Jax and he is now Rian’s roomie and Jax and Dylan are enemies/rivals and Dylan moves in to make Rian feel more comfortable with this new, strange guy living with her.
Thats about all I am telling you about the story because this is a wonderful friends to lover storyline. Going into this story we all know Rian is a math text book writer with a passion for baking for her friends, Dylan is her secret crush and close friend who runs his own tattoo parlour. Jax is the new guy in town and we get to know him in this story.
This really is Dylan’s story. We learn about his past and why he has never pursued Rian and we learn about his past and his connection to Jax. It was wonderfully told and I adored this story so much.
I have been waiting to get my hands on Rain and Dylan’s story what seems like forever, and let me tell you it was SO WORTH THE WAIT! I love them and their story! Rain is smart, funny and a little shy. Dylan is the ultimate bad boy/sweetheart, you will fall in love with Dylan. I sure hope Jax gets his own story too! Rival Roomies is a must read! I am voluntarily leaving my honest review after reading this arc, but I loved it so much I purchased my own copy.
I am a sucker for The Rooftop Crew series and The Rival Roomies hit every button for me! I laughed and fell for these characters so much. Rian is fun and has a secret crush on Dylan. Dylan was hard to read until fate put these two in a twist.
We got to revisit beloved characters from past books. You can totally read this story as a standalone, but you are missing on some amazing characters. Plus you will have met Rian and Dylan before this book.
There was a bit of slow burn on Dylan’s end, but the wait was soooo worth it! I could not get enough and can’t wait for more from Piper Rayne!!!

I received a copy of this book from the publisher/author to review for Stephanie’s Book Reports.
I loved him from afar. Though most times he’s only a foot away. I’m smart enough to know he’ll never be anyone’s forever. He checks all the bad boy boxes. tattoos. Check. Motorcycle. Check. This is the story of Rian who is a genius at math, bakes the most amazing goodies and has had a crush on her roommate and friend Dylan. Dylan is the owner of a local tattoo place and is an amazing artist. She is fine with hiding her feelings from him and he is good at pretending he doesn’t know that she has a thing for him. You have to read the book to find out what happens from here but I was so rooting for these two. They are great character and they will hold your attention.
4.5 Stars
This is the third book in the Rooftop Crew series. I kept hoping we were going to get Rian and Dylan’s story. The Rival Roomies was everything I expected and more.
Rian is an amazing woman with many talents. She has had a crush on her roommate and friend for a long time. Dylan is somewhat a bad boy, he owns a tattoo shop. These two have been keeping their feelings to themselves. I love the friendship Rian and Dylan have. Talk about chemistry! They are so sweet. I enjoyed seeing their relationship change.
I enjoyed this book so much. I love friends to lovers stories. Rival Roomies was a one sitting read for me that I couldn’t put down. This is a must read.
4.5 Stars
Rival Roomies is the third addition to The Rooftop Crew series, and so far it’s my favourite to date. Rian and Dylan are a pair of complex, flawed and endearing characters. This pair are not only relatable, but realistic which is why I liked them so much.
Rian is intelligent, she’s actually scarily smart when it comes to mathematics. She’s sweet, kind, and compassionate and completely undervalued by her own family, which has left her facing demons when it comes to her self esteem and worth. Despite the fact that she underestimates her own value, she’s still quite strong and resilient and willing to go after what she wants.
Dylan didn’t have an easy upbringing and it’s left him with quite a few demons of his own, and a deep seated vulnerabilities and fear of being alone. He uses his charming and cocky persona to hide his feelings of inadequacy and unworthiness, that are really quite unfounded, as you cant help but fall for this protective tattoo artist with a bad-boy streak.
If you enjoy a friends to lovers, opposites attract romance Rival Roomies is just the book for you. It’s a fun, sweet, engaging and entertaining story with sexual tension that just oozes off the page. I will be eagerly awaiting the next release in The Rooftop Crew series.
5 Star Review The Rival Roomies (The Rooftop Crew #3) by Piper Rayne
This is the third book in the latest series from Piper Rayne and is Dylan Phillips and Rian Wright’s story. I have been looking forward to their story and I was not disappointed; a friends to lovers story that ticked the boxes for me.
Whenever I see the name Piper Rayne, I know I am in for an entertaining read and The Rival Roomies was no exception. From the first to the last chapter, I was hooked and had a hard time putting it down when real life got in the way.
When Rian is left as the sole occupant of a 3 bedroom apartment, she needs roommates in a hurry. First Jax moves in , then Dylan. The only problem is she has been infatuated by Dylan for a long time but knows she has no chance with the tattooed motorcycle rider.
Rian is so outgoing and friendly, you cannot help but like her, whilst Dylan is mysterious, hiding secrets . Personally if I had to chose one of the crew to fall for I think it would by Dylan, there is something about the tattoo artist that attracts me.
There were plenty of fun, laugh out loud moments, romance and the build up of tension between the room mates added an extra level to this story.
It was also great to see the other members of The Rooftop Crew make an appearance and I am excited to see whose story is next.
I’ve been impatiently waiting for Dylan’s book ever since the start of this series and it definitely didn’t disappoint. I lost myself in this story for a full morning, nothing was going to make me put this book down until I’d finished. Dylan was even better than I expecting him to be. He’s had a tough childhood which has shaped him into the man he is today. He’s troubled, a tattooed bad boy and a bit of a commitment-phobe but he’s a good friend. There was just something about Dylan that drew me to him and had me wanting to know more. The girl in his life is the perfect match for him, I absolutely adored her.
This is the book I’ve been dying for ever since I started reading The Rooftop Crew series and it’s definitely my favourite so far. These two characters have been my favourites from the start and after reading their story I can’t see that changing. Another brilliant book from Piper Rayne.
This is the 3rd book in this series and tbh the one I was waiting for Dylan and Rian’s story!!
I have been thoroughly entertained throughout this one. once I started I couldn’t put it down! didn’t really need sleep anyway lol.
Watching Dylan and Rian skating around each other in previous books has been hot, they don’t want to admit their feelings even though its obvious to everyone else. It only takes another hot man moving into the apartment to give Dylan the kick up the backside he desperately needs to finally put his hear on the line.
I can’t wait to see what this talented duo bring us next in this series
I’ve been wanting this book since I read My Bestie’s Ex! I absolutely LOVED IT!
These two gave me all the feels. I loved watching Rian become more confident in herself, and when she finally called Dylan out…it was just perfect!! Dylan was amazing! I really loved watching him come to grips with his past. It was heartbreaking at times, but watching these two fall in love was just so enjoyable!!
Yes! I was waiting for Dylan and Rian’s story!
We get hints about the relationship between the two of them in the previous books but now we get them front and center!
It was swoony and steamy and everything perfect in a Piper Rayne story.
Dylan and Rian’s chemistry and relationship burned up the pages with heart and heat. I was swoony to read their vulnerabilities and how they are finally upfront and truthful about their feelings for each other.
Both Rian and Dylan’s backstories are both heartbreaking and sad. But to see both of them overcome that and make something of their futures and what they are passionate about was lovely to read.
I loved the introduction to a new roommate! I can’t wait to read their story soon.
