I received this arc in exchange for an honest review. This is the third book in the series by Jamie K. Schmidt. There are 3 daughters that have returned home to help their parents save their ranch from bankruptcy. Janice is the vet tech whose dad has wanted to become a vet to care for the animals on the family ranch. She has returned from Kentucky with an idea as establishing a women’s retreat on land leased from her dad. Unfortunately she can’t find clients and her rent payment and loan payments are coming due. She’s worried as she put her personal horses up as collateral. She contemplates getting a job working at the animal hospital as a tech or possibly using her dressage skills since she is struggling with her retreat.
Janice and the ranch foreman Nate have always been interested in the other. However Nate knows Janice’s father will not approve of them in a relationship so he avoids her. Her father keeps pushing her toward the new wealthy vet Pete and asks Nate to help push them together. Janice is only interested in Nate and when she convinces him to start something they have to sneak around.
Janice finally gets a retreat referral from a therapist at the hospital that is friends with Pete. The women want to play cowgirls and Janice’s dad and Nate aren’t happy with the plans. There is some suspense and excitement with the women in the group. There is a HEA and the series is concluded nicely.
The other two sisters and their men still appeared in this story. I like that all the characters have a place in each of the books. The plot was good, the characters wonderful and enjoyable to read about. This is one I would highly recommend.

Nate Pierson is the ranch foreman and he isn’t sold on the idea he doesn’t want city woman around the ranch distracting his cowboys he already finds it distracting enough having Janice back on the ranch but he knows he can’t go there after all she is the bosses daughter. What he doesn’t know is that Janice also wants him in fact if she stood under the mistletoe any longer she would grow roots can she break through his walls will he succumb to what he wants or will they continue to dance around one another
I read the first two books and now the third one. Great story about the third sister Janice and her long time crush Nate. She is such a strong female lead and I really enjoyed reading their story.

A really good book in a really great series.
Janice and Nate’s love story is one where there is doubt, misunderstanding, and heartache yet the passion they have for each other is off the chart. Her father Frank Sullivan had pushed her away from the ranch with his constant criticisms. Now she is back to try and help save the ranch from its financial problems. Frank has one idea and Janice has another and they do not mesh in away way. The author has the main obstacle to overcome is Frank Sullivan he is such a complex character and if the sisters make a go of the ranch it will not be because of him. I love how the author has put Nate in the middle of the mess he is a full-fledged hero. I loved the book and looking forward to more of Jamie K. Schmidt. OMG – I love this series. I know it is about the three sisters, so this may be the last one unless Jamie focuses on the ranch handlers as they are a hoot. As you may know this is a standalone book, but you need to read the first one as it deals with Trent and Kelly and then the second one with Donovan and Emily. This book is about Nate and Janice. Nate is the foreman of the ranch and has been there for many years. He is considered family, even if the doesn’t agree with Janice’s father. Janice is just as stubborn as her father and Nate, but she is determined to have a retreat location on the land so that it can make the money needed for the ranch to stay afloat. Her father is determined to have her marry Doc Pete, but her heart has always belonged to Nate since they were teens. Doc Pete is nice and may have a thing for her, but then someone else comes into the picture and it may be his perfect mate and not Janice, but who knows especially as he bought cows for her…. The story is too cute, it has some action into it as they fight off someone that come to threaten Janice, but it has a great outcome. The story is amazing, and I would hope it would continue especially as Trent, Kelly, Donovan and Emily have yet to have their wedding. Everyone should pick up a copy of this book!

I feel no more warm feeling towards Frank Sullivan in The Cowboy’s Heart by Jamie K. Schmidt, than I did in his first two daughters’ book. He would give TV show Dallas’ JR Ewing a run for his money if he actually had any. Instead he is using his daughters and anyone else on hand to help save the family ranch.
I know there are men like Frank in the world and much worst are many others like Nate’s father had been. Still I cringed every time he shows up in a scene. In Janice Sullivan’s story he overshadowed so much that it did interfere with my enjoyment of reading. As for Nate and Janice, along with everyone else they are so likable that it is sad that Frank never changes. It seems strong women are able to stand and even love hardheaded stubborn men.

I really enjoyed reading this book and was so thrilled to finally have Janice’s book in my hands! Janice and Nate are full of yearning, secret rendezvous, and I loved that the theme of this book is learning to fight for what you want most, no matter what you’re fighting against. Janice is stronger than she thought, definitely willing to fight, but when her dreams are questioned, I liked her vulnerabilities, too. Nate wasn’t always my favorite because he was too willing to walk away, but as we learned more about his character, I loved his depth and reasonings. He just always wants the best for Janice, and that made my heart swoon from his protective nature. I liked some of the solutions in this book for Janice and the ranch, but I can honestly say that I want more from this ranch and this series! I liked this book, though, and really enjoyed this series!

5 Plus Stars!!!! This is my absolute favorite of the Three Sisters Ranch series. I loved the other two books as well, but this one was more emotional with all the goings on between Janice and her brash, controlling father and her feelings for Nate. A well written storyline that gives us all the emotions from anger, fear, humor, uncertainly , regrets and passion and love between Nate and Janice. Wonderful characters that are strong, independent, feisty and loving . Wish there were more stories about this family. A must read series.

I have read all three books of this series and have absolutely adored all of them. This story was extremely touching given Nate’s history. There were some very poignant moments. Nate is the foreman of Three Sisters Ranch. He has stepped up and practically ran the ranch after Frank’s various health scares. Unfortunately the ranch is still running in the red. Frank called all of his daughters home to say good-bye to the ranch before the bank forecloses. Nate has been in love with Janice for forever. Janice comes home to open up a retreat on the ranch. She also has been in love with Nate for a long time. Her father though has another marriage prospect for her, the wealthy vet. Frank even asks Nate to help in his cause. This makes for such an interesting read.
I loved having the dual POV format here. Getting into the mind set of the characters really help me to connect with them. It was especially helpful with Nate. He has some serious hang-ups due to his past. Another wonderful feature of this story was the continuation of the prior two stories and their characters being a part of this story.
This is a sexy read. If you love a great cowboy romance, then you will adore this one. I highly recommend it. The author did a wonderful job of making this a stand-alone but I would like to highly suggest that you start at the beginning. They are all wonderful and you really shouldn’t miss them.
I can only hope that the author does a follow-up story with the weddings of all three sisters!!!!! Plus we need closure on the success of the ranch with all of the three sisters successes in their endeavors to help the ranch.
Oh I just loved Janice and Nates story! When Janice comes back to help her sisters save the family ranch, with what Nate thinks is the biggest harebrained idea of them all, it’s actually Nate that gets saved in the end! The attraction between these two has always been there but never acted on because of Janice’s mean meddling old father. Now that she’s returned so has the heat, sexual tension and off the charts chemistry! When these two finely get together it’s so damn hot and the story is just so freaking sweet! The sexual tension and heat level is definitely off the charts hot! Your gonna love this book I promise! It’s definitely my favorite book in the Three Sisters Ranch series and I’ve loved them all so much! A fantastic way to wrap up this awesome series! Author Jamie K Schmidt knows how to write fantastic interesting sweet sexy hot beautiful stories and your gonna love this one!

Janice Sullivan paused long enough under the mistletoe that Nate Pierson should have gotten the hint. He was as dense as a doorknob, sometimes. Nate had jammed himself into a corner with his arms folded, obviously annoyed. Janice knew this because he was awake. He also hated crowds and had to be dragged here, practically kicking and screaming, by his ranch hands. He squinted over at her from beneath his wide Stetson and scowled. He was a man of few words, but endless glares and snarls.

I love this series. Since this book pertained to the 3rd sister on the Three Sisters Ranch, I am afraid that the series may end here. I hope that I am wrong. I want to know how things worked out for everyone, the ranch is saved, and families have bloomed.
This book can be read as a stand alone, however, this series is so great, if you have not read the other two, I suggest you do so.
Janice is the last sister to find her heart, but it’s always been at the Three Sisters Ranch in the form of Nate the Ranch Foreman. Her sisters have found their true loves and have the start of successful businesses to help bring the ranch from the edge of bankruptcy and now it is Janices turn with her retreat. Things are not easy in both business and affairs of the heart.
Strong story line, awesome characters, fantastic descriptions of detail, and engaging dialogue.
Written as a 3rd person, multi pov with a HFN ending.
All in all, a great read.

Funny, steamy, romantic story of two friends who both want more but…
This is the third book in the Three Sisters Ranch series, which is about Janice the last of the three sisters to find her romance. The sisters came home to help their ornery old father keep the ranch from bankruptcy.
Janice has loved Nate through all three books but he stays away. Why? Could it have anything to do with her father’s plan to marry her off to a rich man? Nate came to the Ranch when he was sixteen, having just lost his abusive and no-count father in a not-so-tragic-accident. Grumpy, but covertly sweet, reliable Nate and feisty, dependable Janice have circled each other all this time, but Nate promised her father to stay away so the rich veterinarian would take notice of Janice. Who gets their way: Janice or her father?
I have loved this series through all three books. Ms. Schmidt has put in just enough angst to keep the reader rooting for these couples, especially after they FINALLY come together 😉 with loads of steam when they do! I volunteered to review an ARC of this book through Booksprout and it comes highly recommended if you like cowboys, angst, steamy stories and happy endings.
Aw! This story is so heartwarming. Nate and Janice are perfect together. I love how they support each other. This story is emotional and raw in many aspects. Nate has his struggles and Janice is there to help him work through them. I love Janice’s determination to make her retreat great and helpful to those in need. I also love how Nate supports her and protects her. This emotional and sweet cowboy romance leaves you with a full heart.
Nate and Janice have been a part of each others lives since he was a teenager working on their ranch. He doesn’t think he is good enough for her. Janice, together with her sisters, have a plan to restore the fortunes of the ranch which is in financial trouble. Janice’s plan includes a retreat center, which ultimately takes off, with a few mishaps here and there. Nate finally has to make a decision whether he will finally let Janice how he feel about her.
A riveting story of how a messy past can interfere with decisions made in the present, learning to grab hold of what is best for oneself and not letting the opinions of others drive one away from their passion. I enjoyed the story.
