2019 RITA® Award FinalistTanner Harlow is a talented landscape designer, quietly building a name and a solid future when he finds himself needing to be the temporary guardian to his eleven-year-old half-sister. Tanner loves her, but can’t see himself as a father figure or imagine how he’s going to build his business during his busiest season with a child in tow until his newest client—his high … client—his high school crush who still makes his heart pound—has a proposition that will help them both as long as Tanner can resist the tempting lure of the girl next door.
Elementary school teacher Francie Tate moved back to Marietta to be close to her ailing father. She plans to settle in and fix up her little bungalow before the school year starts, but definitely needs help with the neglected yard. She’s shocked when the landscaper she hired turns out to be a class mate. Tanner used to be shy in school, but he isn’t the same kid anymore–he’s tall, sexy, and has the most striking brown eyes she’s ever seen. When Francie learns of Tanner’s need for child care, she impulsively offers to watch his half-sister for the summer in return for some landscaping and renovations around the house.
It seems like a win-win, but Francie didn’t bargain on falling in love.

A wonderful story! Very easy to relate to the storyline and characters feelings! An HEA that touched me to tears in places.
Tanner is trying to start a new business. His eleven year old sister needs a home. Maddie will start teaching in the fall. They all need to work together and help each other through the summer. This makes for an interesting relationship since they each have scars that need to heel before their lives can continue.
Beautiful story of strength and love, overcoming personal obstacles for what’s important : family.
This was my first read by this author and I enjoyed it. Can’t wait to read more!
I really love stories that involve people that are alike as well as so unlike each other. Stories that want to know as much as possible about each character. This was a sweet read; I loved it.
Two people with similar problems get together.
The stories of this brothers are so inspiring, can wait to finish reading about theater brothers
Would have given it 5 stars but for the totally un-necessary swear words.
Nicely written and a sweet story.
I love to read. I thoroughly enjoyed this story
Tanner’s Promise is a page turner. The author takes the reader on an emotional journey as Tanner comes face to face with his high school crush, Francie. Tanner has grown beyond the troubled boy he used to be, and he needs to see that Francie has also grown. Tanner’s is struggling to do the right thing for his orphaned little sister, Maddie, who steals every scene she’s in. Many authors don’t write children well, but Kaylie Newell nailed it. This was an enjoyable book, and I’m looking forward to reading the rest of the series.
This is the first book I’ve read by Kayleigh Newell and I found it very enjoyable. I like the characters. It was a good read on a topic that is real in our current society. There are so many broken families and this showed how the outcome can be positive. It was a warm story about some good people.
Unrequited love and family bonding are all looking to shape Tanner’s future. Sweet to watch him grow and start believing his worth.
Looked forward to each chapter.
Most of us survive high school even though the experience often leaves emotional scars that run deep. Classmates Tanner Harlow’s and Francie Tate’s high school experiences were vastly different. Can they get beyond those experiences to discover who they are today? Tanner finds himself in the role of temporary guardian to his 11-year-old sister, Maddie. The teacher in Francie reaches out to the young girl. Together they create an unbreakable bond. This is a story of adults and a pre-teen growing up.
Tanner and Francie will have you in their corner cheering them on as they journey along the road to happily ever after. When Tanner found himself responsible for his little sister, he was in a bind because it came at a time when his business was at a make or break level. Francie came back right in the nick of time. She needed help with her yard and Tanner needed help in the form of a sitter for his sister. What they hadn’t expected was the connection that they would have for each other and how it built into something more.
Loved the hero, Tanner! I’m a sucker for tall, dark, complicated and brooding! A sweet story of love and family.
This is the first book I’ve read by Kaylie Newell, but it definitely won’t be my last. I really enjoyed reading reading Tanner’s Promise. This book is about Tanner and Francie. Tanner has the responsibility of taking care of his kid sister, Maddie, after their mother dies. He’s just started his landscaping business and he knows he can’t take her to every job. When he goes to a client’s house, he’s surprised it’s Francie, the girl he secretly loved in high school. Others may have known about his feelings for her, but she didn’t. Francie suggests that Maddie stay with her while Tanner works and he can knock some off what she owes him. I’m not going to leave any spoilers, but I will say this is a beautifully written, emotional story that will have you falling in love with Tanner. I can’t wait to read Luke and Judd’s stories, Tanner’s brothers.
Raising His Sister
Tanner being the youngest and currently the only brother in Montana took in his little sister Maddie, but his aunt wants to take her to Hawaii. Francine has moved back and is fixing up her home when she runs into Tanner. But she offers to help him with his sister.
Entertaining story, nice read.
