Fantastic Love Story!
This is the first book I have read by S.M. West and this will not be the last. What an absolutely fantastic love story from beginning to end. The characters were phenomenal and you can’t help falling in love with them. Zach and Paige have instant and intense chemistry that just oozes off the pages. Their story gives you a bit of everything, wittiness, excitement, angst and lots of drama. Plus some very sexy heated moments. I loved everything about their story and was sad to see it end!
This story is really well written, has characters that are created with tantalizing depth and captivating story line.
It had me laughing and crying and really, really hot and bothered. I could not be happier with their HEA and how everything played out.
Do yourself a favor and get this one. It is worth every penny.

This is my first time reading this author and OMG I absolutely LOVED it so much. I was only sad when it ended. It stars Paige and Zach. Paige is in big trouble and her brother is owed a favor from Zach and asks him to help her.
She has the creepiest landlord ever and so she goes to Zach for help and to be able to break her lease. Zach meanwhile is very wealthy but he cannot touch his inheritance until his grandmother believes he is serious with a woman and so he asks Paigie to pretend to date him while he helps her out.
With two very nasty exes, a very nasty landlord, and an adorable grandmother this story was so much fun. It is a standalone, and my first by this author but there are previous books about Paige’s brother and bestie and also about her mother and step dad.
This was a wonderful story and I plan to read more from this author.

I loved this book! The storyline kept me engaged from the first page until the last. I adored Zach and Paige’s story, their connection and chemistry, and I enjoyed their interactions together. I enjoyed it immensely and highly recommend it.
I was lucky to win an arc of this book and I was ecstatic to get my hands on it early. I met Paige in a previous book and I’m so happy the author told her story. Paige and Zach started a fake relationship but it became so much more. I fell in love with these characters and this story. Zach was the ultimate book boyfriend he was caring, compassionate, and sexy. This was a fantastic read!
This is the 4th book I’ve read written by S.M. West; she has done a great job at writing a good book; I can’t wait to read more of her books.

Real Liars is a fake relationship billionaire romance which is told in the first-person point of view.
Zach is the most eligible bachelor in Toronto and has a business venture that he would like to partake in but in order to partake in the venture, he needs the trust fund that he does not have access to until he either turns forty or gets married. Paige needs a lawyer to help her with her landlord of the new house she has moved into and her brother calls in a favour with the richest most eligible bachelors in Toronto. When Paige walks into Zach’s office he gets the idea to offer her a proposition, where he helps her with her landlord and she is in a fake relationship with him. As their fake relationship progresses things start to turn real but it can not be real when it’s all a lie, or can it?
Real Liars is a story of how the right person can open your eyes to even things you thought you could not have. The novel had everything from a little bit of suspense to laughter. I enjoyed how Paige wiggled her way into Zach’s heart without him even realizing and breaking him out of his stuffiness. This was my first novel by S.M. West and I will be reading more of her novels in the future.

Zach Rothwell is my new book boyfriend. He’s a white knight in a designer suit … and he is super hot! This book is a page-turner, and once I opened it, I couldn’t put it down. Engaging, funny, sexy, and smart. I loved every minute!
This is the first book that I’ve read by this author and I thought that this book was written fantastically. I wasn’t disappointed and neither will you be and I really like the way that this author writes.
Zach is a sexy, hot rich business man but he has a bit of a problem, he cant get access to his trust fund until he settles down and gets married.
Paige is also in a situation, so when Zach tries and offers a solution that could potentially help them both a sot of pretend dating agreement that will benefit them both. Things start to get a little out of hand and they actually hate lying to their families. Also what these two didn’t bank on was having any feelings developing that they thought that they could keep it under control and strictly business and that would be it. But oh no!

This book was a great read if not a tad predictable. I really like this author’s writing style and I felt she knew exactly how to bring these characters to life on the page. The chemistry between these two is very hot and sexy, they both get more than they bargained for completely and I really liked how protective that Zach is over her. I enjoyed reading this book and I will definitely look out fir this authors work in the future.

I LOVED this book. Fake relationships is one of my favorite tropes and when I read the blurb for this book, I knew immediately it sounded like a book I would enjoy. It surpassed my expectations.
Paige meets Zach when she needs help with a landlord issue. Zach is looking for someone to enter into a fake marriage with him so he can gain access to his trust fund. They decide they can help each other out with their respective issues. That just touches the surface of the story and it soon becomes a question of whether something that starts as fake can turn real.
I loved both Paige and Zach. Paige has trouble believing that Zach would be interested in a real relationship with her and watching her struggle with that was heartbreaking. She fits in fantastically with Zach’s grandmother and cousin and I loved watching those relationships develop. Paige grew throughout the book and she found her own identity by the end. It was a joy to watch her journey.
Zach seemed like he was going to be a jerk, but it didn’t take long for his true colors to show. Underneath the tough exterior, he was a loving, protective man who just wanted to make those he loved happy. I loved how open he was with Paige about his business and although he did keep some secrets, he thought he was doing what was best for everyone. He did have a bad habit of assuming that people knew how he was feeling without him actually speaking it.
It was such fun watching Zach and Paige’s relationship develop. They were funny, sweet, heart-wrenching, sexy, and an all-around delight. Their chemistry was off the charts!!
This was one of best fake relationship stories I’ve read in a long time. I would highly recommend it. S.M. West is a new author to me and I will definitely be checking out her backlist.
What a wonderful story! Both Zach and Paige start out thinking they can work out a business arrangement that will benefit each without getting involved in a relationship. Zach finds he feels very protective over Paige, and when he calls her one night and she needs help, he finds he can’t get there soon enough to get her safe.
Paige isn’t used to being so important to someone else so she measures every act of affection or need as just being part of the business agreed to. She becomes close to members of his family and feels guilty for lying to both her family and his. She has that kind of giving character where other peoples’ feelings matter.
This a a great fake relationship story that I enjoyed more than most because it didn’t take at least one of them very long to realize it was real.

This was so good! I love the story of Zach and Paige. I could not stop reading this once I started. West is one of my must-read authors, so I was eager to get my hands on this story, and she definitely delivered! Each new book is better than the last, and I know my romantic heart is in talented, well-qualified hands when I read a West novel.
Paige Hayes has family she’s close to and a job she enjoys, but her living situation, not so much. When she finds her creepy landlord in her apartment without her permission, she mentions it to her brother who puts her in touch with a local guy who owes him a favor and can help Paige.
Zach Rothwell is far beyond just some ‘local guy’ as the heir and CEO of Rothwell Enterprises. While he should be running the show completely by now, his grandmother is withholding the trust fund he needs to diversify the company until Zach ‘settles down’. When Paige Hayes comes to him for help with her landlord problem, Zach realizes she may be just the girl to help him out. He proposes a business only, fake dating arrangement to Paige and she reluctantly agrees.
This is the point where my heart lets out a happy little “squee!” and I settle in for a delightfully entertaining ride. Because we all know the dating will turn real as feelings emerge, and the lies and scheming are bound to come back to haunt them. But there’s still an issue of trust because, with both of them lying to everyone in their lives, how can they each know when the other is telling the truth?
West has a talent for bringing her characters to life, so that I feel like I’m experiencing the story as a close friend of the characters. Zach and Paige are both life-like and multi-layered with winning, authentic personalities that enchanted me from the first page. Their story is humorous, engaging and hot, their chemistry is undeniable, and there’s just enough angst to keep you turning the pages late into the night.
Reading this book was easier than listening to audio because it practically read itself. I couldn’t get enough of this story and the characters and read it straight through. I wasn’t nearly ready to turn loose of these two, which is a good thing because they’ll always own a piece of my heart. Run to the 1-Click and get your copy right away. Don’t even bother trying to guard your heart, because Zach and Paige will effortlessly own it.
