What a fantastic read this is! Fake relationships are one of my favourite tropes and this one certainly doesn’t disappoint. It’s lighthearted and sexy with a tad drama for added excitement to a well written, feel good storyline. And last but not least, I loved the narrators who delightfully brought these wonderful characters to life. I highly recommend it!
Real Liars was another book by this author that had me reading late into the night. I enjoyed seeing the friendship develop between Paige and Zach as they become best friends whilst also falling in love with each other. There’s some low level drama thrown into the mix with a landlord who doesn’t know boundaries and people from their pasts who don’t know how to stay where they belong, but some of the other secondary characters add to the story and I’m hoping we’ll get to see them again. SM West never fails to deliver a book that I can lose myself in and I’m always excited when she announces there’s a new book coming.

Paige is sent by her brother to Zach when she has problems with her landlord coming in when it suits him. Zach will help her if she helps him. He is looking for a fake girlfriend to convince his grandmother that he is mature enough to get his trust by getting married. Only they both notice that their lies are not real, but their feelings for each other are. Where does the lie limit end and what is real?
The chemistry between Paige and Zach comes across well. Even though he’s mega rich, he doesn’t use his money to win her. He does that by being completely there for her. A story with a lot going on, nice to read

This isn’t exactly your typical fake-relationship romance; it has a fun, super creepy twist, involving a stalker. But not in the ‘this is just an excuse to bring my couple together’ way. This author clearly put care into this aspect of the plot and I appreciate it because it makes for a skeevy landlord I love to hate.
I also admired the writing while enjoying multiple antagonists, neither of which having anything to do with the other. I would absolutely love to read more from this author because she took the time to build in aspects like this, as well as to design complex characters.
Absolutely love how the FMC evolves into a total badass as a result of her circumstances, this is really well-designed.

I absolutely love Suzanne’s books! They always leave me with a smile. I really enjoyed the relationship that bloomed between Paige and Zach. Their relationship was bit of a rollercoaster but you couldn’t help but root for them.
Ava and Tor did a great job on the narration. I look forward to listening to more of their work in the future.
I would highly recommend if you love fake relationships or contemporary romance.
I simply loved this story! Fake relationship is one of my favourite tropes, but this one was so much more. The storyline was really great. I loved the chemistry between the main characters Paige & Zach, and I also liked their families (Nan was the sweetest).
This review is based on the audiobook. Both narrators (Ava Erickson and Tor Thom) were very, very good. They really brought the characters and the story to life.

This is such a wonderful story! I was easily drawn into the plight of Paige. Even Zach and his struggles. This is a great romantic listen with a suspenseful twist in there. It has such a nice flow and made me *feel with the characters. Paige is a favorite because she really didn’t take any of Zach’s bossiness. But yet when push came to shove he wanted to be all up in her business. She also…well they both had such growth in their characters it was nice to follow along. I loved her family! They are so friendly and adorable. Perfect secondary characters!
I did listen to this on audio. Tor Thom and Ava Erickson did an amazing job. Tor Thom rocks this as Zach and his other male voices (the landlord!). His voice is soo sexy when he does the love scenes….and other times too!
This is a new author for me. I will be looking for more from her to listen to. I really enjoyed this one. Her character building and story were perfect!

I thoroughly enjoyed this book is well written with original and interesting storylines that are captivating from start to end. The characters are realistic and easy to relate and connect with. Paige broke up with her live in boyfriend and let him have the apartment, her new place is not in the best area but she jumped on to get away from her loser ex who was freeloading off of her. Unfortunately her new place comes with a creepy landlord, one who comes and goes when he pleases to make much needed repairs. She told him to stop doing that but he continued to do so leaving her feeling unsafe. Reaching out to her brother he tells her his lawyer friend owes him a favor and she should seek his help for legal action and protection. Zachary Rothwell is a CEO of Rothwell Enterprises, he helps run a multi-billion dollar empire, an empire build by his late Grandfather, Galen Rothwell and his Grandmother Nanette “Nan” Rothwell who is still heavily involved in the business and holding the reins of Zachary’s trust fund, a fund he wish he could access for more business ventures for the company. The problem is Nan keeps changing the stipulation of the trust, the latest being he has to wait until he is 40 and/or he gets married. He tried go with marriage route but that did not work out. When Paige comes to see him about a problem with her landlord, he owed her brother a favor, he gets his legal team on it. He also sees an opportunity and takes it offering her a proposition, to pose as his girlfriend, which she agrees to do. She falls into the role with ease, Nan really likes her and asks for her help on a fundraiser, it is then that she gets to meet some of the sharks in Zachary’s world. I love how everything plays out in this book, it is cleverly plotted and there is never a dull moment. There is plenty of drama, bsome angst, some thrilling and suspenseful moments thanks to the creepy landlord, heartfelt moments and some hot romance as they cross the line from fake to real. S.M. West, thank you for this great story and the emotional rollercoaster ride.
I listened to the Audible edition, Ava Erickson and Tor Thom are fantastic narrators and voice artists. They do an awesome job portraying the characters, bringing them to life, giving each their own voice and personality. They truly grasp their character’s persona, capture all their emotions which is reflected in their performance. They are entertaining storytellers and pleasure to listen to. It started off as an arrangement…a fake relationship. Paige has a poor history with men, her latest disaster is the reason she’s been forced to rent a rundown house with a creeper landlord. When the landlord starts stalking her, Paige’s brother sends her to real estate mogul, Zach Rothwell, for help. Zach seizes the opportunity to form a fake relationship with Paige to gain access to his trust fund. As the duo spend time together and become immersed in the relationship, the lines are blurred…is it still fake? I enjoy a good fake relationship to more story and this one did not disappoint! Throw in a ‘scorned’ ex and a playboy and you have a book that’s ‘unputdownable’. Highly recommend this book.

S M West is a new author to me although I have listened to the narrators Ava Erickson and Tor Thom before. The story was well written, engaging and it was great to see the growth of both the main characters as the book evolved.
I found the story entertaining and the narrators certainly brought the story to life for me. When time permits I will be looking at other books from S M West.
Paige needs a lawyer and her brother calls in a favor. Zach needs his trust fund and the only way to gain access is to have a date. Paige is desperate to have help escaping her stalking landlord and strikes a deal. Their romance is not conventional, but it is certainly addicting. I could not wait to hear more of their banter and fun. Their chemistry is so obvious to the reader, yet they are oblivious to it, or struggling to fight it. The push and pull and internal struggles they dealt with, had me hooked and I could not stop until the end. I look forward to more stories from S.M. West!
Ava Erickson and Tor Thom brought this story to life. It was through their narration that I immersed my mind into the story and I could not escape until the end. Ava really understood Paige’s character and it showed through her performance. Tor Thom has the best alpha voice and he definitely was the perfect Zach. Ava and Tor narrate so well together. They compliment each other. Their performance enhanced the experience of this story.

New authors are so much fun to get to know, and SM West is new to me. This book has it all. It pushes all the buttons and I could not stop listening! Paige is being stalked by her landlord. In need of a lawyer, her brother calls in a favor, and is put in touch with real estate mogul, Zach. Zach needs access to his trust fund, but stipulations keep changing, and now he needs a wife. The deal is made. His help for hers and the romance begins. This couple has it all. And what I really love, over and above their chemistry is the way they talk. It’s not just about sex, or their reason for the deal. They talk. And it’s refreshing! The added element of the crazy landlord just pumps up the creepy suspense, and I am a lover of it. It’s got it all! And now I am going to go look for more from SM West!
Not only is the story good, but the narration team of Ava Erickson and Tor Thom just enhanced it for me. Erickson has such a great voice and she dials into Paige finding all the nuances of her personality. Thom finds that alpha male essence and adds that to the strong, compassionate disposition of Zach and brings him to life. It’s a phenomenal listen!

Zach and Paige come to an agreement. A simple business arrangement. What happens when the arrangement gets complicated? These two were fun. They had good banter and I love the slow burn!! A good story to sink your teeth into.
He needs a wife to gain his trust fund before he turns 40 and she needs a lawyer. Surely they can pretend an involvement in order for him to get his grandmother to loosen the chains on his trust. What they neither intend is to fall in love with each other. This is a very good romance with a happy ending.

What happens when two people pretend to love each other well you have to read the book. Paige has a good life but a real perv of a landlord who won’t stay out of her home she has and ugly ex. Zach needs his trust fund and needs a wife to get it he’s and eligible bachelor also with a crazy ex. Pretty soon take becomes real but convincing Paige will take more then just words because no matter how many times Zach says it’s real she isn’t convinced. There’s drama chemistry and humor. You start with a lie or two but eventually you get real love.

I really enjoyed this book. I loved Paige and Zach together. I am definitely going to be reading Olivia and Sam’s book.
Paige needs help with her landlord and Zach needs a fake fiance, so the two decide to help each other out. Neither knowing they would end out falling for each other by the end. I love Zach and Paige together and all the drama, secrets, fun storyline, believable characters and a great HEA make this a great read.
Ooooh, a toe curling sexy read with fabulousy flawed main characters. Drama with a beyond creepy landlord, an unsavoury married man & a deluded ex of the hero he repeatedly swept in to save the day, how could she resist him? When he changed his plans to direct his trust fund from his dreams to acquire hotels for the business to the charity his fake fiancee was passionate about she knew their relationship was for real.
