With a past that’s given Griffin an armoured shield to protect his heart, can a man who is a nerdy geek by day and a flamboyant model by night find a way to break through his barricades?
Griffin Hudson is a hard-nosed businessman, who has fought his way up from the back streets of Glasgow. He has little time in his busy life for relationships and has never considered tying himself down to … himself down to anyone, never mind a man.
That is, until Charlie.
Charlie McGregor is a geek who has transformed himself into a glitzy model. He’s a contradiction, a conundrum that Griffin wants, no, needs to understand. The only thing is, Charlie is more elusive than the Scarlet Pimpernel. Given Griffin’s jet-set lifestyle, will he be able to pin Charlie down long enough to figure out what it is about the man that makes him want more?
Property of a Billionaire is a standalone MM gay romance, with a nerdy geek and a man who is gay only for him.

Thoroughly enjoyed this story of Griffin and his Charlie.
JP Sayle’s has done it again, as I started reading Griff and Charlie’s story it drew me in, keeping me totally entertained and loving every moment of it. Growing up was tough for Griffen, his father and Uncle were bare knuckle fighters who enjoyed drinking more than fighting and figured Griff could make them some cash by taking their place. Luckly for him Alexander broke up the fight one night, took him off the streets, paid off his father and taught him everything he knew about running a business. He sees Charlie for the first time at the college where he was a guest lecturer and then again at a fashion show for his new business venture, there is just something about him that draws him in but wait…I like women right…..but. But there’s just something there, I have never felt like this before so maybe it’s time to spend a little less time working, more time living and build maybe a future for us together.
Hold on tight! Griffin Hudson is totally hot! I loved his character a lot…I mean like a lot, a lot!! He’s growly, stern, and oh so complicated. My favorite kind of character. Then there’s Charlie. He’s nerdy, sassy, and sexy all rolled into one. He’s fantastic. With this story you get hurt/comfort, opposites attract, and out for you. To be honest, out for you isn’t one of my favorite tropes, but JP Sayle worked her magic and with Griffin’s character being the way he is, I almost forgot that about that aspect of the story because Griffin was so accepting and absolutely didn’t care what anyone thought. Don’t be fooled though, this story wasn’t all sunshine and roses. That being said, this was an amazing story and I loved every minute of it. This book can be read as a standalone so no worries there if you are looking at this one to read. I would also mention, don’t forget to catch the extra bonus scene with Griffin and Charlie at the end. You won’t be disappointed.
I was gifted my copy of this book.
I love Ms Sayle’s Manx Cat Guardians, but the ones that have come after have been a bit hit and miss, but this one?? It was a delight to read!
Yeah it’s a billionaire love story with an impoverished student, but who cares? I loved Griffin, I really did. He doesn’t throw his money about like some, but when he NEEDS to, he does.
Charlie is cute, a student and part time model. He looks after his Nanna when he comes home from uni. I loved Nanna! She is funny, puts both Griffin and Charlie in their places at points. She made me laugh out loud so many times.
I felt for Griff, at points along the way, I really did. His history is dark, and could well have been deadly save for an angel called Alexander, who pulls him out of the pits of hell. Griff knows he was lucky, and he thanks Alexander every day for saving him. But the past comes back to haunt him at points in the book, when he least expects it, and it breaks your heart, it really does, reading to what happened to him at the hands of his family, no less.
Both Charlie and Griff have a say, in the first person. Each change is clearly headed, and comes as the chapter changes. There is an age gap between Griffin and Charlie, but it’s not a daddy kink book. There is some talk of Griff experimenting with his more dominant side, but its all off screen. It is dark, as I said, but as dark as it is, its sweet and sexy. Griff is, for all his wealth, a little out of his depth with Charlie and it’s amusing in places. At one point, I wasn’t sure Griff and Charlie would even GET to the Main Event, you know??
It’s what I think I enjoyed the most, you know? The fact that we are kept waiting for that Main Event. It’s not about the sex between these two, it’s about the journey to get to that point, and I really, really enjoyed it.
Thank you, Ms Sayle, for my copy, I thoroughly enjoyed it!

This story has it all – brilliant MCs, a plot to die for and wiritng craft that mkes it a pure pleasure to read. The characters steal the show though. I loved how much care went into their development and background, and how the author took the time in the story to let us get to know them fully. Brilliant writing!
