JamesonShe hates me. I can’t say I blame her, in fact, I thought it was best this way. That was until I realized just how much I really cared for her. Now all I want to do is protect her. It wasn’t supposed to be this way.OliviaI hate him. He’s always been a thorn in my side. When my life is flipped upside down, and I’m fighting to stay above water, things between us shift, and I begin to … us shift, and I begin to question everything I thought I knew about the boy next door. It wasn’t supposed to be this way. I never should have kissed him. It was only a matter of time.
After all, 425 Madison Ave is the perfect place to fall in love!
*Each book in this series is a complete standalone, but trust me – you’ll want to read them all!

A must read plot and characters. I volunteered to read an advance copy for an honest review.
Tender and cute despite the atmosphere
Good simple romance that manages to stay tender when the main character, Olivia find herself, and this despite the somewhat heavy atmosphere related to her family problems. She spends her time hating the only person who seems to want to protect her with her father, Jameson. Since childhood, he protects her with strange ways. She came to New York and now for work, he comes to live next door, which annoys even more Olivia, although she feels, but refuses to recognize, a link exists between them.
I voluntarily reviewed an Advance Reader Copy of this book
Another good one in the 425 Madison Ave Series. Can be read standalone. Packed with emotion and great characters! Do not miss it! I read an arc copy of this book
Liv moved to NYC two years after getting her dream job. She needed to get away from her hometown, her ex and the one person who has managed to drive her crazy since they were kids. Now, with the help of Leo Eastman (from Must Love Coffee: 425 Madison Avenue #1 by Leigh Lennon) her dream of opening a school and therapy center for special needs children is about to finally happen but the last thing she expected was the person she hoped to never see again and fall in-love with.
This is the 6th book in the 425 Madison Ave series and is absolutely fantastic. It can be read as a stand-alone but I highly recommend reading this series from the start. I’m looking forward to Back For More by Sylvia Kane!!
Wow! Short. Sweet. Powerful! This story had me in tears while giving me butterflies all at the same time! Jameson is exactly the kind of man we all dream of! I absolutely loved their story! I wish there had been more. I think this was a great addition to the series.
honestly liked this story aside from the horrible skanky mom but the rest was good I got emotional when the dad died and understood her anxiety after her loss. Thankfully they worked everything out and had a wonderful life together
LOVE UNDER CONSTRUCTION by Aubree Valentine is book 6 in the 425 Madison Series. This is the story of Jameson and Olivia ‘Liv’. I haven’t yet read the previous book, but feel you can make this a standalone book if you wish to do so.
Olivia moved to NY when she was able to get the job she had wanted. This move also gave her a chance to put behind her a Ex and to get away from her arch-nemesis Jameson. Jameson has always just wanted to protect Olivia which sometimes caused issues between them. But after some upsetting news both start to work past their enemy feelings and move more into their passionate feelings.
This was a really good quick read.
This series is freaking awesome and I love the building so much! Each group of people we meet just sucks me in more and more. This author is completely new to me and I loved her writing!
Olivia seems like a feisty woman who not only wants to do for herself but needs to prove she can. My heart broke for her most of this book and her actions made my heart weep for her because I knew her pain. She just wanted to feel and I love how Jameson became this man we all hope our man will become.
While my heart was sad for Olivia, my soul broke for Jameson during most of the book also with him being tossed aside. He seemed like such a passionate man. While he made a bad choice in the beginning I could understand he’s a man and will do stupid man things, I was still angry.
This hate that Olivia has for Jameson seemed so passionate in itself and I couldn’t help but hope for more. A few parts rubbed me the wrong way and unfortunately at the end, the abrupt ending threw me off. It was a great ending and I LOVED the extra, I don’t think it needed to be so BAM right after the ending. Congrats on this emotional read! I held onto each word and sick at each thing Olivia’s mom said!
Olivia is living in NYC teaching at a school she loves and is embarking on a dream project creating a school for at needs children. Jameson is in NYC after relocating starting a new project for his construction company and is hoping to finally get the girl of his dreams. The only problem is she can’t stand his interfering ways. Olivia and Kameaon have known each other all their lives and have never really gotten along. He is sure she is the one for him though and he is ready to fight for it. However soon after his arrival Olivia learns some heartbreaking news and has to go home to deal with it. Jameson is determined to be there for her, but Olivia isn’t sure her heart or mind can take it if things dont work out. So will she let fear win or will she finally step up and get her HEA. This book was sweet and sassy and really maddening at times. Her mother was the stereotypical southern b!+ch and I really just wanted to go through the book and strangle her. Seriously just horrible. My other problem with this book that almost made me stop reading it a couple chapters in was when Jameson tells the reader he is in NY to finally get Olivia to give him a chance and he finds out she is living in the same building in the first night when the ring into one another at a party and then he proceeds to bring home another woman and sleeps with her while Olivia hears about it through the walls because they live next door to each other. Seriously it pissed me off and almost made put the book down. Kind of ruined the book a little bit for me and I couldn’t get over it. The book would have been 4 stars if it wasn’t included. All in all the book was good and how the author dealt with Olivia and her anxiety was great. She had some real growth and it was great to read.
I enjoyed this book. There is a lot of tension and emotional turmoil in this enemies to lovers romance. The moving story really shines a light on how complicated feelings and love can be. I really liked the couple and their chemistry. A very good read and another fun addition to this entertaining series.
This is Book 6 of the 425 Madison Avenue Series and my first read by this author, and let me just say that I am pleasantly surprised. I enjoyed the storyline, the characters and the author’s writing style. It is a sweet romance between neighbors, Olivia and Jameson. These characters are likable, their connection strong, and the unconventional plot makes for an intriguing read. It is a love story with just enough drama and humor, plus engaging secondary characters to keep the reader interested. Overall, it is a solid read all around with heart and heat, plus a happy ending.
I voluntarily reviewed an Advance Reader Copy of this book.
I have really enjoyed the 425 Madison books, they are each unique and entertaining. Jameson and Olivia were a bit of an odd couple, enemies to lovers, sorta. Jameson has always looked out for Olivia since they were kids at the request of his parents and hers. Olivia sees him as someone she can rely on and yet still sees him as annoying. The way they reconnect was different and you start to think that Jameson’s feelings for her are more than friends. When Olivia’s life starts to fall apart, he is very much her support system. When Olivia completely breaks, the fallout is catastrophic. Luckily, this is a romance so we still get a happy ending. I will definitely be checking out more from Ms Valentine. Her style makes it easy to step into her characters lives and get lost. 4 stars for Love Under Construction.
I thought this was a good story as Frenemies romance. Love the characters names: Jameson and Olivia. They sound sexy together (wink). Yeah it is set back on 425 Madison. Parts of this story really broke my heart. I think what I struggled with is that it didn’t always flow smoothly especially in regards to Olivia’s mother. The whole storyline with her parents was sad and awful. I was really happy that Jameson was their for her. Overall this book is a good addition and I look forward to the next one in this series. Happy Reading.
This story brought a lot more than just love to the table. Within this book you get heartbreak, a few laughs, heat and we get to see some of our favorite characters from previous books if you’ve read any of the other books in this series.
I have to say I found Jameson very charming and funny. I have to admit at first Olivia got on my nerves but as I learned about her life I came to feel sympathetic for her. I don’t do spoilers I feel its not fair to the author. You can get preliminary information from blurb or better yet read the book. What I will say is the story will tear at your heart. It does have its comical moments too.
It’s an easy read. I read it in one sitting. So take some time and enjoy this tender story. This is my first book by this author and I can tell you I will be reading more of her work.

This was an ok read for me. I think it has mostly to do with the back and forth. Their HEA was seriously hard fought. There are some big issues from past, that come forward, they Liv and Jameson have to deal with.
Love Under Construction is Book 6 in the 425 Madison series and these stories stand perfectly fine on their own. What an emotional rollercoaster! Wow! This book brought out all the feels. I adored Jay and Olivia and can’t wait to read the next book in the series.
Another amazing book from this series of books. I love Liv and J story and can be true in this day and age. Anxiety, love, death and emotions are all apart of life’s story just like Love Under Construction. An amazing story and great characters.
Love Under Construction is part of the 425 Madison series, which are all standalones set in the same Manhattan apartment building. Characters make appearances in other books but they are all true standalones. Olivia is a teacher realizing her dream of opening an accessible school for kids with special needs. Jameson is the owner of the construction company who is working on the project, and also has known Olivia since their childhood in Georgia. He’s always been her protector, encouraged by both sets of parents, much to the chagrin of Olivia. She sees him as her tormentor and is livid when she realizes he has moved in with his college friend, her next door neighbor. But when family tragedy strikes, he is the one person she can count on.
At first, Olivia seems to be irrational in her professed hatred of Jameson, but later in the book she lists many of the things he had done over the years and it’s easy to see her side. But when she really needs him, he is there for her completely. I also like how her anxiety is dealt with in the book – I feel like the accurate portrayals of both symptoms and coping mechanisms is important to help with normalizing mental illness treatment and ending the stigma. Jameson’s parents are incredible. One thing that wasn’t really explained was Olivia’s mother – in the beginning she seems normal if a little clingy, but morphs into a truly horrible person without visible reason.
This was a delightful short read that kept me engaged throughout. The sadness of the tale was something most people suffer, but the way it was described in the book showed it in a very relatable way. Truly enjoyed this book.
Liv left home for New York with hopes of escaping her dramatic past, and having the chance to make her dream of opening a school and therapy center for special needs children come true. When she left home she left behind a traitorous ex-boyfriend, and the one person who has always had a knack for tormenting her, her foe Jameson. Everything in her life seems like it might finally be going right, her dream is about to be realized, and she is finally starting to feel happy again.
But then a chance meeting with her new neighbor changes everything… and brings her past right to her front doorstep.
From beginning to end the pages of Love Under Construction had me captivated, it’s dramatic and emotional story line tugged on my heartstrings, and stirred up a serious case feels. These two one time enemies are unexpectedly thrown together in business, and before long their personal lives become entwined too. Liv never expected to see Jameson again, but when his construction company is hired to build her new school they find themselves forced to find common ground, and boy was it fun to watch these sworn enemies surrender to one another. This series has been such a wonderful discovery for me, each installment I have read has not only left my heart happy, but also introduced me to many new authors with delightful stories to tell. If you haven’t made a visit to 425 Madison yet, I highly recommend you stop by, behind each apartment door you will find one of a kind characters waiting for you, ready to take you on an unforgettable journey.
I requested an advanced copy of this title from the publisher, and I am voluntarily leaving my honest opinion.
