From New York Times bestselling author Penelope Ward, comes a new standalone novel. The beginning of my sophomore year in college was off to a rough start. On the first day of orientation, I had an altercation with an infuriating British dude in a campus bathroom. (The ladies’ room was out of order. So, I used the men’s room. Don’t judge.)I got home later that night and realized that the foreign … realized that the foreign student we were expecting to rent a room in my parents’ house was allergic to our cat.
So, the spare room went to someone else: Caleb—the British guy from the men’s room.
And so it began…my love-hate story with Caleb Yates. Or was it hate-love in that order?
The guy knew how to push every one of my buttons.
Sometimes I’d email him to express my aggravation and disdain.
He’d actually rewrite my own words and send them back to me.
That was the type of infuriating person Caleb was.
So frustrating.
And…
Sometimes incredibly funny and endearingly sweet.
And hot.
He eventually grew on me, and Caleb soon became one of my best friends that year.
Too bad he was headed back to England soon, so nothing could happen between us—for so many reasons.
I definitely couldn’t fall in love with him, especially since all we had was just one year.

Another truly engaging book delivered by Penelope Ward. I can’t help but fall for her characters whether college aged or older. Caleb has me with his genuineness, sense of humor and mostly that British accent.
I love how easily he acclimated to his new family and became part of it. Teagan and Caleb although different found a lot of similarities in themselves.
This book would fall under college romance /enemies to lovers. But definitely a must read with all of the angst, humor, chemistry and emotion. Grab your copy and see what happens in “Just One Year”
The attraction and love in this story is unreal.
This is the story of Caleb & Teagan. Caleb is an exchange student and will be going to the same college as Teagan. The original student, Bo Cheng couldn’t stay in Teagan’s house because he was allergic to cats. So, Caleb was picked to switch with him instead. This is a slow burn love story with a lot of emotion and tears. It goes right to your heart. There are revelations that will surprise you. They come out of the blue. I really enjoyed reading this story. It is one of the best I’ve read to date. Looking forward to more books from Penelope Ward.
One smelly mens bathroom, one embarrassed girl. Did she or didnt she cause the nose catastrophe..
It’s ok, campus is big, she’s never going to bump into him again..right?
One year of freedom in a new and exciting country with a new family.
Oh look there’s bathroom girl inside his new home..
Their first encounter wasnt ideal, but it was certainly unique and from that moment on I was hooked.
I wanted to know more about the British hottie who had a wicked sence of humour, and more about the reserved American girl.
As they grew closer my heart started to ache for them both. With a deadline of one year I could feel the tears forming and I’m not ashamed to say I cried for them.
They touched me in a way few characters do. They were perfect for the story and perfect for me.
Penelope writes straight from the heart and you can tell. Theres alot of love and passion gone into writing this book and it pours out through the characters on every single page.
Definitely a top read for 2020! This book… I felt like I was holding my breath for most of it. I FLOVED Teagan and Caleb together. They were witty and magical when they were in each other’s presence.
The thing I love the most about Penelope’s books is the witty banter. It can be so sarcastic and sexy and gives you all the feels. I didn’t want to put the book down for more than a few minutes at a time because I just needed to know what was coming next.
My heart was racing. I felt every emotion of Teagan’s and Caleb’s. You could feel their emotions leaping from the page and OHHH how I loved Caleb’s response to Teagan’s emails. They had me in stitches.
This will most certainly be my favorite book of Penelope’s to date… that is until her next book releases. I just don’t know how she keeps topping the books of the past but I know when I crack open her next read, I can guarantee I’ll get a great read!
A Beautifully written friends to lovers story.
I liked how Author Penelope Ward gives us the romantic college life story of Caleb and Teagan.
It is pure, sad, funny, and full of unexpected surprises.
I really enjoyed the growth of their friendship that grows into a love that makes your heart swell with such a rush.
Go get this book & enjoy being in love with a smart college girl & a hot british exchange student who will show you what it is like to fall in love within just one year!
4.5 Cherries Popped
JUST ONE YEAR by Penelope Ward is a contemporary, new adult, stand alone romance story line focusing on nineteen year old Teagan Carroll, and twenty-two year old, British exchange student Caleb Yates.
Told from dual first person perspectives (Teagan and Caleb) JUST ONE YEAR follows the building friendship, relationship and love between nineteen year old Teagan Carroll, and twenty-two year old, British exchange student Caleb Yates. Caleb Yates is older than most college freshmen but a year in Boston meant a year running from his problems back home. Finding himself a temporary member of the Carroll household brought Caleb up close and personal with the woman with whom he would fall in love. What ensues is the back and forth, yin and yang, up and down building romance and relationship between Teagan and Caleb, and the potential fall-out as Caleb’s time in America comes to an end.
Caleb Yates struggles with the demons from his past but for a short time he is able to push the demons aside as he navigates college life in America. Boarding at the Carroll home, Caleb feels like part of the family, a family wherein his attraction to Teagan is hidden behind friendship and sisterly-love. Teagan Carroll has always felt like she never belonged having never known her mother, a woman with a questionable reputation. Hiding in plain site only made matters worse when her attraction to Caleb felt one-sided and wrong.
The relationship between Caleb and Teagan begins acrimoniously when Teagan finds herself in the men’s washroom, only to come face to face with Caleb Yates. From that moment on, the push and pull between Teagan and Caleb is often offset by Teagan’s jealousy, and Caleb’s friendship with other girls. The $ex scenes are passionate without the use of over the top, sexually graphic language and text.
JUST ONE YEAR is a story of family, friendships, and relationships; a story of secrets and heart break; of regrets and love. The premise is heart warming and engaging; the characters are real and unforced; the romance is flirty and tender.
I’M REALLY HUNGRY FOR S’MORES
Teagan Carroll is a beautiful, down to earth, introverted, college sophomore and card carrying member of Mensa, who is living at home and studying to be a marine biologist…The sweet and quirky Teagan has a somewhat strained relationship with her family, for all of their own good reasons, and after an embarrassing initial meeting in a men’s restroom with a sexy Brit, Teagan is not happy that her stepmother has given her old bedroom (she’s transformed their basement into a little apartment) to the sweet and sexy Caleb Yates, a hot foreign exchange student from the UK spending his freshman year of college in Boston……Plus, he’s the sexy Brit from the restroom….Caleb will be in Boston for Just One Year….. but with these two living under the same roof, feelings begin to develop and the intense sexual tension should make it one long school year……or it may be the shortest one…EVER……Because…it’s Just. One. Year….
I loved this book….and the book cover….and I don’t know what I can say about Penelope Ward’s writing that hasn’t been said ad nauseum and by way better people than I am…JUST ONE YEAR is exactly what I have come to expect from her…..and don’t try to twist that into a bad way…I mean it in the best possible way…..Example…I know Penelope Ward will always give me a good story I haven’t read before…..strong, interesting characters, with lots of chemistry….a couple with lots of heat…..a story with lots of feels……dialogue like this…”Sex without an orgasm is like a candle without fire.” (Lol..maybe it’s not even meant to be funny, but it made me laugh))…and a happy ending. That’s everything I want….
Thank God For Bo Cheng!
This is yet another fantastic stand alone from Penelope Ward. This had me laughing right from the start. But, I also felt for both Teagan and Caleb.
The bathroom scene was hilarious! And then to find out the student you were housing had allergies and now bathroom brit is living with you! Poor Teagan!
I loved how this is a slow burn, building love and not an instant. Both characters have issues. They help each other heal from that baggage.
Teagan really came out of her shell.
Caleb went a couple of steps forward, then a few back. But he came out ahead at the end.
You’ll love this story and these characters. Go one-click!
Funny, sexy and full of charm…
Caleb and Teagan were an amazing pair from the start. No better way to start a story than to laugh and be amused! From their first meeting, there were sparks and humour, a great way for a relationship to begin. What followed was more of the same, along with lots of drama (ooh the drama!) and emotional highs and lows that make a good read a great one.
Caleb and Teagan were in college, very young (to me) and it showed sometimes as they worked through new love, old hurts and a boatload of angsty goodness.
Another great read from a favourite author!
*I happily reviewed this story
I loved everything about this story. This was the story that was fun, exciting and about everyday life all at once. I laughed, cried and smiled with content happiness at the love of these broken families. This was love in every form and the characters were so real that I felt every emotion and lived their experiences with them. What more can you ask for in a story? The only reason it did not get 5 stars is because it was just shy of life changing and thoughts of these characters were not staying with me throughout the day. But this does not take away from the loveliness of this story. Brava Penelope Ward!
I don’t think I have ever been one to fall for a head-strong British man…but Caleb just may have changed my opinion on the matter.
I immediate wanted to hate Caleb after his initial meeting with Teagen, but being a Penelope Ward story is should have instantly known that that would not stay the case for long.
Penelope has an amazing way of writing a her characters that you don’t stand a chance against their pull and how much they draw you in and make you feel every emotion as each character experiences them.
Caleb and Teagen kept me intrigued from their knit oak meeting I’m until the tragedy that was me finishing the book before I wanted it to end.
I usually love Penelope Ward’s books, but I found myself struggling with Just One Year. I loved Teagan and Caleb. Teagan was sweet, but closes herself off as she tries to figure out where she belongs. Caleb is a kind, thoughtful and sexy British exchange student that is trying to escape from his past. While living in Teagan’s parents house they start to build a friendship, but I just did not feel the connection between the two. I love a slow burn, but I didn’t feel the spark between Teagan and Caleb. Cute and easy read, I was just hoping for more.
Just One Year is a sinfully sexy slow burn, enemies to lovers read where the main characters Caleb and Teagan’s friendship develops into something neither of them saw coming. They’re both beautifully damaged, devoted, and tormented in some way. As they confide in each other, their dreams and secrets, they unexpectedly let their guards down. Shells are cracked, fears are tested, and they feel more alive… living in the moment and making it count.
Caleb and Teagan attempt not to lose the rare friendship they developed in the process, even as their intense connection radiates off one another, they struggle not to blur lines and cross them.
The beauty of every (love) story is: fate and the journey we take to get to our destination. Author Penelope Ward always amazes me with her one of a kind work! She sucks the readers in from the cover and blurb and NEVER disappoints, delivering another top read of the year with Just One Year!
This is another great read by Penelope Ward! I could not put this book down. This is a story and of a college exchange student that had to live with a family while attending classes. What started as a disaster turns into more in the span of Just One Year. You’ll fall in love with Caleb. A must read.
Penelope Ward is pure genius! I do not think my review can do this book justice! It begins in the loo and ends stealing your heart! Caleb is a transfer student to Northern University in Boston. He is from England. Bo Cheung was supposed to be living with Teagan’s family, but his allergy to Catlin Jenner, the family pet, changed their destiny. Teagan is a student at Northern too. So many twists you will not see coming! Grab some S’mores and some tissues and delve in to this amazing book! Loved it! 5 stars
Oh gosh, I love this cover so much! Not to mention British heroes are my weakness <3
Wowza!! I’m head over heels in love with Caleb! I couldn’t put it down! All I need is a sexy British guy and I’m sunk.
Teagan and Calebs story was different and I loved that tremendously. Its not a story I’ve read over and over which is much appreciated! It had its heavy moments but definitely can’t break a love like theirs.
Teagan + Caleb forever!
Thank you Penelope for another great book!
I have voluntarily read and reviewed an advanced copy of this book.
I really enjoyed the friendship and later love story between Caleb and Teagan. I especially enjoyed how family centered this story was.
Just One Year by Penelope Ward is a contemporary standalone romance told in dual POV between Caleb and Teagan. A little more light-hearted than usual for this author, there was definitely some angst and some deep-seated pain being dealt with, but overall this book didn’t go as dark as some of Penelope’s past books have. Regardless of the seriousness of the topics in past books, every single one I have read to date has been powerful and evoking and this book, Teagan & Caleb’s story, is no different. I enjoyed every single page!
Teagan is a girl who keeps herself separate from people. Closed off but not aloof, just more solitary than not. An unfortunate and embarrassing encounter in the mens room at the college turns worse when the guy she was embarrassed by/in front of turns out to be their new exchange student.
Caleb is a wonderful character. In tune with his emotions, kind, and patient and the bond that forms between him and Tegan is heartwarming. I haven’t read a book yet by this author that I have not adored. Enjoy!
I love new adult romance. This friends-to-lovers packs in all that college angst and emotional goodness I crave. Another GREAT read from Penelope Ward. Five STARS!!
