Every day, my neighbor tells me to have a good morning.Every day, I tell him to f*ck off. Kyle Lane is the town’s hottest cop. He’s also the man I’ve despised since high school. Each morning, he stands on his porch with an annoying smirk on his perfect face. He’s made it his life’s mission to get under my skin. Until one day, he’s no longer on his porch but on mine. He claims he wants to redeem … mine.
He claims he wants to redeem himself for ruining my reputation.
My instincts tell me to stay away, but with each morning he shows up, it becomes harder and harder to resist his charm.
I was never supposed to fall in love with my neighbor and once he finds out my secret, we’ll forever be enemies.
(An enemies to lover romance.)

Just Neighbors is dirty, funny, and packs a whopping emotional punch at the end. A true moment of – Wow, I was not expecting that! – made this an exceptional read and had me searching for everything Charity Ferrell has ever written to add to my TBR pile.
The book literally begins with “Every day, without fail, my hot neighbor tells me good morning. And every morning, I tell him to f*** off.” Further down Chloe’s inner monologue tells us “His voice and I share a love-hate relationship. It makes my panties wet, but I wish it belonged to someone who wasn’t an a**hole.” This has to be one of the best openings to a relationship between two enemies ever.
Right off the bat there are so many questions? What is with the animosity? What did the hottie do? Why is he so nice when clearly Chloe isn’t?
The racing of questions continued in my head while I was chuckling at the quick monologuing and cursing Chloe continued throughout several chapters at the beginning of this book. The aim of all her hatred, Kyle Lane her sexy neighbor, takes the verbal beating in stride, making me laugh even more. Everything Kyle does only seems to infuriate Chloe further and so their cycle continues with great sarcastic wit.
But why?
“I seriously hate you more than the Grinch hates Christmas.”-Chloe
As their cat and mouse game continues you get glimpses into their past. Kyle has always been Blue Beech’s golden boy or born from a wealthy family. Where as Chloe Fieldgain was born on the wrong side of the tracks, or more appropriately from the trailer park. There is definitely a story there between them, but I won’t spoil what that is because, WHOA! You need to experience everything yourself.
When Kyle finds a way to eventually break through Chloe’s defences, which is both hilarious and steamy, she is also plagued with serious doubts. Mostly considering they have a past, but also with another huge cloud hanging over her. Unsure if they could actually be anything beyond “just neighbors with benefits” be prepared for lots of emotional ups and downs.
“This is it. No going back. I can no longer say I resisted the temptation of Kyle Lane. I’m throwing down the white flag with no apologies.”-Chloe
Be prepared for one of the best reads of 2019. This book is so dirty and sweet, Just Neighbors is everything
UGH, this book. It has everything. Romance, sadness, steaminess, mystery, and witty banter. This book broke my heart but was beautiful at the same time. The twists and turns some of the story took completely took me by surprise. Huge kudos to Charity for delivering those expertly and in great timing with the story.
Her witty banter was, of course, spot on and made me smile. It made me cry. It made my heart ache. The relationship between Kyle and Chloe had a history and was developed at a wonderful pace. I loved the relationship and friendship that was developed. I just couldn’t get enough. I’m sad to see their story end.
Without giving away too much and repeating the description of the book, here is a quick snap of the story. Chloe grew up in a trailer park where Kyle grew up with the mayor as his dad. Chloe and Kyle ended up connecting in high school and something dramatic went down. Fast forward a decade and they are neighbors. Close corners ensue. The rest is beautiful history.
One of my favorite quotes from the book. It is completely true. (I’ve come to find out the older I get how true this statement is).
“Something I’ve come to learn is, if someone wants time with someone, they make it, no matter what.”
This whole series has been such a delight. It is definitely a favorite of mine. I can’t wait to see who is next! Please, oh please, let there be another!
Chloe has hated Kyle since high school. She was from the wrong side of town, he had the right last name and the power to destroy her. And destroy her he did in high school. Kyle moves in across the street and tells Chloe good morning shirtless every morning. Her reply is not so pleasant. The banter between these two is great. The chemistry is off the chart. Such a fine line between lust and hate.
This was my first read by Charity Ferrell and what a fun book to meet a new author. Loved that Chloe was such a strong woman and had risen above her past all on her own. Kyle may have come from money but he seemed to be a pretty regular guy. Just Neighbors had so many emotions. Loved this book and have already downloaded Gage and Lauren’s story.
This is #4 in the series, but can be read as a standalone! (I’d suggest picking up the others in the Blue Beech series anyway, they are all really great!)
Holy banter Batman. Just so good, truly. This is one of those enemies-to-lovers that keeps you guessing and on the edge of your seat. I am pretty good at seeing where the author is going and I was genuinely surprised a number of times! Everyone’s got secrets, but how the secrets Chloe and Kyle are keeping, and how they are woven into each others lives is serious!
This pair is built for passion – they just initially funnel it in the form of hatred. You can tell just from that that if / when they get together in a romantic way that it’s going to be explosive, and it definitely is!
All the laughs and all the feels. Recommended!
Charity Ferrell has written I feel an amazing book that had me on the edge of my seat, devouring this book, I was too excited to stop, I had to know what was happening, I was brought from laughter, to hate, back to laughter and then to sadness, but with hope shining at the end of the tunnel. The way she has written the characters in this book was like you knew them or of people like them in your life at some point, that you could relate to some of the situations that were written about you could feel deep in your soul.
We find Chloe Fieldgain has not lost her love/hate relationship for her new neighbor, and who can blame her, but there is so much more to Chloe to her than meets the eye, she may be the wrong girl from the other side of town, but all that has changed, but not everyone see it that way. She has fought hell and high water to get where she is at today, safe in her own little bubble, but that is soon to be broken by the one who broke her heart and trust in high school. Chloe does everything she can for her niece and nephew but that is not always as it seems to some. But Chloe is a fighter and will soon fight for more than just her life but her love as well.
“The Looser never get the fairy tale, she gets the nightmare” Chloe
Kyle Lane the proverbial good ol’boy, the golden child who never had to want for nothing in his life except for one thing. The girl he could never have or so he thinks, but he will do everything in his power to regain her trust even if it’s to torment her every Moring until she finally breaks. But the Lane family has more secrets than meets the eye and soon one will drop so big it may just ruin what Kyle is trying to build with his Neighbor. Can he forgive her for the lies even if it was to protect those she not only cares about but also to protect him?
Charity Ferrell is a new to me author, and one that I will be binge reading as soon as I can. I was expecting something fun with maybe a little bit of sass, what I got was something that played with my emotions and took me on a journey that I won’t forget. Kyle and Chloe had a chemistry that simply jumped off the off the pages and had me asking how the heck they didn’t see it right in front of them.
I loved both of the main characters, they were so developed, I could feel their past as if I lived it with them. The one thing I wasn’t expecting was the danger and mystery packed in with everything else. Overall Just Neighbors was a fantastic read and I’m so glad I took a chance on this new to me author.
~ Jessica
Poor Chloe. Her neighbor, with whom she shares a not so pleasant past, drives her absolutely batty. She wants him to just stop talking to her, trying to sweeten her up, to let him apologize and make up for his previous jackholery. But will the hot neighbor/cop/enemy listen when she tells him to fuck off?! Of course not. Because. Because Kyle wants a chance to redeem himself. She really isn’t sure she wants to give him a chance to do anything, but her traitorous body can’t seem to get with the program.
Whew, Just Neighbors is not what I was expecting. Well it is, but it’s also more. I was expecting something just dripping with barely concealed contempt, with a feisty heroine telling off the obviously assholish neighbor. And yes, I did get that. But I also got something more heartfelt, something more intriguing, something more suspenseful, something with secrets and layers and layers of stuff just roiling around beneath the surface. I loved it when Chloe told Kyle off and he kept coming back for more. And I loved it when he got all alpha on her and she didn’t back down, but she did revel in his in her face attitude. And did I mention their chemistry? H O T!!!! I love me a good enemies to lovers story, and Just Neighbors hit the spot perfectly and then some. It gave me all that tension I live for, plus lots of heart, lots of emotion, and lots of steam. You can’t ask for much more!
Once again Charity Ferrell has done it again making me love her more. This is a series that I am loving all the way. We have the sexiest, careful and oh so funny bachelor and the funniest bitchiest neighbor with this new one. To say Kyle is annoying is putting it mild in Chloe’s life. I loved their easy and sexy banter towards each other and the way he is with her. Kyle brings out the best in Chloe something she doesn’t see herself. All in all this is a series you cannot pass up by Charity Ferrell. It has passion, romance, love and the hope of a chance at real happiness. Loved it.
“I received an eBook copy from the publisher for the purpose of an honest review. I was not compensated for this review: all conclusions are my own.”
OMG This is one book I am glad I read. I loved every minute of it and I wanted more of Kyle and Chloe. They are an amazing couple when they get there and Kyle is so sweet and swoon worthy that I needed a tall glass of ice while I was reading this story.
Every morning Kyle says good morning to his neighbor Chloe and every morning she tells him to eff off. See Kyle and Chloe went to high school together and something happened between them and Chloe has hated him ever since. But now that they are adults Chloe likes him and she doesn’t want to but she does. The chemistry between them is off the hook and they are hot as hell when they get together.
Kyle is determined to change Chloe’s mind about him and so he starts to go over to her house in the morning to talk to her and pretty soon Chloe can’t resist Kyle and his sexy ways.
This is a must read series because it is hot as hell! I am totally Team Kyle all the way!
Wow this was such a good story I’m a huge fan of Charity Ferrell everything she has written got me right in the emotions Just Neighbors especially when something so unexpected happened that tore my heart out just WOW. This can be read as a standalone but I highly recommend that you read the Blue Beech series in order or at least read book three before this one the couple from that one are mentioned a bit . Liked the loved hate relationship that Chloe and Kyle have going on their banter had me die laughing but also wanting to fan myself with how hot they could be with one another. I did get frustrated with how the couple reacted to certain things and the end did feel a little rushed but over all this was a good one written by one of my favorite authors so can’t wait to read what’s to come in the series and more by Charity .
I voluntarily read and reviewed an Advance Reader Copy of this book

Absolutely loved this story. I adored Kyle before but this book made me love him even more. A friends to lovers story that will have you laughing, swooning and gasping at the twists and turns that transpire. I started this book and could not put it down. Kept the turning the pages wanting to know how it all ends. This is one story you will want to read and will not be disappointed.
4.5 Stars
Just Neighbors is the fourth title in the Blue Beech series, and prior to this past weekend I’d never read any of Charity’s work. Lets just say I binge read all the books over three days and Just Neighbors was my favourite.
If you love an emotional yet sweet, enemies to lovers romance you need to add Chloe and Kyle’s story to your to be read list!
This title will take you through a gamut of emotions, and is jam packed full of twists and turns, and it’s not often that I don’t see a twist coming, but this one secret really surprised me.
I adored the banter between Chloe and Kyle, when they aren’t arguing or insulting each other it’s full of sweetness and sarcasm, and often left me with a smile upon my face.
The sexual tension just oozes off the pages as you read!
This book has it all heat, heart, humor, heartbreak, drama and anger, it’s an absolute page turner! I will admit there were even tears.
I will be keeping a look out for the next addition to this series.
When I first started this one I was a little skeptical of Kyle, but he quickly won me over. That man has a dirty mouth, but it’s not obnoxiously so. This book definitely has a playful and funny vibe, but there are also some serious punch you in the heart moments. Have to warn you to have the tissues ready because there is one part of this book that just gutted me. The tears were flowing. There were some twists that made me gasp. This was one heck of book.
Charity Ferrell is a new author to me. This book was powerful! Chloe and Kyle have a history. They each had troubled childhoods. Chloe’s was known, while Kyle’s was hidden. Kyle hurts Chloe emotionally in high school and she carries the pain. They discover they have chemistry until more truths come out to break them apart again. The book took me by surprise. I enjoyed reading it.
Just Neighbors is the fourth book in the ‘Blue Beech’ series by Charity Ferrell and in my mind, the best one yet. It’s a standalone so you don’t need to have read any of the previous books. This is an enemies to lovers romance and has a sassy, fiery heroine and a strong, sweet but tough talking alpha.
Kyle didn’t start the book very well in my opinion. He was in fact, very douchey right in the first chapter, but as the book progresses we get to meet the real Kyle, not the one he’s been showing to Chloe. And, he’s much sexier and sweeter than you would ever believe.
Chloe and Kyle have a history dating back to high school. They weren’t sweet heart’s but they did have one date that ended horrendously and has played a part in how they act toward each other now.
But, Kyle has feelings for Chloe that he’s kept hidden since that time. Now he wants to show her how he feels, but he’s got his work cut out for him.
There’s a lot going on in this book, a lot of issues that need to get resolved and fixed before the ending. Be prepared to laugh a little, smile a lot and cry some snotty tears before reaching that conclusion. This book gave me all the feels and I can heartily recommend it to newcomers and old fans alike.
When I started reading this book, someone told me to have the tissues ready. I wish I listened to her because this book made me cry more than any other book has. I didn’t understand how this fun enemies to lovers romance between neighbors could make me cry, but it sure did.
When Kyle saw Chloe in high school, he wanted her. He got the courage to ask her to a dance where they had a wonderful time and ended the night making out. When classmates saw them, Chloe was embarrassed and thought Kyle set her up. Misunderstandings and lack of communication leads them into enemies territory. That is until Kyle shows up as Chloe’s neighbor. Kyle’s charm is irresistible and they begin a relationship.
Chloe has had a rough childhood and has spent most of her time picking up her family’s mess. Her sister has 2 kids she barely cares for that Chloe adores and takes care of as much as she can. Part of their story is the main source of conflict for Chloe and Kyle.
I want to say so much more because the end takes you on a surprising journey that is so emotional and heartbreaking but it would be best if you just experienced it for yourself.
My favorite in this series so far! I’m not usually a fan of the enemies to lovers trope but I love the way Ferrell does it this time. Chloe and Kyle are long time rivals, new neighbors with a lot of animosity and secrets. Their chemistry is off the charts and they are two people you can’t help but root for. They both deserve a healthy and loving relationship, together. This book had a lot more drama than the others which especially kept my interest. I was a tad annoyed by how long it took them to explain why they were high school rivals. It seemed obvious but they didn’t explain the story until almost halfway through and just kept alluding to it. This also happened in regards to secrets being kept, but it was worth it once you figured out what the secrets were. The ending was tragic, and then happy. I really enjoyed their story and am curious to what comes next for them.
5 “Good Morning” Stars
Just Neighbor was a fantastic addition to the Blue Beech Series! Kyle and Chloe had me laughing a lot during my read, but also blushing from their scorching hot encounters. Their antagonizing couldn’t erase their intense attraction that’s for sure. Under this little rivalry, both obviously enjoyed sharing time together.
I was glad to get flashback scenes to their past, explaining their now tensed relationship. Kyle is surely a sexy and cocky police officer, but under all this attitude he’s a caring man. I seriously loved his personality. Chloe worked hard to get a better life than what she was raised into. She’s so driven and hard working. Kyle is messing with her head and I adored their interaction filled with flirty and funny banter. I couldn’t get enough of these two.
Despite all the lightheartedness in this novel, there was also moving moments that had me breaking and shedding some tears. That’s what I love about Charity Ferrell’s books. You get an amalgam of feelings going from one spectrum to the complete opposite in the same story. Just Neighbors was unquestionably another winner for me!

: 3.5/5
This book had me very confused on how to rate it, so it ended up with 3.5 stars since it was a bit better than a just okay read for me. It had moments where I was laughing so hard, but it was also really emotional at times. Which is really good, as was the start of the book. I was immediately immersed into the story, however, it lost me somewhere along the way. The emotions and the background stories, the secrets and the heartbreak; it was good. Only it was too predictable, a bit too much and at the same time it was not enough. I felt the ending was rushed and the motives behind the actions of the characters were a bit lacking for me. Overall, a good, quick and fun read.

Wow, wow, wow!!! What’s not to love about this book! Love the enemies to lovers, love the dialogue between the characters, the tragedy broke my heart! Absolutely loved this book!
