From New York Times bestselling author Helena Hunting comes I Flipping Love You, a love story about flipping houses, taking risks, and landing that special someone who’s move-in ready. Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, … has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.
Can these passionate rivals turn up the heat on their budding romance–without burning down the house?

XOXOXOX Helena Hunting’s sense of humor never fails for me. I had a smile on my face for most of the book. Pierce and Rian definitely had chemistry AND compatibility, no matter what those pesky tests say! 😉
4.5 Stars for I Flipping Love You which is book 3 in the Shacking Up Series and what can I say apart from I Flipping Loved It…….
A hit and run fender bender turns into a case of mistaken identity when Pierce accuses Rian of leaving the scene after scratching his car in a car park what he doesn’t realise is it was her twin sister who hit and ran. Rian and her sisters parents left them pretty much penny less and selling houses is not only a way of earning a living it’s a way to finance what they really love flipping houses and it just so happens Pierce and his brother have a house to sell as well as houses to buy but can they get past the hit and run incident. Pierce is a broody hot lawyer who also has a love for fixer uppers and the attraction between him and Rian is instant but the sisters have a secret and that secret effects Pierce and his brother, will the past come back to haunt them all……
Helena Hunting has once again given us a light hearted fun read, characters we flipping love, some real laugh out loud moments as well as some seriously holding our breath moments. The chemistry is sizzling and plot is believable so do yourself a favour and one click this brilliant read.
This book was everything I needed, I flipping loved it. From the silly banter to the honest vulnerability this hit the spot. Plus, it was something different and exciting!
Rian and Pierce had chemistry that was jumping off the pages. Pierce finding Rians intelligence sexy is so flipping sweet. I liked Pierce more than Rian. There were just parts that she frustrated me more than I was okay with.
I love how Helena writes with humor and wit but also let’s the seriousness and vulnerability show.
4 stars
Pierce is resilient in getting Rian to give him a chance and I absolutely adore the fact he doesn’t fold to the mold of his job. He’s a multi-threat heartthrob and I fell in love with his cocky attitude from the very start.
Going into this book, I didn’t have any idea what to expect from Rian and Pierce and how they fit into the Shacking Up world. Although minor it was a nice thing to read a little update on some of the other characters while exploring a completely new couple.
This is a beautiful romance between the two with bumps and twists but a HEA finish.
I definitely recommend this book.
*ARC in exchange for an honest review*
I Flipping Love You is flipping fun. It’s got all the things a greedy romance reader needs:
-hottie in a Tom Ford suit
-twins…(okay, that works for the guys)
-conflict
-a dryer with amazing abilities…(or maybe it wasn’t the dryer)
-beaches
-beach nookie…(also looking less fun as I think about it…)
-Lex sightings (because…LEX)
-Seriously hot hookups
-and an ever after…(I didn’t mention the happy because you need to read it!)
-Oh and the sexiest thing a guy can say:
“We’re having a sleepover. We’re going to do this all night, and I’m going to cuddle you like a motherfucker after I finishing sexing every last orgasm out of you.”
Best line next to the dreaded four words…I Flipping Love You!

I flipping loved this book so much. I basically read this 5 star story in a few hours. An highly addictive story about 2 people who couldn’t be anymore different.
Rian is a down to earth, saving, couponing kind of girl. She lives a simple life with her twin sister. She meets Pierce who wears an expensive suit and drives a fancy car. They couldn’t be anymore different if they tried but opposites attracts.
I loved these amazingly created characters. Rian was so funny with a take no shit attitude. She gave it to him when he pushed her buttons. She’s no doormat that’s for sure. Pierce is so much more then his expensive suits. She will find that they had so much more in common she originally thought.
It’s an enticing and highly entertaining standalone told in a dual POV with an HEA. I strongly recommend this story.
5 STARS – I FLIPPING LOVE YOU – Helena Hunting
Rian and her twin sister live in the Hamptons. They are in real estate, but their dream is it to flip those run-down quality houses near the beach until they have enough saved to buy the one they really want: their grandmother’s mansion – which their parents sold before leaving them behind – with lots of debt and legal problems.
But now things are looking up … finally.
Enter Pierce.
Mega rich New York lawyer.
He’s in a bit of a overworked-lawyer crisis. He needs to get away from the city to recover from a mistake he made at work. And so he ends up in the Hamptons helping his brother buying and flipping houses.
And then Rian and Pierce meet. And it’s not a good first meeting.
He accuses her of hitting his car and she accuses him of sexual harassment.
Both not really true – because it was of course her sister who rammed his car last week – and fled the scene!
But now Pierce is mega interested in Rian … but she’s a bit stubborn. She’s not looking for anything serious and especially not with a sexy rich guy. Bad experiences with those!!
But Pierce is NOT giving up and Rian won’t be able to resist forever … and then there’s also the tiny little problem, that they’re both interested in all of the same houses!!!!!
LET THE FUN TIMES BEGIN!
WHAT WILL HAPPEN WITH RIAN & PIERCE?
WILL THERE BE A HAPPILY EVER AFTER?
READ THE BOOK TO FIND OUT!

ADORABLE!
Another mega-adorable and funny and sparky and sexy romance in this amazing series!
I adored Rian and Pierce from the moment I started reading.
They so obviously belong together, but there was this stupid first impression.
But they’re working on it.
And it’s so adorable and full of sparks and flirting and sexiness and beach and sand and houses … I just loved reading it!
I love the whole summery, beachy, Hamptons atmosphere.
We have so many funny and sexy and adorable moments!
But also some very serious and moving and frustrating moments. Both Rian and Pierce have parental and/or job troubles, which are keeping both from enjoying life the way it’s supposed to be enjoyed.
But … we’ll get to that happily ever after! And we love every page of their journey!!!
I just loved this book! There’s really nothing more I could say!
READ IT!
I FLIPPING LOVE YOU was the most adorable Romantic Dramedy!!!! Funny, sweet, sexy! I just LOVED it! Run to your nearest amazon for your own Pierce – this one is MINE!!!!
Helena Hunting has written another winner! Rian Sutter and her twin Marley grew up everything money could buy. Then their parents lost everything and abandoned them when they are eighteen. Rian and her sister have to rebuild from virtually nothing. Ten years later they are rebuilding their life in real estate, hoping to flip houses. Pierce Whitfield is unhappy working as a lawyer for the family’s business. He is spending the summer in the Hamptons with his brother renovating house to rent and flip. Pierce confronts Rian in a grocery store about hitting his car the week before, mistaking her for hit and run Marley. This rocky start is the beginning of a fun, steamy romance.
After her parents lost their family fortune Rian Sutter found herself going from living a posh lifestyle to one a little closer to penny pinching, it was a big adjustment, but her and her twin sister have found a way to make it work. They have found their niche in the real estate world and are slowly climbing out of the hole their parents’ financial demise put them in, and have actually taken an interest in flipping homes. Their first potential flip is a beautiful beachfront home that could really put their business on the map and put a decent amount of profit in their pockets… but then they find out that there’s a sexy lawyer trying to steal their beachfront property out from under them! Rian isn’t about to let Pierce steal their house without a good fight, she has worked her tail off for this opportunity and she intends to to keep it. But as soon as the battle begins she soon learns that isn’t all Pierce wants from her…
Between the pages of I Flipping Love You you will meet some amazing characters that will take you on an unforgettable literary journey; a journey that is riddled with heartfelt drama, witty banter, toe-curling romance, and lots of passionate and angsty battles that keep things hot! This wonderfully crafted story was so much fun to devour, these characters had me laughing and swooning throughout, and gave me a serious case of the feels! I hate to admit this but this is my first novel from Ms. Hunting, and after finishing it I am really kicking myself for waiting so long, her writing was top notch, the story line was very creative, it’s truly a can’t miss read!! I highly recommend this one, it’s romance at it’s best!!
I voluntarily read and reviewed an advanced copy of this title.
“I Flipping Love You” follows Amie’s brother, Pierce as he ditches Manhattan for the Hamptons for the summer. Rian and her twin, Marley, are a real estate duo trying to establish themselves in the Hamptons. Through a series of misfortunate events and mistaken identity, Rian and Pierce meet and the chemistry flows off the pages from the first zing. Pierce tries to wear Rian down for a date, but she is stubborn. Eventually, she caves and hopes for a summer fling. This is a must read for Hunting fans. Rian reminds me a little of Violet (“Pucked”) with her gracefulness and ability to always be embarrassed. This was a great story and I hope there’s more to come in the series!
I was thrilled to get a copy of this ARC from Netgalley! What an adorable couple Pierce & Rian turn out to be! I simply couldn’t put this one down once I started. Pierce is seriously swoonable! He does everything right. Sexy in a suit, jeans, or yes even a lime green speedo!! He is the perfect man, good with his brain and his hands! Rian is sweet and sassy and so smart and having a hard time resisting the relentless Pierce.
The story itself is clever, witty, funny, sweet and extremely hot and sexy! I loved it!!!
As always I read one of your books, I am totally satisfied with the result, this book is very good, it has romance, humor, good story, light, fluid, sexy, its characters are endearing, strong and with character, I love them
I liked that you brought to the story familiar characters, I loved it, a thousand congratulations for this that will undoubtedly be another great success
OMG! This story was just too cute for words. It was funny, sweet, cute and sexy all at the same time. I absolutely adored Pierce and Rian. Their chemistry was undeniable. Their banter was so much fun. I was smiling throughout this whole story. There were lots of heart stirring moments too. And definitely a lot of awww moments. Did I already say I loved Pierce? I want a Pierce now. He’s just so cute! And those of you who follow my reviews know I’m not crazy about first person POV but for Helena Hunting I endure it and am never disappointed with her stories. I highly recommend this wonderful love story.
Audio review from 2018
OMG! This book was adorable and funny and fun!
They are so FLIPPING () perfect for each other!!
I fell head over heels for Pierce more and more as the book went on!!
That epilogue was so perfect!!
This was a fun story. Pierce, especially, was a sweetheart and I really liked him. He was facing some major concerns about his life and whether he wanted to continue being a patent lawyer. So, he took some time to try to figure out his life and by taking time, it means working with his brother to flip houses. He’s competing against Rian Sutter and her sister Marley. The meet cute is really fun- Pierce accuses Rian of hitting his car but she didn’t. Her sister did. Speaking of which, what is it with this series and really annoying sisters who act poorly? (see Making Up). Anyway, the competition is fun and there are definite sparks. I did think that Rian was kind of mean and a bit bad tempered (as is Marley) and with a sweet Pierce as a foil, their poor behavior was even more obvious. But overall, I found this story amusing.
I listened to the audiobook and really loved the narration by Rose Dioro and Jacob Morgan. Both are great narrators and they elevated the story.
Pierce made a big mistake at work so now he’s taking a break from being a patent lawyer to flip houses with his brother. Rian and her twin are realtors in the Hamptons, which is where the Whitfield brothers are flipping, so these two have a lot in common. There’s instant attraction but also some professional rivalry to complicate things. Rian’s family secret is always hanging over her, threatening the Sutter sister’s livelihood and she fears Pierce may be a threat but still can’t stay away from him.
This couple didn’t woo me like Ruby and Bane or Amalie and Lex. I don’t even know why, because they’re good characters but it took a bit longer to get into the story this time. The premise is interesting enough with the mistaken identity, then Rian and Pierce just keep running into each other everywhere. They can’t fight the attraction, but they don’t completely trust one another either.
It turns out they’re both keeping pretty big secrets because they’re both having an identity crisis of sorts. Rian worries he’s using her and he can’t believe she’d hide so much family history so they clash hard despite their feelings for one another.
Like the rest of the series, the banter is excellent and there are some LOL moments, as well as some very steamy encounters. This wasn’t the best book in the series but I’m not sorry I read it.
Okay not what I was expecting going in but WOW! I loved it!!
Wow, this is definitely one-clicking material! I’d just finished reading a darkish angst-ridden book and feeling rather jiggered when I dived into I Flipping Love you. I enjoyed the first book in the Shacking Up series, book two escaped me but this romantic comedy well…it certainly lifted my spirits! At first glance, I got the feeling it would lean towards the light-hearted with a little drama to spice things up. Actually, there is a lot more to Rian with an i and Pierce’s story than meets the eye. For me, it was all down to the excellent character development in a well-thought-out plot. I honestly had no idea what a couple of AmE real estate words meant, so in all my ignorance, I referred to the Webster’s Dictionary. But was it worth the effort? Definitely! Let’s talk about the cover! I can’t argue that it didn’t depict the male protagonist perfectly since I often find the image misleading, but it’s so him. And the title—it couldn’t have been better.
What sold me and I have to confess I’m not easy to please, were the protagonists’ contrasting personalities. Their paths cross in the most peculiar of circumstances that’ll get more than a smile out of you. Here, Hunting’s storytelling prowess flourishes. Looks and words are exchanged, sexual tension sizzles. And much to Pierce’s delight, Rian’s cage is easily rattled. Her confusion is as such that I felt like a bystander watching her discomfort unfold in such a visual scene, crying with laughter would be putting it mildly.
“I don’t understand why you want to go out with me. It’s not as though I’ve been particularly friendly, or even nice or encouraging.”
Rian has a few problems. She’s not proud of a complicated past and keeps it on the hush-hush. Also, dating experiences always seem to backfire and getting involved isn’t exactly on her agenda. Hence, I found her get-on-in-life-without-distractions attitude understandable. However, she wasn’t banking on Pierce’s positive attributes. This man is not only flippin’ gorgeous, he’s also a flippin’ tease, sensitive and can I have him…please! So, while we’re all trying to fathom him out exactly what he wants, he takes great pleasure in pushing her boundaries, wiggling under her skin and making her blow hot and cold. Question is, will he be able to win her over or better said, will she succumb to his charms!
“You do not get to call me pet names, a-hole.”
“Is that my pet name?”
Connecting with Rian wasn’t difficult, especially after what had happened to her and her twin sister was revealed. Her backstory is narrated in such a way that one gets the impression both of them had fallen from grace which is far from the truth. Nonetheless, I couldn’t help wondering if she worried unduly about the future because of this. A dab hand with numbers, trying to keep her head and her sister’s above water in what appears to be a cut-throat business isn’t easy when a project close to her heart could be in jeopardy. Yet this guy still has the knack of cropping up when least expected messing up even the best-laid plans.
“Maybe you have too much in common. Maybe you should be looking for someone who’s less…numbery.”
“Numbery isn’t even a word…”
This oh-so-deliciously-sweet story kept me stuck to the pages and not because it’s all flowers or instalove. Granted, the chemistry is scorching hot as Rian and Pierce’s new relationship progresses, and all the hurdles be damned, the pages started heating up like what the freakin’ heck! But behind all this, there is so much more to discover.
“Because there’s chemistry here, and I doubt you’ll be able to ignore it indefinitely.”
“Wow, it’s surprising you can fit through a door with the size of your ego.”
I adored Pierce’s live and let live attitude regardless of his professional career issues. His smiles, small details which made me swoon, literally convinced me that if anyone could persuade Rian to take a step back and enjoy life, it was him. He is a fixer. A man not to be taken lightly regardless of his wit. Ooh, and his dog, Trip! Simply adorable!
“I wonder what a threesome with twins would be like. Do you think it gets confusing?”
“You’re disgusting.”
The secondary character development is without a doubt, spot on. Rian’s twin sister, Marley, is quite the individual, adding a good dose of humour to even the most comical moments. Count on the giggles and ribbing between Pierce and his siblings, Lawson and Amalie, too. Despite the brothers being as different as chalk and cheese, most of the time they’re on the same wavelength in the running of their business, and I loved the way Lawson encouraged Piece to think seriously about his other job. Hmm, it’d be a pleasure to get to know Lawson better, hint hint! What I do know is Hunting kept me entertained from beginning to end with a solid no-nonsense story which I’d recommend at the drop of a hat to any of my book buddies. Bravo Hunting!
I love Helena’s books. Hot cover. Love the story. Didn’t want to stop reading. Must read romance
I Flipping Love You is the third book in Helena Hunting’s Shaking Up series. It was part of my 80 audiobook hours in April. Once again, Jacob Morgan’s voice did not disappoint and if he’d like to read my to-do list to me, I’d probably get a lot more checked off. u2063

I really enjoyed this one! Rian and Pierce had the best chemistry! From meeting in the cereal aisle to the pool cleaning scene that had me laughing out loud, this book was funny, quick, and steamy! u2063

I loved Rian and how strong and driven she was! She and her twin had been through a lot and neither let it keep them down. Pierce was so sweet! I mean, how can you not love a guy with a dog named Tripod? u2063
