From New York Times bestselling author Helena Hunting comes I Flipping Love You, a love story about flipping houses, taking risks, and landing that special someone who’s move-in ready. Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, … has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.
Can these passionate rivals turn up the heat on their budding romance–without burning down the house?

I Flipping Love You is my first book by Helena Hunting, but it won’t be my last. I thoroughly enjoyed this book.
If you are looking for a fun, full of laughter, sweet and sexy romance that would be perfect for the beach, then you should this book.
This is the third book in her Shacking Up Series but can be read as a complete standalone. I haven’t read any of the other books in this series and I don’t feel like I was missing anything. We do see some of the previous characters from the second book. But I don’t feel you have to read that book before this one to completely enjoy this story.
I thought this storyline was entertaining and something unique to me. I have never read a story that revolves around flipping properties. I thought the pace and flow of this story worked well. This story was told in Dual POV.
In this book we follow Rian (Ryan with an i) and Pierce. Rian and her twin sister Marley are looking to flip some houses in the Hamptons Area in hopes to gain enough capitol to maybe purchase the Mission Mansion. Which was in their family until their parents betrayed them in the worst way and it had to be sold. Pierce is a Patent Lawyer in Manhattan, working with his father. When he makes a major mistake on a patent and causes problems for his father’s company, he is sent to the Hamptons to live with his brother for awhile until things are worked out. Little did he know that a mistake, a hit and run and a new venture would change his life forever. I loved how these two meet. Talk about a funny and awkward situation. This story had me laughing out loud.
I loved the banter and connection between all of the characters. It was a great dynamic. I am kind of hoping Marley will get a book in the future.
So if you are looking for a fun, entertaining, little drama romantic comedy, then this is a book you will want to read. Like I said this is perfect for a lazy day at the beach!!!!
This was such a charming and sweet & sexy romance! Rian and Pierce are both finding their way through difficult life issues. Their first meeting was hilariously awkward and it didn’t get any less awkward the next couple of chance encounters. Their path’s continued to intersect, sometimes as competitors, then as lovers as their attraction became undeniable. Rian is smart, headstrong, and caring. Pierce can at times come off as a bit of a jerk, but is so adorable the way he breaks down all Rian’s walls. I really love Rian and Pierce, and I really love them together, they made a great team, and their chemistry was explosive! I loved this emotional, sweet and sext romance! I haven’t read the previous books in this series and I loved Pierce’s sister Amalie so much that I really need to read her story now!
Ok first of all, this cover is totally eye-catching. I love it. Anyways.
What a funny love story! So many crack-me-up moments. Rian (sounds like Ryan) has a billion walls up and doesn’t see how awesome she is. She dates safe guys to keep from getting hurt. The dynamic between her and her sis is so fun to watch- almost as fun as her and Pierce, who’s nickname might as well be ahole with as many times as she calls him that.
Pierce is persistant, and confident, cocky but down to Earth. He may have flashy things and nice suits, but he’s not a jerk or a player. Just a great book boyfriend. And OH I need to mention the chemistry! Let’s just say they are very creative and have a hard time resisting each other. The ending was cute, amusing, and unique. Two big thumbs up from me, and I look forward to more from Helena and hopefully some side characters get a book next.
I Flipping Love You may be the third book in the Shacking Up series but it can be read as a standalone, that being said if you’re like me you’ll want to go back and start the series from the beginning when you finish this one because it was so much fun.
Rian, pronounced Ryan only with an i, is a great character she is fun, sexy, and extremely smart. Usually it’s a persons looks that can get them in trouble but for Rian, it was her super smart brain. This has not only caused her life to change, and not for the better, but the ramifications of what had happened when she was only a kid still make life difficult for her…..I bet you’re wondering what I mean about that but I’m not telling, you’ll have to read the book to find out.
Pierce, super sexy lawyer that is on a break from practicing while he lives with his brother for the summer. Pierce is persistent I will give him that, he sees what he wants and goes for it….honestly that’s a really good personality trait if you ask me.
Pierce and Rian together…..well lets just say they cannot keep their hands to themselves, the attraction they have to one another leads to a lot of sexy times in some interesting places…..countertops, dryers, and beaches just to name a few.
I really enjoyed this book which had me laughing out loud several times, it was funny and steamy and most importantly it had me so engrossed I hadn’t even realized I finished it in just a few hours. I highly recommend this book to everyone that enjoys a good story that has the ability to grab you and hold you from the very first page to the very last. Happy Reading!

I Flipping Love You (Shacking Up, #3) by Helena Hunting ….I enjoyed this book by Helena it is the first book I have read of hers…will be reading more… Thanks to #NetGalley for allowing me to preview this book. Pierce Whitfield..reluctant lawyer.. Rich…home flipper for the summer. Rian Sutter..has twin Marley…real estate brokers..home flippers…hiding a big secret… They all live in the Hampton’s…what has Mission Mansion have to do with it… Lots of sexy talk and sex…lots of laughs and feels… This was fun because I love watching flipping shows on TV… Fast read with a great HEA.
Why have I not read more of Helena Hunting sooner?! I’m kicking myself!
When I read the blurb of I Flipping Love You I was instantly intrigued by this story! I am OBSESSED with house flipping and every Real Estate show I can get my hands on! I don’t know what it is but I CAN’T STOP WATCHING! They’re full of drama and keep me enthralled from the get go!
I Flipping Love You was no different. From the very first chapter I was hooked on Rian and Pierce. They had one heck of an unconventional first meeting and from then on every other meeting is a matter of happenstance.
Set in the picturesque Hamptons, Rian, that’s Ryan with an I, is a successful Real Estate agent with secrets. Being sensible is not one of them! Rian was the type of female character I love, she was strong and smart and didn’t let anyone walk all over her. But she’s also lacking in confidence and riddled with guilt about her past secrets. She was relatable and funny and I might have loved her more then her counterpart Pierce Whitfield.
Pierce is a down on his luck lawyer who’s spending his summer hiding out on the beaches of the Hamptons fixing up and flipping houses. With a past he’d rather not remember and a future he doesn’t want he’s a little mad at the world and even madder at himself. Pierce likes to think he’s an a$$hole Alpha, but he’s really not. He’s sweet and funny and apparently fantastic in bed if you ask him. He’s also damn fine and not afraid to tell you so.
I Flipping Love You was full of inescapable fate. There was something happening around every corner. There were so many hilarious antics and one liners and crazy high jinx that I loved reading. I Flipping Love You was a feel good romantic comedy that left your heart feeling full and gave you all the heart eyes! I couldn’t stop smiling at the end and instantly went back and read my favourite parts!
Helena Hunting has a writing style that I love. Steamy sex scenes, hilarious high jinx and sweet as candy moments! Rian and Pierce’s story is the one you want to cuddle up with on a rainy Sunday afternoon when you need some laughs, some romance, a little bit of intrigue and some joy. If you haven’t already, pick up this book now! You’ll finish that rainy Sunday hugging your kindle begging for more Rian and Pierce moments!
Another new to me author, and a pleasant surprise it was, this book was awesome
* The storyline is good and it’s moving forward with a little suspense.
* From the first page I was taken by the writing style, it’s fun, easy, emotional and makes me crave more.
* The characters are so well build up with feelings and flaws like we all have. I love how Pierce is drooling over Rian from the first moment, and of course I like that he loves her curves. She is equally effected by Pierce but fails to see her own value. And I absolutely fell in love with her sassy way, it’s perfect and not in a way that makes it annoying.
* Love scenes that are fun, sweet, embarrassing and don’t forget hot
* Now I’m thinking how soon can I read another book from this author
5 fun, emotional, hot stars
*4 Stars*
ARC kindly received in exchange for an honest review.
I enjoyed this one. It’s only my second book by Helena Hunting, but her others have been on my TBR for a while now.
I loved the fact that this book is about Amalie’s brother Pierce. He’s an awesome male lead and a very gentlemanly and yet stubborn and cocky man at the same time. But not necessarily in a bad way.
I also really liked the main female lead Rian. “Ryan with a i”. She and her twin sister were really fun to meet and she herself with Pierce was a force to reckoned with. Rian and Pierce are awesome together and the chemistry is off the charts.
This one was fun and sexy, and while it did have some serious sides to the characters, it wasn’t dragged out or made to be too much of the storyline. This is a fun read and the story is written just perfectly.
I’d love to read more about Lawson and Marley in the future too.
Definitely recommend and I look forward to reading more by Helena in the future.
I Flipping Love this story! I Flipping Love You is part of the Shacking Up series, but can really be read as a standalone. It is the first book in this series that I’ve read but if the others are even half as good, I can’t wait to read them.
Rian and her sister are real estate agents who are working towards their dream to flip beach houses.
Pierce is a lawyer who is helping his brother flip houses in the Hamptons. The attraction is immediate, but Rian and Pierce find themselves in competition for some prime properties.
“This is the pinnacle of desperate attraction. This is the chemical reaction that ignites and burns until there’s nothing left but ash.”
The story is engaging and romantic and the banter is hilarious. The chemistry between Pierce and Rian is off the charts hot and completely irresistible.
“I consider that this is moving way too fast. We’re like two trains on the same track, heading for each other. A collision is imminent. But I can’t find it in me to care.”
As a fan of home flipping shows, I was very excited to read this story and I was not disappointed in any way. This is a romantic comedy that kept me swooning and smiling throughout!
-5 Stars!-

I Flipping Love You has every element of a classic Helena Hunting story: a fun and feisty female lead, a sexy and sinful man, lots of laugh-out-loud moments, and plenty of steamy scenes too.
Rian and Pierce meet in a rather amusing way, when he mistakes her for her sister at the grocery store. He’s immediately attracted to her, and starts a pursuit, but Rian doesn’t fall for his charms immediately like most other women do. Instead, she makes him work for it, which made the story even more fun to read.
Rian has some secrets, which makes her hesitant to get into a relationship. She’s pretty steadfast about avoiding the commitment piece, and that only serves to fuel the fire beneath Pierce. There is an insane amount of chemistry between these two, from the minute they first encounter one another at the store. That chemistry only gets more fiery as the book goes on. These two were like magnets circling around one another.
I loved, loved, loved the plot of this one! I felt like I was reading and watching something on HGTV at the same time, lol. Helena did an amazing job with the characters, yet again, and I walked away from this book wishing I could submerge myself in the world she created and befriend these guys. Each of them is relatable in his/her own way. There weren’t any over-the-top storylines tossed in, and all the dramatic situations that played out and hurdles characters had to overcome felt like they belonged in the story, which I appreciated.
My favorite part of this book was the humor. 9 times out of 10 I know when I pick up a book by Helena, I’m going to be laughing my butt off, and that’s what happened at certain points in I Flipping Love You.
If you like a book that will give you a good old fashioned giggle-snort, while also tugging at your heartstrings (and maybe in a few places make you wanna tear your hair out), this is the one for you! It’s a great story to add to your summer reads list.
Four stars to this novel!
This is a fun and sexy romantic comedy in the Shacking Up universe. It’s an enemies to lovers story that will have you laughing and swooning at the same time. Though characters in previous books do appear, I Flipping Love You can be read as a stand alone.
Pierce and Rian had incredible chemistry from the start and I loved their witty banter. Things may start off with some instalust, but as the story progresses, I liked that their relationship began to evolve into something more substantial. Don’t worry though, there are still plenty of sexy times to keep you swooning! 😉
Both Pierce and Rian are doing their best to avoid their pasts (and some of the present), and though there are a few missteps along the way, I’m glad there wasn’t any unnecessary drama or angst. What starts as a summer fling, ends up being more complicated when feelings get involved and past histories are revealed. Will Pierce and Rian be able to get beyond this to find their happily ever after?
I loved the cast of characters in this book, as well as seeing old favorites like Lex and Amalie from Hooking Up again. I especially enjoyed Ms. Barber, who had me laughing so hard at her reaction to Pierce in his lime green banana hammock! No one writes a rom com like Helena Hunting! 😉 The epilogue was absolutely adorable and brought the story full circle. Fans of Helena Hunting definitely don’t want to miss this one!
*I voluntarily read an advance reader copy of this book*
I Flipping Love You by Helena Hunting was my first read by this author and I truly enjoyed it. I Flipping Love You was funny, cute and so damn charming. I have not read any other of the books in the Shacking Up series, but plan to remedy that soon.
From the beginning on how Pierce and Rian meet, you know this book will have you cracking up. Rian and Pierce had a connection right from the start, but then they find themselves at odds with both determined to win. I loved the back and forth between the main characters. The chemistry was high with these too!
I Flipping Love You by Helena Hunting was so much fun to read. It had me laughing and swooning and the cuteness factor was high on this one.
4.5 stars! Happy reading!
Fast-paced, crazy sexy, witty, lots of feels, and laugh out loud funny – that’s I Flipping Love You in a nutshell. Helena Hunting has a writing style that doesn’t just tell you a story, it pulls you in and lets you feel the triumphs and disappointments right along with the characters. Speaking of characters, this one is packed full of interesting, quirky personalities. When even the secondary characters have stand out moments and dialogue that sticks with you, the author has done her job and done it well.
Pierce and Rian have terrific chemistry and the way he handles Rian’s sass is absolutely perfect. Their relationship starts as more of an arrangement than anything romantic and grows from there. And their journey to romance is absolutely panty-melting hot.
To sum it up, this third Shacking Up standalone is everything a good RomCom should be. We get lovable characters, scorching heat, hilarity, and some silly all blended wonderfully into a storyline that is not only engaging, but prevalent in today’s fixer-upper, do it yourself society.
Wow! I Flipping Love You is the third in this series but can be read as a stand alone. I loved everything about this book!
Pierce is the kind of hero I love! Charming, handsome, kind, sexy and all in when it comes to a relationship. He knows what he wants and goes after it. Rian had a lot of family issues so it was easy to see what was holding her back but I loved her independence and her bond with her sister. There are a lot of fun scenes here and great secondary characters!
This is by far my favorite of the series. I love how Pierce and Rian met. I love how persistent Pierce was to wear down Rian. I love that both of their siblings played a big part in their story and we get to see Amalie and Lex. It’s so nice to see Amalie happy and in love!
This was pretty funny however the humor was toned down for what this author usually writes. If you have not liked her previous book with the over the top humor, then give this book a try. I really think you’ll enjoy it.
It really has all the right ingredients. Besides the humor, the heroine is very likeable even if she is a bit guarded. The hero pursues the heroine in a way that will make you smile and you are going to fall so hard for him. Plus it’s a unique story line.
I really hope the author has plans for Marley, Rian’s twin. I’d love to see her find her happiness and still get to see all these great characters again.
Wonderfully fun and sexy romance with the perfect blend of drama. Rian and Marley, twins, have pulled themselves up, relying on only each other after their world was torn away by their parents. I love their grit and determination to not give up. Rian meets Pierce in an unusual way that is full of surprises for both of them. Pierce is surprising. His family is very successful and he is doing what is expected of him but he’s not happy. A summer in the Hamptons with his brother allows him to flip houses which does make him happy. When Pierce confronted Rian, he had no idea what he was in for. I love Rian’s honest reactions which usually ends up with her having the worst luck but it’s oh, so funny to read and very relatable. She is so hesitant to accept Pierce’s invitation for dinner, she truly makes him work for it which is a joy to experience as a reader. I loved taking this journey and experiencing all the ups and downs that Rian and Pierce faced along the way. I voluntarily read an ARC of this book and this is my honest review.
I flipping loved this book! From the first page this book draws you in with the sassiness of Rian, and the hot, muscled, sexy, compassionate Pierce who makes you yearning to find someone just like him walking around to take home for yourself. Rian and Marley are twins, who started out in a life of privilege, but lost it all when her parents swindled people out of a lot of money and left her and Marley alone and with a lot of debt.. Pierce came from a simple background that turned into a life of privilege when his family marketed a doll with his sister in mind. The two of them meet when Rian’s sister scrapes the bumper of Pierce’s car. The way they end up meeting is hysterical, the chemistry between the two is off the charts, and their young relationship is great to watch as they figure out what it’s going to take to make it work, especially on Rian’s end. Loved the house flipping take on the story, and definitely loved the end of the book. Very well written, hysterical, witty, steamy, and definitely a lot of sass in this book. Very well worth the read!
I voluntarily reviewed an ARC copy of this book.
Rian take crap from nobody, not even her man and even shocks the bejesus out of him, “…Thirdly, there are literally hundreds of powder-blue Buicks in this stupid city. It’s not an uncommon car. And I’d like to point out , that the cleavage comment was completely unnecessary and unwarranted and actually, pretty damn sexist.” He blinks a couple of times, possibly taken aback.” Pierce sure knows how to woo a woman, “we’re having a sleepover. We’re going to do this all night, and I’m going to cuddle you like a mothereffer…” Pierce sure knows how to lay the drunk texting on thick, “I’d like to sip bourbon out of your navel. I like your navel. I like you .” I loved this book, I loved these characters, this was such a fun read.
“The desire is visceral, a shimmer in the air, a heat in my veins, and a fire in his eyes.”
I have read and loved Helena Hunting’s Clipped Wings series, however I Flipping Love You is the first lighter romance I read by her. Light/Funny romances tend to not keep me as hooked as books with angst or books that deal with emotional issues. However, after finishing this book I have found out that I can really enjoy these type of stories as well. The main reason I really liked this book was because of the entertaining main characters Rian and Pierce, and that there was more going on than just a romance. I loved the whole flipping houses and learning a bit more about it. The chemistry between Pierce and Rian was really hot. I just loved that these two couldn’t stay away from one another. What I loved most was the funny banters between them. They both had their own unique personalities and the author did a great job in having the characters express them.
This book was very easy to read and had a great flow to it. There wasn’t a moment that had me wanting to skip scenes, and that tells me that the author did a great job in hooking me to the story. I was invested in the relationship of Rian and Pierce, and I enjoyed seeing it progress during the story. The author took her time to let it grow and turn stronger. Rian first tried to resist Pierce, but he didn’t give up and did his absolute best to have her agree to go on a date with him. I also enjoyed reading about the side characters, and I will definitely go back to read the previous two books in this series. I think I’ll go back and read all of Helena’s light and fun romances. I Flipping Love You is a great summer read that I think romance lovers will enjoy a lot.
***4 ‘Chemistry Trumps Compatibility’ Stars***
No THAT was definitely an interesting way to start things off with Rian and Pierce, but it definitely hooked me and had me needing to see how everything played out for Rian and Pierce, and let me tell you there was a lot of feels going on with this one. From eye rolling to swooning to a few sniffles and some smexy and awkward moments, I Flipping Love You had everything I love in a romcom and more.
Rian, I loved this girl, I did, but damn did she carry a lot of baggage on her shoulders. Not that I could blame her. The rug was pulled out from underneath her and the fallout was harsh. But she’s a fighter and she definitely pulled herself up and put on her shit kickers. She’s sassy, snarky and has a tendency to react and speak before truly thinking things through, but her loyalty and her golden heart balanced things out…most of the time.
Pierce was a lot of fun, even if there were moments where I wanted to Gibbs smack him. Tall, dark, handsome, tenacious but definitely NOT silent, the man had all the hallmarks of good alpha AF with a sweet side that only served to make me love him, hard.
As I said, Rian and Pierce’s first…collision was definitely an interesting one, but it set the tone for their journey to the HEA and boy was it a ride. A lot of push and pull going on with a heavy dose of wariness that made things a little frustrating, but tended to be forgotten once the chemistry between them bubbled over. I loved their bantering and the flow they had, at least when the walls came down. The bumps in their road weren’t all that unexpected, but they definitely had their moments, but I loved how everything worked out for them in the end.
This was a fun read with a lot of heart and heat. The writing was engaging, the pacing was good and I enjoyed the dual 1st person POV. This one can be read as a standalone, but it will be more fun if you read the first two books as you will spend a little time with at least one of the couples. As for the supporting cast of characters, Lawson and Marley definitely added a lot of depth to the story and I’m crossing my toes that they get their own book, or books, in the future!
