From New York Times bestselling author Helena Hunting comes I Flipping Love You, a love story about flipping houses, taking risks, and landing that special someone who’s move-in ready. Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, … has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.
Can these passionate rivals turn up the heat on their budding romance–without burning down the house?

I truly enjoyed loved reading the I Flipping Love You by Helena Hunting. This is a wonderful story filled with humorous banter, disagreements, and lots of heat between Rian and Pierce as the chemistry between them flares. Rian and Pierce find they have more than mutual attraction in common, they’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight. I loved these two in all their glory. Neither one let the past, present, or future, affect their needs or feelings for each other. This might be my first book by Ms. Hunting, but it will definitely not be my last.
Ms. Hunting wrote a wonderful story with relatable characters who were fun to read about. I really enjoy reading this book and had trouble putting it down, turning page after page, wanting more once I turned that last page. I highly recommend this series to other readers.
I voluntarily reviewed a complimentary copy of this book.
I have to say, I Flipping LOVED Pierce. Far from the a-hole Rian thought he was when the first met, Pierce was a sexy, swoony guy that I wanted nothing more than to cuddle up with. He was a far cry from what I initially expected, and what I got was so different from what I thought was coming that it took me a while to see the truth right there in front of my eyes.
In a way, I think that’s what happened to Rian. She was so gun-shy from her past that she was unwilling to step out and live her life. While not broken, she certainly had some bent edges that needed tending before she could believe life could be the way she wanted.
I loved the house-flipping, real estate agent angle. I loved Rian and Marley’s relationship. I loved Pierce and the way who he was spun me around and made me swoon.
This is one of my favorites from this author, and I can’t wait to see what else she has in store.
I’ve heard so many great things about Helena Hunting and have been wanting/planning on binging her Pucked series for a while now. However, that hasn’t happened since I’m so busy and have so many books to read and ARCs to review. But being me and a booknerd, that never stopped me from requesting for more and when I saw this on Netgalley I thought why not just go for it. The title’s a little weird and cheesy, but the synopsis seemed fun and promising.
Well, I can honestly say that I wasn’t disappointed, BUT…
I Flipping Love you was a kind of slow for me. The story itself wasn’t exceptionally breathtaking or emotionally moving with enough FEELS. I was missing that and I think that’s why I wasn’t completely crazy over this book. Nevertheless, it did have plenty of really good moments I found quite enjoyable. There were some steamy scenes, sweet swoons, a little drama here and there, and some funny parts too. Definitely made me smile and also almost had me tearing up… almost.
The characters were all pretty interesting. I thought Pierce was an awesome male lead – sexy, rich, and a bit cocky, but also considerate, kind, and romantic. Rian was smart, spunky, headstrong, and an amazing sister. I also really admired her dedication and passion. Marley was a bit irresponsible at times, but she’s also hardworking and very determined. I really did like the characters, but no one really stood out for me. Except maybe Amalie… Yeah.. I think she’s my favorite. Even if she was barely in the book, I loved all the parts with her – being so bubbly, witty and fun.
The romance was sweet and I thought the chemistry between Pierce and Rian was adorable. Even though I wasn’t on board with their romance in the beginning, I eventually warmed up. I liked the angst and how their relationship developed. They had some heartwarming moments and I enjoyed their playful bantering a lot.
The ending was pretty sweet and overall, I Flipping Love You was a delightfully fun read… I’m just not completely head over heels in love with it. That being said, I did really enjoy this novel, so I’m definitely still interested in reading Helena Hunting’s books… just not anytime soon.
This may have not swept me off my feet, but it’s still an awesome summer read – quick, light, and charming.
I received an advance reader copy of this book from the publisher via Netgalley in exchange for a fair and honest review. All thoughts and opinions are my own.
Every time I read a new book from Helena Hunting I fall more in love with her writing. Rian and Pierce’s story is no exception. I Flipping Love You is a fun read that will leave you wanting more.
Deep, sexy and just plain fun! Laugh out loud moments caught my attention, and extreme sexual chemistry between Rian and Pierce kept it! The story line is fairly fast paced as we’re drawn into the story of Rian’s past and our attention is held trying to figure out what’s going to come of the two of them and the properties their siblings are fighting over!
She hasn’t summered in the Hamptons since her family lost their fortune years ago, but Rian Sutter is enjoying being back in her old stomping ground! She and her sister have finally done well enough in their real estate business to afford to buy a fixer upper to flip, and they’re not going to stop there!
Lawyer Pierce Whitfield doesn’t usually spend his summers doing construction, but he’s a bit down and out with his career at the moment and using some downtime to help his brother out with some renovation properties. When he meets Rian and sparks fly, he figures he just might be in for a summer fling … but when they start competing for the same properties on the beach, sparks of a different type start flying!
This was my first book by Helena Hunting. I quite enjoyed it! I have to start by saying how much I love the cover. Like seriously, one of my favorite covers ever. We don’t always need a shirtless man on the cover! The plain white tee with the bicep bulges works almost better in my opinion!
Usually in a romance novel, the person with commitment issues is the man, but not this time! It was a nice change up for me to read about a heroine who has trouble opening up and making a commitment. Rian had a fairly dramatic backstory and it makes total sense why she has trouble opening her heart up. I loved how patient Pierce was with her. He knew she was special and was willing to wait til she was ready to share while also being very clear with his intentions toward her.
Pierce is definitely the ideal hero. He’s super hot, super rich, patient, understanding, hard working, confident but not a jerk, loyal, honest, kind and knows what he wants.
At the climax of the story, when all of Rian’s back ground is starting to come out and her half truths are catching up to her, she automatically jumps to Pierce going behind her back and using her, completely villanizing him. Partly as a way to protect herself, partly because she’s insecure. She talks to her twin sister about it and based on Marley’s behavior, I totally thought she was going to jump on the I hate Pierce train, but was very pleased to see her be the voice of reason for Rian and call her out on her insecurities.
There’s a few sex scenes in the book. Mostly in the first third of it. The first scene is the longest and the most detailed. And Rian came at least 4 times during the whole interaction. I dont know about you, but I think that’s quite the exaggeration! The next scene was half as long and not detailed much at all. Then the rest of them were either fade outs or extremely light on the details. I personally would have liked one more detailed scene towards the end that was more of a bonding of their souls and bodies, verses just their bodies like in the beginning.
I enjoyed the side of the story that was all about the buying and flipping of property. I don’t watch those house flip shows, so it was all kind of knew to me. I found it quite interesting.
There’s a bit of swearing in the book, mostly F bombs, but it wasn’t so much that it was distracting. Though I would have preferred less.
Overall, I liked this book! I totally want to go back and read Pierce’s sister’s book and I will definitely be reading any more books she writes for this series!
I’ve absolutely loved all the books in the Shacking Up series, but this one is by far my favorite.
I love Rian (pronounced just like Ryan, but with an i). She is sassy, she is smart and she is just a character that anyone can relate to. Her relationship with her twin sister, Marley, is hilarious! I giggled a few times reading their interactions.
Rian runs into Pierce at the grocery store and lets just say their first meeting was priceless. Pierce comes across as a major a-hole, but is a hottie.
“That asshole was hot, which are two of your favorite qualities in a man. And rich. He’s a rich, hot asshole. And he thinks you’re hot.”
Despite only rating a 2 out of 10 in compatibility, there is no deny the hot chemistry between the two.
I would say this is a perfect summer time romantic comedy but I know that I will be reading this again and again year round when I want to escape to the beach at the Hampton’s.
Helena Hunting did not disappoint with this swoon worthy story!
I Flipping Love You is the perfect summer read! It takes place in the Hamptons and is filled with flirting, teasing, laughing, and lots of flipping. I’m talking counter flipping, dryer flipping, and even some beach flipping. These characters were so fun to get to know, especially Pierce’s cocky teasing and Rian’s fierce sarcasm. Even the supporting characters in I Flipping Love You are strong characters with well developed personalities that add to the story.
I can’t believe I waited so long to finally pick up a Helena Hunting book. I’ve seen her books EVERYWHERE and they are always showing up in my “Recommended” reads on Goodreads and Amazon, but I haven’t picked one up until now and I realize I have really been missing out. There was nothing about Pierce and Rian’s story that I would change. It’s fun and adorable and just flipping wonderful.
I voluntarily received an ARC of this book in exchange for an honest review.
Accustomed to her hockey books which are wildly funny, this is a tamer version of this author’s wacky humor. But what the book lacks in funny, it reclaims in emotion. This book is equally funny and emotional and it was a fantastic read.
Twins Rian and Marley Sutter are working as realtors in The Hamptons. Their dream is to flip houses and make a living out of it, and ultimately purchase the Mission House where they used to live with their grandmother when they were little. Their father, a realtor turned criminal, sold the house and fled the country when he was uncovered. He left the twins to their luck when they were merely eighteen years old. They lost everything but they fought their way out of the debt and the scandal and are making ends meet.
Enter hottie Pierce Whitfield, who barges on Rian in a grocery store where she’s buying her beloved Cinnamon crunch cereal. He accused her of tapping his car and she denied it, then they hear an “oh, shit” and turn to see her twin in plain flight. Eventually they settle Pierce’s claim, Marley gets a scold from Rian and Pierce starts stalking Rian, asking for a date. Incredibly, although the twins look alike, Rian is the one Pierce is attracted to, and he really wants to pursue something with her.
As with most twins, Rian is the serious one and Marley is the flighty one. Marley is all for Rian having a fling with Pierce, but Rian knows to keep men at arms length due to their past history. Rian is increasingly attracted to Pierce, but she is slightly paranoid and afraid of being rejected once Pierce finds out who her father is. The plot gets convoluted because the twins and Pierce and his brother Lawson are working in the same area and going for the same houses. The girls are realtors but want to start flipping houses; and Pierce and his brother buy and flip houses. Rian and Pierce make a deal to separate the personal from the professional and things get hot and smexy between them.
This story has a great pace, a lot of funny and a lot of heart. Initially Marley seemed flaky but then we learn that she’s just a party girl and she tends to enjoy life more. Rian has misgivings and trust issues and these feelings stand in the way to share more of herself with Pierce. Pierce has daddy issues, he’s attached to his inheritance, but he doesn’t like his work which is attached to his trust. He’s evolving but he’s a work in process. The plot gets convoluted, gets tangled, gets funny and we get to read a very entertaining story with bits of great humor and some other bits of heartfelt scenes.
Pierce was one of the sweetest, sexiest heroes I’ve read in a long while. I love the banter between the two of them. And the whole real estate premise was fresh and entertaining. A great summer beach read by a Canadian author!
This book is one sexy funny read, Rian sassiness towards Pierce is great-lol and Pierce loves it, really enjoyed everything with Rian & Pierce, what a great funny couple! I hope Lawson gets a story, his piercings has me curious.
I thoroughly enjoyed this book. I laughed so often at one point I thought they were going to ask me to leave the public location I was at while reading. I love the characters of Rian and Pierce. I could relate to Rian in so many ways and yet others just blew my mind.
Trust is very hard for Rian given her family history and previous experiences. Pierce is the exception to the rule and he does everything to earn her trust. Their interactions were classic and hilarious.
This is a definite must read. I foresee many re-reads in my future.
Talk about the perfect beach read! I adored this. It had everything I love in a story. Rian and Pierce had such a fantastic relationship. I loved their verbal sparring, the building sexual tension, and the animosity between the two. It was just so freaking entertaining, I couldn’t get enough!
This was a really cute read. It had the “sweet” element with some seriousness, along with a few giggle-worthy moments. I really enjoyed the book and its characters.
I really loved the real estate component to this book. I am obsessed with a few real estate shows, so I couldn’t wait to read this love story set in that setting.
Rian and Pierce are the characters you can’t help but to love. Rian with her strong, independent personality. Pierce with his sweet, but take charge personality. They are definitely a pair matched well in this story.
I can honestly say I enjoyed this book from start to finish. From the plot, to the characters, to the build up to the end, I was turning the pages with a smile on my face.
Rian and Pierce are flipping houses and taking names and maybe just maybe falling hard! Rian knows all too well what the fall from grace looks like. Her father’s ponzi scheme left her and her sister Marley penniless picking up all the pieces while he and her mother got out of dodge. Rian and Marley have worked hard to at least get a place of comfortability and hopefully their strife will pay off when their dream of buying back their family home comes to fruition. Now if only she could keep Marley from pulling crazy stunts such as hit and running a crazy hot suit wearing Tesla driver. When Pierce makes his displeasure known over his new body work but lets Rian know that date with her will even the score she is slightly thrown. On one hand – yay he’s gorgeous and it’ll save her some money, but on the other – hey she’s not for sale and she has a terrible track record with delicious but cocky men. Pierce is taking a forced but not unwanted sabbatical from his patent attorney position with the family business. A summer in the Hamptons, working with his hands and brother seems like just the ticket. When a fender bender turns into kismet, he is bound and determined to not ignore destiny’s pull. Rian is sexy, sassy, and oh so smart. She checks boxes he never knew he had, but getting her to let down her walls won’t be easy. She’s a bit of a fixer upper, but he’s willing to put the work in.
I voluntarily read an advance reader copy of this book.
5 delicious stars
Definitely Mrs. Hunting is the queen of comedy romances, and this time brings us a story completely fun, light, sexy, sweet, fresh and too addictive that you will not want to miss, I was hooked from the front page and I devoured it in one sitting, I practically inhaled the pages.
I do not know how the author does it, but with each new story she overcomes herself. I completely loved the story of Pierce and Rian. I fell in love completely with this couple, perfect for each other.
And let me tell you that Pierce will make you fall at his feet, a good boy who steals your heart from the first moment. We already had a glimpse of Pierce in Amie’s book, but honestly I did not expect to like him that much, sexy, sweet, and obviously super hot, he had me drooling throughout the story. He almost stole Lex’s place in my heart with his sweetness.
Rian, I loved her, a great protagonist, who in addition to being beautiful is super smart, brave and super independent, funny, sassy, she has to start by her own because her family lost everything, but she and her sister have the opportunity to get ahead with the business of real estate and flipping.
The chemistry in the first encounter is instantaneous and sparks fly among them, the attraction is practically palpable through the pages, and they continue to meet in random circumstances. But despite chemistry and attraction, due to family circumstances and goals, Rian does not want to give in to what she feels. And Pierce wants to stop being a lawyer to dedicate himself to what he like most, so that makes them not want to get involved with the other.
In spite of everything, the attraction is more, I loved seeing how they were opening with the other despite their initial problems, their scenes are very hot, dirty, and sexy. As the plot develops, the chemistry increases and as they get to know each other, they develop deeper feelings.
The story in general is great, it is light, with a touch of anguish. The characters are fun, well developed. I loved accompanying this couple during their journey, I laughed out loud throughout the book, I sighed, I blushed, the dialogues melted me and in general left me wanting more.
Of course I loved Marley and Lawson, and the appearance of Amie, and I hope the author gives us their story at some point.
Super fun, sexy, light, sweet, highly recommended for those who love rom-com like me.
One of my guilty pleasures is watching tv-series about flipping and redecorating houses, I just can’t stop watching them. Why? I really don’t know. Maybe for all the ideas for my own house? (Poor hubby, hahaha) I Flipping Love You is the story of Rian and Pierce, who happen to be in the flipping houses business. So, as you understand, I had to read this book. I’m glad I did, it made me giggle and swoon.
“He may be right about the chemistry, but there’s no way I’m going out with him. That’s a recipe for certain disaster.”
Rian and Pierce had very different childhoods – she grew up with a lot of money and he didn’t – but as adults they both work hard to achieve their dreams. Both aren’t there yet, but each has some sort of plan. For Rian life isn’t easy because of her past, to say her parents made some dubious decisions is an understatement. It makes her a guarded person, who keeps people at a safe distance. Pierce is at a crossroad career-wise; continue working for the family business or starting a totally different career. When Rian and Pierce meet it’s not actually love at first sight, but there are lots of sparks.
“Please hold your cheesy lines.” “You really are beautiful.” “You can stop now.”
Rian, I feel sorry for her and I admire her. She went from having everything to having nothing, but she doesn’t give up. She wants to make it on her own (with her twin-sister Marley) and leave the shame that comes with her family behind. Pierce is at a place we all know in a way; continue with the job you don’t really like or try to build a career that makes you happy. Rian tries to keep Pierce away and is not to subtle about it, Pierce is exactly the opposite and lets Rian know he’s interested. The banter between our lovely couple is hilarious, and you just know they’ll end up together.
I Flipping Love You is actually my very first book by Helena Hunting, and I love it. I love Rian and Pierce, and how the author has written their story. It has its very funny moments, but it’s serious where it needs to be. Nothing over-the-top or unrealistic, just two people falling in love and working their way through the cut-throat house market on The Hamptons. This is definitely not my last book by this author!
“She tastes like love. She feels like my future. Rian is the beginning and the end. She’s the fight I won’t give up. She’s the forever I won’t let go.”
I FLIPPING LOVE , I Flipping Love You!! I love Helena Hunting’s work to begin with, but this blew everything she has written out of the water!! Pierce and Rian had amazing chemistry, they were so well written. I connected with them unlike any other couple I have ever read about. Their passion was undeniable! The secondary characters where well formed and 3 dimensional. I hope the next book tells Marley’s story!! Helena keep writing amazing stories!! I can’t wait to get my hands on whatever you write next!! ~ ARC kindly given by Netgalley in exchange for my honest review~
When Rian Sutter meets a very handsome, very disgruntled man in the cereal aisle at a local market, she doesn’t expect what’s coming to her.
Pierce Whitfield is a stand-up and persistent man and he will get what he wants out of Rian.
This book was my first read by Ms. Hunting and I’m sadly realizing what I’ve been missing on. I found myself immersed in a fun and heartfelt story filled with the right mix of secrets and romance.
Smart and sassy, Rian learned to fend for herself and her sister the hard way. Owner of a guarded heart, she’s not ready to give into Pierce’s charm and sets herself into beach summer fun mode. On the other hand, he is not the bed hopper she thinks and he finds himself invested in the über independent young woman.
I really enjoyed the story as well as the characters, both main and secondary, and found myself invested in the way their lives are weaved together. Ms. Hunting is obviously very adept at providing the perfect balance of fun, sexy and romantic without losing sight of the qualities that allows the reader to connect with her characters.
Speedos, freshly baked cookies and real estate competition never felt so good!

“Enjoy the feel of your hand this weekend, because that’s all the action you’re going to see.”
A delightful, entertaining, charming, and romantic love story that will sweep you right off of your feet! Helena Hunting NEVER disappoints and every time she comes out with something brand new, I get so damn giddy it’s ridiculous! She’s just one of those authors that just GET IT, ya know? She knows EXACTLY what her readers like and want, and she delivers it perfectly EVERY SINGLE TIME!
Rian and Pierce are an incredibly witty couple. Rian is fierce and Pierce is just an all around STUD! I ADORED these two together! The chemistry, the banter, all of it was ON POINT! The premise of the story is original and of course romantic as hell with a good amount of comedic relief all throughout. I like at the beginning of the blurb it states that this is a “new kind of love story” because that’s exactly what this is. It’s unique in a way, but it still has the type of Helena Hunting wit and charm woven throughout the pages.
If you’re unfamiliar with Hunting’s ‘Shacking Up’ world, no worries at all, as I FLIPPING LOVE YOU can be read as a complete standalone. But I guarantee that once you get a taste of this world, you will want MORE! If you are looking for a romance that is SO GOOD that you will probably finish it in one sitting, Helena’s latest standalone romance is the one for you!
