From New York Times bestselling author Helena Hunting comes I Flipping Love You, a love story about flipping houses, taking risks, and landing that special someone who’s move-in ready. Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, … has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.
Can these passionate rivals turn up the heat on their budding romance–without burning down the house?

There’s a definite connection when Pierce and Rian first meet in the grocery store. Rian isn’t very trusting, but considering she and her twin sister’s past, it’s not surprising. With renovations, cookies, a patent loophole for a sex doll, flipping houses, and a lot of extracurricular activities in the laundry, on the beach, etc. things stay pretty busy in the Hamptons for them. So it’s only natural for them to fall in love, if secrets don’t tear them apart. Lots of laugh out louds and some tears.
I’m officially the worlds biggest Helena Hunting fan!!!! I’ve declared it! Lol
I flipping loved this book! Pierce and Rian, omg so many feels, so many funny, witty moments…I adored Pierce, he’s definitely one of my top book boyfriends from this lovely author! I felt so much for Rian and Marley too!
Adored the entire thing, start to finish…highly recommend!!!
I really enjoyed this story. It was sweet, emotional and sassy. I definitely recommend this book, this series, and this author.
This is my favorite book, so far by Helena Hunting. I just loved the beginning of this book and yes, you’ve guessed it… I couldn’t put it down. Loved it!! You’ll love it too!!
This is the sexiest episode of Property Brothers ever. I adore this series and everything about this book.
I flipping loved this book!
It had just the right amount of sass, humor, romance and drama.
I got a few weird looks from my husband and kids while reading, I laughed that much!
I love Pierce’s cockiness and the humor between him and Rian. I enjoyed following them through this story.
I was in a mood for a real feel-good book, a book that would bake me laugh over and over. “I flipping love you” was a perfect read for that.
I LOVE a good romantic comedy and Helena Hunting always writes a good one! I Flipping Love You is a cleverly entertaining story of Rian Sutter who flips houses with her twin sister, Marley, and Pierce Whitfield who buys rental properties with his brother, Lawson. The fun banter between Rian and Pierce is hilarious and the romance is so heartwarming that I have a big, goofy smile on my face after finishing the book. A must-read for RomCom readers!
I Flipping Love You is the newest rom-com in the Shacking Up series, and it might be my favorite! Full of Helena Hunting’s signature sass & steamy scenes, this book kept me smiling & laughing the entire time.
Rian Sutter is feisty, determined, and protective of her heart. She lives in the Hamptons with her twin sister, and refuses to let anyone in. Especially the new hottie in town, who just won’t give up.
Pierce Whitfield is gorgeous, smart & goes after what he wants. Especially when that something is the gorgeous, sassy woman who keeps turning him down.
I’ve been wondering about Pierce since he was briefly mentioned as Amalie’s brother in Hooking Up, and I’m so glad we got his story. Helena Hunting knows how to deliver the perfect heroes, and she definitely didn’t disappoint with this one! I loved these characters, and their story is just so fun! I would love to read more about Marley (next book?? Please Helena?!?!) and the cameo by Amalie, although way too short, was a pleasant surprise.
If you’re looking for your next beach read, this is it! A deliciously sexy romance, with hilarious banter & the perfect amount of angst all wrapped up in the perfect story. I highly recommend this one, and can’t wait for whatever Helena Hunting delivers next!
In this hot number enemies become lovers. I found I could not put this down it left me hanging on each event waiting on the hilarious outcome.
Wonderful read. Can’t wait for next one
I adore everything I’ve read from Helena Hunting, starting with the PUCKED series. So when I saw that she had a book coming out in the profession that I’ve made a job out of, I knew I had to read it pronto. Not to mention it takes place in the Hamptons, and my dream has always been to own a cottage on the beach (almost any beach will do.)
We meet the heroine, Rian Sutter, in the cereal aisle of her local grocery store. Our hero, Pierce Whitfield, hunts her down and lets her have it for hitting his pricey ride. However, it wasn’t Rian that hit his car, but her twin sister, Marley, who left the scene of the crime. This doesn’t make a cute first meet.
The twins used to be part of the elite in the Hamptons, until their parents lost everything and left the twins to figure out life on their own. Pierce is a lawyer that also comes from a privileged background but is taking the summer off to figure out what he really wants to do with his life. He has agreed to buy and flip houses with his brother, not knowing that the twins are REALTORS®, whose goal is to do exactly the same thing.
When the brothers start buying up everything around them, it puts Rian and Pierce on opposite sides. Yet their attraction is starting to combust. Combine that with great banter, Cinnamon Toast Crunch, garden gnomes and a lime green speedo and you have a must read for the summer!
All’s fair in love and real estate, right?
This was my first Helena Hunting Book and it won’t be my last. This is the third book in the Shacking Up series, but it can be read as a standalone. I loved Pierce and his a**holery immediately. He and Rian have great chemistry. This book was funny and low on the drama scale. It was a very satisfying read.
I loved the premise of the book. The opening was hilarious and it had many other funny moments, but, unfortunately for me, I just couldn’t completely connect with the characters and, from the blurb, I expected more competition for houses and flips than I got.
It was definitely a case of not “my style” more than it being bad. I think I must be showing my age a bit as some of the behaviors and discussions didn’t connect with me, and I found myself skimming some of the sexy scenes and banter.
If you are looking for a humorous, sexy romance, this is perfect for you!
4.5 stars for an adorable romance.
I’ve read a few books by Helena Hunting before, but this one was without a doubt, the best yet. I loved how even though there was some angst, it didn’t overshadow the whole story. Rian and Pierce were a wonderful couple. I loved how supportive Pierce was even though he wasn’t looking for much beyond a summer fling at first. Rian was a bit prickly as Pierce pointed out and he loved to push her buttons, sometimes just to get a reaction. But, the chemistry between them was palpable, it burned through my kindle with each page that they shared together.
I enjoyed the interaction between the secondary characters too. Rian and her twin sister Marley were extremely close, and Pierce was close to both his siblings too.
This was such a great story, I just can’t fault it.
Wonder who’s story will be next? Marley or Lawson?
Who would have thought that a box of Cinnamon Toast Crunch could out these two together .. or .. was it the Tesla .. or .. was it the beach house .. or .. was it for the love of flipping ??
Rian with an I instead of a Y .. was literally blind sided by this guy Pierce who she knows nothing about BUT when they keep running into each other he thinks it is meant to be and will stop at nothing to get her attention. But Ri has he eyes set in the big prize .. the Mission mansion and nothing will stop her from getting the prize except MONEY !!
Pierce feels it every time he holds Ri’s hand .. the small of her back .. Does she feel it too ?? The chemistry between these two characters is sizzling and that isn’t just from the Hampton’s sun !!
When they find them selves up against each other in the flipping of homes on the beach front Pierce’s knows it is time to quite the legal profession and go after something he truly loves working with his hands and flipping with Ri !!
But because we all know there is a BUT in a fantastic collaboration as this .. Can he leave the family business and can she hold back her families past from him ?? you know the chemistry between thee two is to hot to let anything go .. let alone there love of the Beach .. Flipping Homes .. The Mansion and the Love that is blooming for each other !!
LOVED IT !! <3<3<3<3
Pierce & Rian are rom-com ecstasy!
Hilarious banter!
Perfectly executed surprises!
Multi-faceted characters that are EVERYTHING!
Sizzling angsty build up & explosive crescendo! (may never look at my dryer the same)
Incredible story – I didn’t want to put it down!
Helena Hunting always manages to deliver unique storylines with the most perfectly complex characters that elevate this super funny & sexy book to a top pick. Her always impeccable writing delivers the special brand of humor I have come to love plus the element of the unexpected. So creative with everything especially the personality traits of these characters. Incredibly entertaining from start to finish. Just enough uncertainty to keep me guessing. Loved every word!
A simple case of mistaken identity sparks an attraction that catches these characters by surprise. They keep crossing paths – something embarrassing usually happening to Rian – yet Pierce keeps getting rejected. Thank goodness he doesn’t give up. His dialogue is some of my favorite lines in the book. Rian is oblivious to the power of her beauty and brains. Pierce can’t get enough of her feisty attitude. They’re both so endearing. I love them.
I Flipping Love You is one of my favorite reads and I can’t recommend it enough!
Oh, this book. When I saw that it was book 3 in the Shacking Up series, so I was curious how these were related. You don’t need to read the first two books, Shacking Up and Hooking Up, but if you want some good laughs, I’d go back and read them.
Rian and Pierce were hilarious. I seriously loved reading their story and watching them navigate their relationship. The way they meet has you cracking up and you don’t stop laughing throughout the book. The attraction and chemistry between these two is insane and off the charts, what starts off as a hilarious first run in with each out and sparks turns out to be this amazing connection that they can’t deny or stop giving into.
I seriously couldn’t get over how much I loved Rian and Pierce.
Audiobook Review: 5 Stars
What did you love best about this story?
My Rom-Com loving heart is soaring right now with I Flipping Love You. What an amazing, hilarious and romantic story for Rian and Pierce. My love for them both was instant and it got bigger and bigger as the story was going. I loved how persistent, and sweet and everything was Pierce with Rian. I loved how much Rian tried to resist him, but couldn’t, And I loved their professional and not so professional relationship, adding the right amount of drama to the story, giving it twists that I loved so much.
Who was your favorite character and why?
Both Rian and Pierce. I loved how competitive they were and how much they couldn’t resist each other. Their relationship was a mix of funny, romantic, and sexy moments that made it all more amazing. And their colleague’s relationship was the touch that made the banter between them very entertaining.
What does Rose Dioro & Jacob Morgan bring to the story that you wouldn’t experience if you just read the book?
Rose and Jacob are perfect for Helena’s books. They give the perfect personality to their voices to match the characters and the final product is simply perfection. Rose has a sweet voice, but it’s also full of sass and flirtation that makes Rian’s scenes even better. And Jacob…Oh My God, Jacob…That man knows how to make a book boyfriend sound sexier!! I loved his smooth voice *sigh* They both definitely do a perfect duo, especially when it comes to the voices they make for the opposite sex. I really didn’t feel the change of narrator between them 😉
Would you listen to I Flipping Love You again? Why?
Abso-flipping-lutely. Both, the audiobook and the print/ebook version, are 100% recommended.
PS: I loved Amelie’s cameo in this book. I just love her.
I loved this book! It has such a fresh storyline & the characters are wonderful. I absolutely loved the banter between the main characters!
3.5 stars- I went back and forth on how to rate I Flipping Love you, because I went back and forth on this book. Considering that my interest significantly fizzled in the latter part of the book, I ended up rounding down. When I started I Flipping Love You, I thought it had so much promise- a great premise plus the humor of Miss Hunting. In many ways it came through, but it failed to hold my attention all the way and I wasn’t eager to pick up my e-reader at every available opportunity.
The characters in I Flipping Love You were pretty well balanced and likable. However, I was never quite invested in their individual stories or them as a couple. And though I understood the why for Rian’s hangups, she’d often frustrate me, especially when she reacted without any sort of communication or discussion. The romance between Rian and Pierce was cute and sexy, and I thought they were a good match. I liked their meet-cute and thought the way they came together over real estate was different. Unfortunately, both were a little wishy washy with the relationship at times, refusing to talk about their feelings and future and it led to a lot of undo angst in my eyes. Happily, the way it came together in the end was satisfying, especially because both were more open with each other. Humor wise it was in par with many of this author’s books, I wasn’t cracking up, but I smiled a lot even if it was occasionally with a little eye roll. Ultimately, I’d consider I Flipping Love You a cute romance that was entertaining at times but a bit forgettable.
