From New York Times bestselling author Helena Hunting comes I Flipping Love You, a love story about flipping houses, taking risks, and landing that special someone who’s move-in ready. Rian Sutter doesn’t usually get hit on in the grocery store, but when she notices a sexy man in a suit checking her out, she thinks maybe it’s her lucky day. Either that or the suit has a thing for sweaty, … has a thing for sweaty, yoga-pant wearing women with excellent price matching skills.
Turns out it’s neither.
Pierce Whitfield can’t believe his luck when he’s able to track down the woman who scratched up the paint job on his car at the scene of the crime. But when he confronts the hit and run hottie, he discovers there’s not just one, but two of them, and he’s been throwing accusations at the wrong twin.
As repair costs are negotiated, and the chemistry between them flares, Rian and Pierce find out they have more than mutual attraction in common. They’re both vying for the same pieces of prime real estate in The Hamptons and neither one plans to give up without a fight.
Can these passionate rivals turn up the heat on their budding romance–without burning down the house?

Steamy Romcom!
I love a fun mistaken identity, but that coupled with my passion for anything HGTV and I’m in Heaven. Yes, please.

One case of mistaken identity in a rather unorthodox way put Rian Sutter in the sights of Pierce Whitfield. From that initial meeting I was constantly in a fit of laughter as Helena Hunting put these two characters in situation after situation that caused them to not only constantly bump heads, but clash and collide, skyrocketing their connecting and magnifying the tension between them tenfold.
Pierce pulled and Rian pushed. Together they were a ball of banter, quick witty comebacks, but also romance. A romance that was sweet and such a feel good affair that I felt it swirling around, warming me from the inside out. But the relationship between Pierce and Rian wasn’t an easy feat. Rian is smart as a whip, tough, and guarded, and as the plot unravels Helena shows us exactly why Rian is the way she is. She gives Pierce a fight, she doesn’t roll over easily for him, yet Pierce is a humble man. A relentless and cocky, suit wearing one moment-and-cutting grass and flipping house the next type, humble man! One who remains steadfast when it comes to Rian. And that’s from the moment he meets her!
Helena Hunting knows how to not only write good one-liners, but she delivers the punch lines effortlessly. Though tamer than Helena’s usually trademark branded comedy, I Flipping Love You is filled with hilarity and bound to make you laugh-out-loud!
GAH!!!! I flipping love Helena Hunting. She’s the BEST and you totally should grab this one!
My next laugh out loud romantic comedy! Happy reading book lovers!
“Because you look like you’re good at breaking hearts and bed frames.”
I flipping loved I Flipping Love You. I read it as a standalone, even though it’s the third book in the Shacking Up series. After finishing the book I went back and read the synopsis of the earlier books and now I can’t wait to read them too. Especially since I met some of those characters in this book and I’m very curious to dig deeper into their stories.
Rian (sounds like Ryan but spelled with an ‘i’) is very much like but also very different from her sister. She’s the more behind-the-scenes side of their business compared to her sister’s outgoing personality. It’s not a beauty versus brains situation because they are both gorgeous girls, but it’s more of a nerd versus party girl situation. Rian is the more mature of the two and takes on the role of worrying about their future and their finances.
Pierce has no trouble turning heads, but he’s not looking for a relationship. He’s learned the hard way and decided that “People could only let you down if you allow them to. So I didn’t.” But that didn’t stop him from appreciating what they had to offer. When he ran into Rian for the first time, they were in the cereal aisle of the grocery store. That’s where he first experienced her sass. While most found her personality to be kind of prickly, it turned him on. He wanted her and wasn’t afraid to use his legal skills to convince her to see things his way. He was surprised when she dished it right back, renegotiating the terms in her favor.
It was so fun to sit back and watch the sparks fly between them. Especially since I knew what was coming. After reading the synopsis I knew that they would run into each other again later and clash over some real estate that they both wanted, and the anticipation of waiting for that to happen was exciting. What I wasn’t expecting was the big secret the sisters were hiding. Something that could give him the advantage if he learned the truth. Way to keep us on the edge of our seat, right?
In the meantime, while I waited and worried about that happening, the witty banter along with the sex and sizzle kept me distracted and entertained. Rian kept me giggling with her internal dialogue with thoughts like, “He should probably come with a warning, like; Panties may combust if you get too close, or something.” And Priest, he tended to speak his thoughts out loud, telling her, You’re gorgeous, outspoken, and intelligent. It’s a hard-on-inducing trifecta.” It was snap, crackle and pop between them from the get-go!
That’s all you get from me. There’s too much goodness between the pages to share everything and you need something to look forward to, right? Trust me, you don’t want to pass up the chance to spend some quality time with Priest and Rian, they are good for hours of enjoyment, and you are going to flipping love them too! And now that I’ve met the incredibly funny and colorful support characters in this story, my fingers are crossed they get a book of their own in the series. The line forms here…
4 FLIPPING STARS!
It all began with a box of Cinnamon Toast Crunch and a chance encounter at a grocery store, that ultimately led to two people falling for one another in the summer heat while in the Hamptons. I Flipping Love You by Helena Hunting was witty and fun, mixed with sassy and sweet!
Pierce is a hothole suit who wants payment for the damage done to his car. Rian is in shopping mode when she notices said suit staring at her in the cereal aisle. What ensues afterwards is a case of mistaken identity and an escape plan, but Rian gets caught. From that moment on I knew this book would be hilarious and I wasn’t disappointed! The connection between Pierce and Rian is undeniable, regardless of how much Rian fights it. It’s kismet. Even I saw that! But a lot of things come in to play throughout I Flipping Love You, mainly the fact that Rian is guarded considering her past and Pierce having to constantly fight to break down her walls.
From the characters, to the banter, to the interactions between Rian and Pierce and their fiery personalities, I laughed continuously! This book was rather entertaining and the perfect read for a day at the beach. I truly enjoyed this cute romcom!
Love Helena Hunting. I’d read her grocery list. This book starts off in a grocery store, but it is much more than a list of items to purchase.
4.5 stars
“He should probably come with a warning, like: Panties may combust if you get too close, or something.”
This book is a total mood-lifter! It made me smile and giggle and even laughing out loud. It was perfect to keep my mind out of my everyday worries my mind is currently occupied with. Everything in her comes at the right amount with great and enjoyable characters.
“That is what wanting someone is. This is the pinnacle of desperate attraction. This is the chemical reaction that ignites and burns until there’s nothing left but ash.”
The chemistry between Rian and Pierce was off the charts right from the beginning. Their witty-banter are incredible. Rian’s sass meets Pierce want to push her buttons. And as the story progresses, so does their relationship and feelings. They were so caught up in denying their attraction that they were oblivious to the fact that they already built something substantial.
And don’t get me started on their steamy encounters. Pantie dropping hot! And you will get a lot of them!
“Telling the person who owns your heart that you love them gives them power – the kind that can make you whole or shatter your world.”
Rian is strong, outspoken and intelligent but running from her past. Afraid to open up to someone other than her twin sister she denies herself every chance of being loved. But after her past experiences, it’s no wonder she’s guarded. That’s mostly the reason why she tries to run from her attraction to Pierce until she can’t.
I love that Rian knows what she wants and fights for it. She stands up for herself and other she loves and on top she’s simple incredibly adorable.
Pierce has the all-American handsome charm with a shot of alpha-hotness. He’s not only gorgeous good looking but he also owns a good heart and cares deeply for the people he loves. Pierce is also struggling with his current position in live and even though he knows where he doesn’t want to be and where he might want to go, he’s unsure how to get there. Meeting and falling for Rian is what brings his mind on the right track.
It almost seems like fate really put those two together. With all the by chance encounters, cupid took his work pretty seriously and succeeded.
“She tastes like love. She feels like my future. Rian is the beginning and the end. She’s the fight I won’t give up. She’s the forever I won’t let go.”
I Flipping Love You is such an adorable, funny, sexy, entertaining, light-hearted and steamy romantic comedy you really don’t want to miss out!
I fell in love with Rian and Pierce and they had me laughing and crying. They were so likeable and their back and forth banter was too funny. Their attraction was strong but muted by the fact that they became real estate rivals. Well written and entertaining. I read a reader copy and voluntarily chose to write a review.
OH MY I absolutely love this book. This is defiantly my favorite book I have read written by Helena Hunting so far!!
Rian and Pierce are just perfect for each other.. I love the back and forth sassy they have going on throughout the entire book. I also love when characters have names not spelled the same way they normally are, because my name is spelled differently. The only downfall I found with this book was as I was reading I kept things about redoing my house. Which is nothing bad about this book it just got me thinking. I hope in the future there is another book at least with these two in it. I can not praise this book enough.
This book is hilarious! I didn’t realize at first that Pierce Whitfield was a character that we had read about in Hooking Up. The first time Rian and Pierce met I laughed so hard because of what Marley, Rian’s twin sister did to try to get them both away from Pierce.
Pierce is a lawyer who is taking a break from law and is working with his brother on flipping houses in the Hamptons. Rian is a real estate agent who is working with Marley to get enough money to buy their first house to flip!
Rian thinks Pierce is trouble because she has been hurt by his type before. Pierce is interested in Rian because she is smart, sassy, and independent! The two of them together is so funny and makes you swoon with their chemistry!
This is such a great story! It made me laugh so hard and the romance is so romantic!
I flipping adored this story… these characters! From the very first chapter, I was hooked. The sexual tension between Pierce and Rian had me salivating!
“He’s all-American handsome with a shot of alpha hotness.”
Pierce is so much more than meets the eye. On first look, you would think he’s your typical “pretentious, rich prick” dressed in Tom Ford suits with perfect hair and a body to die for. But he’s not! He’s funny, sweet, and just… perfection.
“…when I saw her in the cereal aisle and really got a good look at her, I noted how gorgeous she was. The kind of beautiful that numbs your tongue and jacks up your heart rate.”
Rian is beautiful, smart, and incredibly guarded. She lives with emotional scars created by a past that continues to haunt her. For years, it’s been just Rian and her twin sister, Marley, against the world. Rian isn’t looking for love. She’s looking for a financially secure future for herself and her sister.
“Rian is the beginning and the end.”
When Pierce and Rian meet, sparks fly. The event that brings them together is quite hilarious and had me laughing out loud. The chemistry between them is instant. The angst was off the charts, and I loved it! Their flirty banter and intimate dialogue had me giggling and swooning like a teenage school girl. I could not get enough of these two!
I Flipping Love You was a sweet and sexy read. I enjoyed every minute of it! Helena Hunting creates a story with an ideal amount of heat, humor, and heart. I HIGHLY recommend!

4 Bring on the House Flipping Stars!!!
I loved everything about this book. Who knew flipping houses in the Hamptons could be so much fun!! Rian and Pierce are literally forced together thanks to her sister’s side swipe and flee of Pierce’s car. The funny part is, is that Pierce thought it was Rian thanks to the fact that she and Marley are twins! Their initial meeting in the grocery store had me almost snort laughing. I knew just from this first chapter that this was going to be such a fun read!
The banter between Rian and Pierce was priceless. She’s snarky and has some of the best come backs; he’s incredibly good looking and sexy, and Rian can’t help but be attracted to him. It becomes that much better when they realize they both flip houses….let the games begin!!
I also loved the relationship between the siblings. Rian and Marley are a hoot together and given their backgrounds and where they came from to see them rising above that to make the life they’ve always wanted and along the way they just may get back a piece of their family was so heartwarming. Pierce and his brother Lawson are like any brothers giving each other a hard time, but when it comes down to it, they really do love each other.
This is a great addition to the Shacking Up series and I loved watching Rian let her guard down and find a relationship she wasn’t looking for with a man that will love her more and better than she’s ever been loved before.
