Neither of them wants a rebound relationship, but it’s hard to stay away when you’re next-door neighbors.
So what if the guy Addison Sparks had a crush on when she was thirteen just so happens to be her next-door neighbor when she moves across the country for a fresh start? And so what if she embarrasses herself in front of him…
Repeatedly.
If Ian Kendrick hadn’t grown up to be so … grown up to be so good-looking, kind to his grandma, skilled at carpentry, and completely dateable, then it wouldn’t be so difficult to stay away from him.
Addison is just getting over a breakup, though, and Ian is, too. She doesn’t need the kind of awkwardness that would come from living next to someone who would surely be just a rebound if they ever dated.
Nope. What she needs is to make a list to constantly remind herself how to not fall for the guy next door.

Addison and Ian were summer childhood friends. Now they are living next door to each other many years later. Both have just ended serious relationships and while attracted to each other they do not want to be each other’s rebound. Ian’s grandma was so adorable and such a matchmaker. Enjoyed meeting Addison’s roommates. Sometimes love does not have a set time to happen. Great ending!!!
A wonderful story to get lost in the pages with. Characters you can’t help but fall in love with and a story line that keeps you turning the pages.Well written and flows smoothly from beginning to end. This one of the sweetest stories I have read. Ian and Addison had secret crushes on one another when they were tweens visiting with their extended families in their next door homes during the summers. Then one year Addison stopped coming and before they knew it thirteen years had passed. When Addison’s aunt passed away she left her inn/home to Addison and when she moved in, much to her surprise Ian lived next door! This was a sweet story of second chances with lots of funny and awkward moments thrown into the mix. The characters were realistic and very likable. Highly recommend! I was entrusted with a copy of the book by the author and this is my honest and voluntary review.
Addison and Ian were both coming off break-ups and didn’t want to have a rebound relationship. They tried to avoid each other, but the attraction was too strong. They spent time together for three summers when they were children and the feelings never completely died. We see their insecurities and fears, but the love shines through. Addison was very brave about putting herself out there. Ian was a little more damaged, but luckily he came around in the end. The secondary characters – her roommates, his grandma and friend Linda, were great additions to the story. I especially loved the whole scene of Addison’s birthday. A really sweet story and I look forward to the next one.
I received an ARC copy and this is my honest review.
This was a super cute Rom Con. The first book in the series, where we meet for roommates. Addison has moved to the small town in Oregon, where she spent her summers. Ian was her first childhood crush, and has been “left at the alter”. All of the characters are developed well, and you are quickly drawn into their lives. It’s a fast paced book and a fun quick read. I would say it’s a PG, clean romance with mild kissing and well written. Can be read as a stand alone book. I am looking forward to the next book in the series.
Ms.Easton is a new author to me,one I will be reading more of in the near future.Love the 2nd chance romance storyline between Addison and Ian.
This is the first book in a new series by Meg Easton and I think we have a winner. Meg always includes playful scenarios and witty banter. There is a quote in the book that sums up how reading this fun sweet romance makes me feel. “Overflowing, can’t contain it, have to show it gratitude” for such an uplifting fun story. Meg’s books always put a smile on my face. Can’t wait for Bex’s story in book two.
I received this copy free from the author and am under no obligation to leave a review. I thoroughly enjoyed this book and am freely sharing my opinion.
This comedic romance was such a fun read. Meg Easton started a new series with How to Not Fall for the Guy Next Door and I can’t wait to read the next one. From reuniting with the guy next door from her childhood summers in awkward and funny ways to the sweet romantic memories.
When Addison Sparks receives an old bed and breakfast as an inheritance from her aunt, she decides it is time for a fresh start. With new roommates she barely knows and starting her own organization business, she is nowhere near ready for romance. Ian Kendrick is the perfect guy who cares for his grandma, does carpentry with “man sparkle” sawdust and is handsome to boot. He is recently heartbroken and ready to steer clear of love as well.
These characters are quirky, spontaneous, and the sweet couple every hometown would ship. With meddling grandmas, supportive roommates, and a beautiful town, I couldn’t wait to turn the page and see what would happen next in this sweet, funny story
Clean, humorous second chance story. I like Addison, she’s strong and courageous despite of her relocation and huge career changes. Ian is a great character as well, very compassionate and romantic. I really wish he had been a bit more brave and less indecisive about his relationship status considering their history. Addison is an open book emotionally, he’s the exact opposite. Enjoyed reading how they attempt to rekindle their friendship and reconsider the definition of rebound. I received a free copy without obligation and am voluntarily reviewing.
Cute read! I have been in a reading slump lately and this cured me I read it in a few hours. I love Addison and Ian; they were very relatable and seemed like people I would like to know. Don’t hesitate, read it!
I received an ARC of this book and am voluntarily leaving an honest review.
Ian and Addison are fantastic stars in this adorable romantic comedy. It’s one thing to be awkward around your teenage crush, but when the embarrassing encounters continue years later, it’s blush-worthy and makes for some great laugh-out-loud moments.
Both Addison and Ian are fresh off of bad breakups and ready for new starts and I loved how they were able to build on an old summertime friendship from the past with the perfect amount of familiarity and clean intimacy.
Addison’s relationship with her sister made me miss my own and her fortitude in her new start is heartening. I loved her eclectic group of roommates and hope they each get a story because I’m not ready to leave this small town quite yet. Ian is a very appealing character, with his hands-on job and a winsome attitude–especially when Addison finds herself in pickle after pickle.
The way this couple navigates life’s challenges, chasing after dreams, hearts, and everything in between was pure delight. I dare you not to swoon!
Content: mild romance

This is a cute, fast read. The pacing of the relationship felt very realistic, and I enjoyed the characters. I’d put this in the mind candy category. It doesn’t have a lot of depth, but offers enough to be believable and entertaining.
This book is a wonderful start to a new series. It is a sweet, clean, small town romance that was a joy to read. I look forward to reading the next book in this series. I received an ARC copy of this book and was not required to write a review. All opinions expressed are my own.
Can two with a broken heart find love again? Addison has moved to her grandmother’s inn across the country to start a new life. Ian is living with his grandmother after buying her house when his fiancé call off the weeding two weeks before. Addison and Ian spend three amazing summers together when they were teenagers. Can they rekindle their crush and face all their fears, insecurities and demons to find their happily ever after? A sweet romance
I adored this book. It was a wonderful start to a new series. All of the characters were great. I loved the humor woven in. The childhood friends angle and everything that came with it was amazing. I can’t wait for the next book to come out!
I received an ARC of this book and am voluntarily leaving an honest review.
What an enjoyable read from front to end. I found all the little doses of humor just enough to make me smile my way through Addi and Ian’s story.
I love books that have all the feels without too much heat and Meg knows how to give it—romance at its best.
The roommates and grandma with her ladies give a warm family feel, just like a big hug. Totally satisfying.
I was given a review copy of this book by the author and this is my honest review.
Clean up in produce.
Addison “Addi” has just moved back to Quicksand, Oregon. She’s only just had a breakup but the first person she connects (reconnects) with is Ian Kendrick. They were pals years ago. Now, she’s next door.
Ian just got dumped by his ex four weeks ago. She called off the wedding and his confidence is shaken.
So, both are newly broken up and are they just on the rebound?
What I liked?
Really sweet and charming characters.
Set in Oregon in a fictional town.
Humorous and fun.
Recommend.
Cute childhood friends to future love romance.
However written in third person even though the chapters switch between Ian and Addie isn’t my favorite writing style it was a cute book. Her roommates were fun but his grandma and friends made the book- Sawdust is Man Glitter is my favorite.
4.5 Stars This was such a fun Rom-Com; I really enjoyed being able to step into Addison and Ian’s world and simply enjoy watching them fall for each other. I love that they both were recovering from heart break, but that there was so much growth and realization throughout their relationship. They were such a perfect match. The chemistry was wonderful and I smiled so much as they had their cute moments of flirtation. This was my first book by author Meg Easton and I enjoyed the writing style and romantic comedy aspects so much I not only purchased my own copy after reading this in Kindle Unlimited, but am anxiously awaiting the other books in the series.
If you are looking for a good, clean, romantic comedy, this is one you should definitely check out.
Meg Easton knows how to write a story that keeps you chuckling and that you know are going to turn out to be failures for the heroine. Her stories are so much fun to read, that they make a wonderful break in the day.
