I am so glad we did not have to wait until the end of the series to get Savannah and Liam’s happy ending! If you really wanted to do so, you could read this book as a standalone. However I think you’ll enjoy all the characters and understand Savannah’s burden more if you start with the first book, Lessons from a One-Night Stand. This series is running neck & neck with the Modern Love series for the best of Piper Rayne in my opinion. I will be sad when The Baileys series is finished but it’s a good thing you can re-read books!
Liam and Savannah are not short on attraction but they both have issues to work out. Can they keep from being fodder for the Lake Starlight Buzz Wheel gossip blog in the process? I really enjoyed this story and watching everything unfold. The very beginning made me a little itchy with how they were acting/reacting to each other…that’s just my personal pet peeve in stories…but otherwise this was a great book. I have been waiting for Savannah and Liam’s story since we met them in the first book of the series, their chemistry was almost tangible even though they were always at each others throats. My initial reaction after reading this was “OH MY if you don’t love Liam after reading this I’d go to a cardiologist because your heart is made of stone!!!!!”
There were two things that surprised me with this book, one was that they didn’t get together sooner and the second was that Piper and Rayne didn’t make us wait longer for their story…LOL
Honestly, Liam had his work cut out for him with Savannah but deep down he knew it was worth it. Savannah took on a lot when her parents died, along with her older brother Austin they raised all of their younger siblings, but Savannah also had to take on the family business Bailey Lumber. I honestly couldn’t tell you which is harder because for a girl barely out of her teens that is a whole lot to take on.
Liam was and is best friends with Savannah’s twin brothers Denver and Rome. When the three got in trouble Savannah always thought Liam was the ring leader and pegged him as the playboy, I personally think this was a coping mechanism for her so that she wouldn’t do anything about her attraction to him but hey, that’s just my opinion.
Piper and Rayne did a wonderful job of not only getting these two together but in bringing out the playful side of Savannah that no one has seen in a very long time. This is a must read for anyone that has read any of the books in this series, if you love the enemies-to-lovers or siblings best friend tropes I would recommend this to you as well.

I can never get enough of the Bailey’s and the town that loves them. I love returning to Lake Starlight any chance I get and this one is my absolute favorite. I have been dying to get my hands on Savannah’s and Liam’s story for what feels like forever, and Piper and Rayne did not disappoint.
I could not love Liam more! The town bad boy with a heart of gold, had me swooning from the start. I fell fast and hard for this sweet sexy tattooed man!
While Savannah had me wanting to grab her by the shoulders and give her a good shake, I felt for her and all that she had been through and I couldn’t help but hope for her to find some happy.
I love love loved this one and I cannot wait to see what comes next for the Bailey’s.
I knew that Liam and Savannah’s story would be a good one. Just from the feel I have gotten from theses characters thus far in the series.
Liam seems likes he has his life all figured out, he knows exactly what he wants, even if he is a little worried about going for it. I mean it is a lot to put on the line. Best Friends, a family you consider your own and the little peice of that special someone. He is super insightful for his age.
Slowly over the years as she embraced the role she agreed to take on in the drastic change of the Bailey family with the loss of thier parents. She doesn’t regret her duties and position. It isn’t until Liam helps her to see it that she was loosing herself in the process, she becomes aware. She likes the person she finds, thanks to Liam’s help.
This is a slow burn romance with feelings that have been hidden for a long time. Will the age difference be too much? Will the perception of others hold Sav back? Or will these two finally find the love that has been there all along?
I am loving the Bailey’s.

For him it was more than physical. He just needed to convince her that they were perfect together.
Their attraction was undeniable. Savannah resisted for so long. Reaching her breaking point was the beginning of her HEA. Giving in to the tattooed hottie was the best decision she’s ever made. No one deserved to find love and happiness more. The Bailey clan continues to keep me coming back for more!
Step aside, first three couples in Piper Rayne’s The Baileys series; I have finally found “the one”. To be honest, I was pinning my hopes on Savannah Bailey and Liam Kelly ever since Liam put his not-so-hidden talent for pushing Sav’s buttons on display in the previous books. They had tension from the get-go and it was the possible kind–the sort that had me itching to unearth what as truly going on beneath the surface of the push and pull between them. And Piper Rayne certainly didn’t disappoint. They didn’t give me what I’d hoped for–they gave me much more, and I reaped every single reward there was to reap reading this fabulously written frenemies to lovers romance with a pinch of an older woman-younger man touch and a whole lot of falling for your sibling’s best friend and vice-versa.
I absolutely ADORED Liam and Savannah together! Yes, there were moments where I got frustrated with each of them, given how stubborn they can be at times, but goodness me, these two were inevitable. Just ask the folks in their Alaskan hometown. All they really needed was to be open to the possibility of there being a “them” and to learn to communicate better rather than make assumptions. But hey, life–and love–can be complicated, and these two needed to figure things out as individuals and as a couple. They had fears and insecurities, which shows just how good they were at masking all that with their usual confident facade. There may have been the usual meddling from Grandma Dori and Sav’s siblings plus the typical gossiping from the Lake Starlight Buzz Wheel, but at least life is never boring in this quirky town! I’m giving Falling for My Brother’s Best Friend five-plus stars. Next!
I loved it, just like I thought I would. I feel like I’ve been waiting for this book since the I finished book 1 in the series.
This is Savannah and Liam’s story. They have featured in each of the other books, always displaying angst towards each other, which was always going to turn into sexual tension. The Liam we see here is so much more the perfect man from the guy we’ve seen before golfing off with the Bailey Boys.
This book could be read as a standalone but 1000% better when you read the series.
I adore the Lake Starlight and The Baileys and I couldn’t wait to read Savannah and Liam’s story. On the surface this pair appear to be like oil and water, but there’s more than meets the eye.
Liam is the best friend to Savannah’s two younger brother’s. He’s the tattooed bad boy who has a habit of being involved in the Bailey twins shenanigans. Under the tattooed exterior lies a heart of gold. He’s kind, caring, and compassionate.
Savannah is five years Liam’s senior. She’s strong, successful, organized and reliable, if not a tad on the boring side. All her siblings have a tendency of turning to her for everything they need, and really kind of use her kindness and loyalty against her, as she has great difficulty in saying no.
The chemistry between this pair is undeniable, and I loved not only their interactions, which are full of heat and steam, but also with the various Bailey family members. Grandma Dori once again steals the show with her master manipulations and meddling.
I will be eagerly awaiting the next release in The Bailey series, and cannot wait to see the remaining siblings find their other half.
The Baileys are addictive and this is the story I have been waiting for! Savannah is the second older of the family and upon the death of the parents opted to run the family business and gave up her 19-year old life to become one of the heads of the family. Liam is an honorary Bailey and best friends with Savannah’s younger brothers. He is a business owner and former ladysman, but has always been in love with her. She is older and has a huge responsability to hold the family together, but Liam is the one she needs and it is so great to read their story to love.
The book is well written and sometimes is so emotional! I think the more I read Piper Rayne’s books I discover that their books are not just conteporary romance, they talk about deeper things in our everyday life and do it successfuly.

Oh Liam is my favorite non Bailey so far!!! Dang he is just so dreamy and so much deeper than I even imagined he would be. I’m so happy he was the one picked for Savannah!!! They are in such a weird way absolutely perfect for each other. Piper and Rayne keep figuring out ways to make their stories so much different and original from any one else out there and are two of my favorite writers out there. And I do believe these Bailey’s have took the number one spot in my heart of their books. The family dynamics in this book is so heartwarming and heartbreaking all at the same time. And it endears you to each and every single one of them. And I can’t wait to read more and more of about them. If you seriously haven’t read any of Piper Rayne’s books you seriously need to get out of the dark and READ THEM NOW!!!!! I highly recommend it!!! By Tina
I feel like I’ve been waiting a lifetime for this book and Piper Rayne did not disappoint with Savannah and Liam’s story.
Savannah has a lot of weight on her shoulder’s after taking over Bailey Timber after the death of her parents. She works hard and does what she can to make sure not only her siblings but her employees have the best. Liam is a business owner and long time friend of the Bailey’s. If you’ve read the previous books you know these two have some sort of a relationship, of a connection. They have tension and banter for DAYS!
I loved Liam. There is so much more to him than the goofy friend of Sav’s younger brothers or the tattoo shop owner. He has a heart of gold and a secret talent. The way he helped Savannah learn to be her old self was sweet and so fun to read. I was happy to see a different side to Savannah and see her loosen up a little and do more for her.
The chemistry between Liam and Savannah was steamy, their banter was hilarious. I loved everything about their relationship and friendship. I loved the little tidbits sprinkled in about their past when they were younger, too.
Of course, there was plenty of laughs throughout. You can’t expect anything else when it comes to the Bailey’s and the beloved Grandma Dori. This can be read as a complete standalone, though I’d HIGHLY RECOMMEND reading the entire series starting with Book 1. Falling For My Brother’s Best Friend is a MUST READ!

Having taken on her family’s lumber business and responsibility for her siblings at a very young age, she lost sight of herself and began to live in survival mode. Liam, five years her junior and her brother’s best friend, see’s her and the sad state her life is in, infatuated with her since he was a teenager he wants nothing more than to make her her smile again. Never have I ever loved seeing two people fight with one another the way these two do. Their arguments and confrontations are foreplay for the main event and man does it make for hot sexy times. As always, this book is filled with Bailey sibling goodness with a side of kooky Grandma Dori. Add this book (and all the other books in this series) to your TBR list now! (I read an ARC copy of this book and voluntarily left an honest review).
This is the 4th book in this phenomenal series, and is Savannah and Liam’s turn. When her parents passed Savannah stepped up to the plate with her brother in order to raise their younger siblings and run the family business. Savannah lost a huge part of herself during this time, and Liam makes it his mission in life to bring the fun loving girl back, and to acknowledge the undeniable chemistry between them. This is a truly beautiful story which is a definite must read, and I cannot wait to read more in this series. I highly recommend these gifted authors’ work for all readers.

This heartwarming story includes all the characters readers love in The Bailey series. Grandma Dori, the Matriarch of the Bailey Family, returns with her meddling ways and she thinks Savannah and Liam are the perfect couple. But will Liam succeed in finding the Savannah who disappeared when her parents died? This book has plenty of humor, romance and steamy sexy times to satisfy readers and ready for more!
This is part of a series, this can not be read as a standalone, just FYI. When Savannah’s parents died, she stepped up. She stepped up so much that she lost a bit of herself. Liam has been her brother’s best friend since they were teens, and the two of them seem to always just get on the other’s nerves. But there has always been that underlying desire that Savannah will not let herself go to enjoy. She gives herself all these reasons why they would not work, but when Liam shows her that they can work, will she finally let herself go and enjoy just being with him?
So throughout the series we could just feel Savannah and Liam’s tension and need. For me this was just an ok read, still good, but not as good as the previous stories. This still has the funny moments, good drama, and the naughty bit was hot. I give this 4 stars.
This is Liam Kelly and Savannah Bailey’s story and what an entertaining one it is too.
I really liked Liam, his character is fun, charismatic, friendly and caring. He is a hardworking guy who is always on hand to help others. My heart went out to him given the circumstances of his non relationship with Savannah. When he gave in I wanted to give him a big hug and encourage him to find a way to have her by his side. Savannah is a complex character, she had so much thrown onto her shoulders at such a young age she had to grow up sooner than it’s expected. She is so tough on herself yet stubborn too. Her growth throughout the story is enlightening. Both narrate the story and we are given more insight into each character and their feelings.
Grandma Dori is a pip, I love her character. She is funny and as sly as a Fox. One might suggest she is a meddler, and they openly have , but she is caring in a different way-plus she’s normally right!
Some great expressions and analogies are found the whole way through the story. For example- ‘She went through a hurricane in a dingy, stranded in the middle of the ocean.’ These not only make you see clearly what is happening but often make you smile. Good humour is a key element of the story with some fun banter between characters however the more serious elements are not swept under the rug either, rather dealt with in a smooth manner.
I am already looking forward to reading Denver and Chloe’s book next. That looks like it will be a doozy!
I was thrilled to be back in Lake Starlight with the Bailey’s! after watching Savannah and Liam dance around watch other for three books, I couldn’t wait for them to finally get their story! And all I can say is . . . sigh . . . it was totally worth the wait!!!
After her parent’s unexpected deaths, Savannah had to grow up and take on so much responsibility, she went from teen to adult overnight as the face of Bailey Timber. She feels the weight of the town and her siblings all the time and because of that always balances what she wants against what is best for everyone else, causing her to seem a bit OCD and aloof since she needs to feel in control and on top of things at all times.
Liam has been best friends with the Bailey town brother’s forever. Owner of the local tattoo shop, he’s seen as the town bad boy by Savannah, but is he really? He’s had a crush on Savannah since he was 13 years old, even though they feel like oil and water when they are together. He also knows that a part of the “old” Savannah is still hidden inside of, and he’s made it his mission to help her find that part of herself again . . . even if that means they don’t end up together, he needs her to start living for her again, and not for all of her responsibilities.
Liam and Sav really are oil and vinegar and hot and cold when around each other. They have so many emotions, they can’t be contained. Yet, they are perfect for one another. Savannah needs someone to help her let go, and Liam really is that grounding force for her, if she’ll let him. This book is a beautiful journey of Liam reminding Sav of all the things she is outside of Bailey Timber and her responsibilities and it was swoon-worthy watching him bring her back to her true self.
Liam’s got some secrets of his own as well, and you won’t believe what they are! (My lips are zipped, so you’ll just have to read). I will say, however, that Grandma Dori is as awesome as ever, and how she plays into Liam’s story was fabulous.
Falling for my Brother’s Best Friend was quite the story and was perfect for these characters. I loved catching up with the rest of the Bailey clan as well and can’t wait to see Denver get knocked off his feet next! 5 stars.

Savannah, the face and head of Bailey Timber feels the weight of the world on her shoulders. It will take a bet from Liam to bring back the fun girl he remembers, but can he protect his heart.
I love the camaraderie of the Bailey clan and Grandma Dori is hilarious. This is a story to think about when you feel like Savannah does with everyone looking to you to “fix” everything. The trick is to not lose yourself as well. I can’t wait to read more in this series.
When I started this I didn’t realise it was a series of standalone connected stories. Although I don’t believe it’s necessary to enjoy this book I will be going back to read the other books.
Savannah came across as the serious responsible sibling she has taken over the family business and in the process lost herself. Liam is the fun member of the group known as a ladies man. I couldn’t help thinking that there was more to Liam and as I read I realised I was right. These two were like dueling magnets, inexplicably drawn to each other whilst fighting it every step of the way. A good mix of romance steamy chemistry and genuine friendship.
