Finn Cooper lives a hero’s life: saving lives by day and giving orgasms by night. He’s fairly skilled with both, too. All he has is the firehouse and the brotherhood of his other firefighters. But when his best friend’s little sister makes him feel like more than a hero, he is willing to risk that brotherhood. Gigi Cooper is hardly a damsel in distress—and she doesn’t need a hero. What she does … hero. What she does need is the man she’s been in love with her whole life. A man who doesn’t think he’s worthy of her love. Gigi believes in Finn and she believes in their happily ever after.
Gigi is ready to be Finn’s hero and prove their happily ever after can survive everything they know burning down around them.

Let me start of with saying Dee Ellis where have you been hiding this whole time? I loved this book, the chemistry between Cage and Charli is there from the start and the way we’re brought into both of their minds makes it all the better. Who doesn’t enjoy a sexy as all *** fireman and then add in all that is Cage and HELLO! The fact that Charli is a woman with curves and is going after what she wants for herself makes me fall for her as well. Together these two are just unstoppable. Cannot wait to see what’s next from our sweet Dee Ellis.
Finn is a firefighter and best friends with Cage. However he has been keeping his relationship with Cage’s sister Gigi a secret. Gigi has been in love with Finn for a long time and now that she has him she isn’t about to let anyone stand in their way. When they are caught together by Cage and she has to hear all about Finn’s antics she is upset. But she still wants Finn yet he starts pushing her away. Will Finn lose his girl because he feels like he doesn’t deserve her? Or will he step up and be her man?
This is a great story that will captivate you from beginning to end. The chemistry between them is blazing hot. This is a well written and very entertaining story. I would recommend this book to any book lover.

Burning it to the ground to build on the ashes
Gia and Finn have loved each other for what seems like an eternity but it’s so complicated. Gia is Cage’s baby sister and Cage is Finn’s best friend. Finn also doesn’t think he deserves Gia but oh how he wants her. When they finally succumb to the lust it’s amazing…until they’re caught and Finn does exactly the wrong thing and leaves them both miserable. These two had me on an emotional roller coaster. My heart was torn apart and put together so many times. The twists and turns of their story had me feverishly reading looking for the HEA they deserved.
I just loved this book. It was so well-written that it captured my mind and I was dragged along for the ride. Once I started reading I could not put it down until I read the last page.

My life before and after Gigi Cooper
Burn it Down is the first book that I have read from the Ladder 17 series by Dee Ellis.
Dee has written an very engaging and captivating story about Finn Cooper and Gigi Cooper. Gigi is the younger sister of Cage Cooper, from Let it Burn, and Cage is Finn’s best friend. Finn has more of a reputation as a man-whore than an actual whore has. But as the book opens we see the demise of Finn and Gig’s relationship. It seems they were not able to keep their hands off each other and had a full on torrid affair for a couple of months before Cage found out. So in the end Finn lost both the girl and his best friend. As Finn says “My second before and after consists of one thing: my life before and after Gigi Cooper”, as he was changed by her down to his soul.
Gigi has had a crush on Finn for years and when she finally gets a chance to have him she makes the move, as he will not because he has been warned repeatedly by Cage not to go there. After Cage catches them together, she is Finn’s t-shirt with nothing else on, Finn does not fight to keep her. This is what hurt her the most as she is a fighter herself and would have fought for him.
Burn it Down is a good book that details an interesting relationship between two very different characters, Finn and Gigi. They had different backgrounds and families, different attitudes towards life and their future and they valued things differently. In the end it comes down to whether Finn will actually fight everyone to have Gigi, and that includes her, and whether she can not only forgive him but trust him again.
I received a free ARC of this book in exchange for my honest review. My opinions are all my own.
I had a great time reading this book with its well developed and engaging characters and a storyline that flowed smoothly from beginning to the end.

Fin a firefighter has known Gigi since they were teenagers when he became friends with her brother Cage. Finn and Gigi have had feelings for each other for years but it’s a forbidden relationship. Will they fight for their love or will they go there separate ways? The writing is great, the characters are believable and the story is filled with drama, secrets, steam, an unexpected twist and so much more.
I love a great brother’s best friend story and this one certainly did not disappoint! You meet Gigi and Finn in book 1 with Gigi as Cage’s sister and Finn is his best friend. Finn and Gigi have known each other for years but she has always been “off limits”. Well off limits doesn’t stay that way when she is determined to get the man she wants. The emotions, twist, drama, and steam all male for one fabulous read!

The second book in the Ladder 17 series. Finn is a firefighter and he has feelings for Gigi his best friend’s little sister, they will have a lot to overcome. This book has twists, turns, a stalker, drama, and romance. I received a free copy of this book via Booksprout and am voluntarily leaving a review.
Well, this is my first book in the series and now I am sorry I didn’t read Cage’s story next. But I will be reading it now. Finn and Gigi are just perfect! Finn considers himself the boy from the wrong side and fought his attraction and connection to Gigi for so long because he didn’t want to ruin her. But I love a woman who knows what she wants and she went after him because she could see the real him. It turns bad when he messes up but their feelings for each other are so genuine and I love how he is miserable without her because it helps him realize he loves her. I loved this!

I thought that this was a wonderful romance. This entertaining read is filled with plenty of heat and heart. This best friend’s little sister romance really tugged on my heartstrings with its emotional storyline and lovable characters. Finn and GiGi were great characters and they made an amazing couple that will melt your heart. This is my frank, freely posted review.
Just wow! I loved this book! This novel is second in a series and the second book released by Dee Ellis. I admit I was both wary and excited to read “Burn It Down.” Wary because the first novel was very long and although I was in love with Cage, I had a hard time connecting with the heroine Charli. And excited because I liked Finn and Gigi from the first moment we met each of them on the pages of “Let It Burn.” That said…
Finn and Gigi were fantastic in this book. The drama for these two started from the beginning and stayed steady throughout. There were good and bad times. Angsty for sure. Another great addition to this novel was the aspect of suspense which added to the tension in the story in a good way. It was a page turner for sure.
Finn and Gigi were struggling to work out their relationship. It was an emotional journey for sure. I liked that there was an element of danger that stayed constant in the background and at the same time it was an elemental part of bringing them closer. The plot twist got harder to predict and I’ll say when the climax came, no pun there 😉 I didn’t see it coming.
Finn Cooper is a Chicago firefighter. He is tall, blond, blue-eyed ,well built, broad in muscle, intense and as sexy as they come. Hot damn! Finn totally made my book boyfriend list! Finn also just so happens to be Gigi’s brother’s best friend. In fact, Finn has been close to Gigi’s family for many years. When he was a teen, they offered him a home, love and stability. When you read, you’ll learn all about why. I will say that Finn’s family was not nurturing.
Despite being older, Finn has been in love with Gigi for years. However it wasn’t only age difference that kept him from making a move. He believed he wasn’t good enough for her. Gigi had a crush on Finn and he knew it. He did everything he could to make her see he was bad for her. I’ll say that when you truly love someone, you can see past the bad. You see the real person inside. Gigi knew Finn well.
Gigi Cooper (yes they coincidentally have that same last name) has wanted Finn for years. She wanted him in every way possible. Unfortunately because of the complexity of their own lives and their growing relationship, that was not an easy task. Finn never give Gigi hope that they could be together. At the beginning she believed her feelings were unrequited. In fact, Finn had a reputation of being a manwhore. One night Gigi decided she was not going to watch him take another woman home. She made her move and he was powerless to fight against her. Not after denying himself for so long. From that moment on they secretly started to see each other. Secretly because Finn was afraid of what Gigi’s brother, Cage, would say or do if he found out.
And that is where all the heartache and tension begins. Cage did indeed catch them together. What hurt Gigi the most was that Finn didn’t fight for her. I won’t say more because reading about their struggles in finding a way to be together was one of the parts I loved the most. If I didn’t love Finn before, I sure as heck did watching him try to fix things with Gigi. I. Loved. Finn! He especially struggled. His sincerity was intense. He was amazing, patient and loyal. She may not know it yet, but Gigi was one lucky woman.
My heart was weeping over and over for this man. I also won’t give away any details of the suspense happening. I will say that I loved how that issue was presented and how anxious I was trying to figure out that bit of drama. I will say that I had some suspicions as to the climax, but I still got a surprise.
Dee Ellis wrote an amazing story of romance and suspense. All aspects: monologue, dialogue, settings, and secondary characters blended perfectly for a well developed, steady to fast-paced novel.
I look forward to the next book which I am guessing/hoping will feature Hunter and Lola.
