This is the first book I’ve read in the “425 Madison Series ” and BOYFRIEND MAINTENANCE is the perfect, classic/ clean romance.
This was the perfect one sitting read for a cold winter night. Will be adding the series and this author to my TBR pile.

This is the fifth story from the 425 Madison Avenue Series and now it was Jake and Emmy’s turn for their story to unfold and be told and what a story it was! This was a great read and I definitely recommend reading it because you’ll enjoy it as much as I did 🙂
This was a great story. It was well written and fast paced. The chemistry between the characters was sizzling hot. This book has everything you need to keep you turning pages hot sexy men, steamy scenes and some conflict thrown in. I cannot wait for what this author writes next.

This is my first Lauren Helms book and I must say this is a great story blending romance and fun humor that does not disappoint. Two people enter into a financial agreement to fake a relationship but aren’t ready to realize that it’s becoming something much more. It’s guaranteed to make you crave grilled cheese sandwiches.
I was looking forward to season three of this series and I was not disappointed. This book has all the feel good factors and feel good romance you need. This is Kevin and Lucy’s story but it is nice to catch up with the other residents we’ve previously met. Great story and well worth five stars.
I can’t believe we are 5 books in on this series. I absolutely love it. It seems that with each book, the series gets better.
Its a fake relationship story, with Emmy who needs a date for her brother’s wedding or else and Jake who gets taken along for the ride. These two have great chemistry together and its easy to see that they aren’t going to be fake for very long. I actually love that Jake is not wealthy one. Its a bit of role reversal in these stories for me.
Emmy’s family is definitely enough to make anyone want to give up their money. Kitty definitely has wicked step mother potential. I wished we could have had more interaction with her dad though.
Then there’s Jake. His blind date with another resident from 425 Madison is an absolute hoot. Yeah..if you read the other books, you might know who I’m speaking off. (I kinda hope she gets a story, cos I’d love to know what makes her the way she is). Oh and the older lady that likes to get handsy is a hoot as well.
The two of them have ups and downs getting it together, but their fake relationship was definitely worth it!
This book is so fun and funny that you won’t be able to put it down. Its perfect light reading for a lazy afternoon!
Boyfriend Maintenance by Lauren Helms is the fifth book in 425 Madison Avenue. This apartment has seen different types of love stories. In this series, all books are standalone and from different authors, and no other characters from other books repeated in another until Boyfriend Maintenance. This book mentions about Elisa Donovan and Match Me app from Swipe me Left, also gives a glimpse of Sarah from the same book, which gave a connected feeling that all love stories are happening at the same residential building.
Now getting into the story, Emma King, a rebellious girl from a rich family background with cosmetics business, who walks out of her fortune to lead a independent life. She lives with her best friend Becca at the 14th floor of 425 Madison Avenue. Emma’s dad and stepmom, wants Emma and her brother Levis to get married into a rich family, so they arrange a marriage for Levis and plans to get Emma back with her Ex, Craig. But Emma hate the idea, as she never loved him and he was not a loyal lover. To avoid that she needs a fake boyfriend to attend her brother’s wedding related events.
On the other end, Jake Harper works in the maintenance of 425 Madison Avenue, he is the most wanted hottest handyman of the residence by women. But Jake never liked about their advances as he has a policy to not mixing personal and profession. He tries dating using match me app but not able to find a perfect match after meeting in real. He dreams to buy a house in a island and settle after saving enough money. But his current needs challenge his financial conditions to achieve his dreams.
Both meet, when he comes to repair Emma and Becca’s kitchen, the one house he feels safe. When he is about to leave after repairing and feeling creepy by Becca’s act, Becca makes Emma to make a proposition for him. Though he rejects, he later agrees with both creating some rules, how the rules fail and how they become real from fake after facing few consequences is the remaining story.
Like the previous books from the 425 Madison Avenue, I loved his book too. I received this book as an ARC and I loved it that much, I’m voluntarily reviewing it. With the relationship between a couple, this book talks about the relationship between siblings and friends. Becca is an wonderful friend and likewise, Levis and Kevin are amazing brothers for Emma and Jake respectively. The author has characterized everyone in a perfect way.
Oh Emmy. This sort of reminded me of The Wedding Date. In the fact that Emmy needed a date and was looking to hire one.
In theory, you’d want to call Jake a bad boy. Except he’s not. He’s just careful about who he lets in his life. And he does not want any of the ritzy, rich women in 425 Madison. Regardless of how often they throw themselves at him. And then Emmy solicits him for a date…
Emmy isn’t like anyone that Jake has ever dated before. And he sees past her money to the person underneath. And Emmy is working on changing Jake’s opinion, whether she intends to or not.
425 Madison is such a great series with completely different novels, written by different authors, all based around living and/or working at 425 Madison.
This is the 5th book in the 425 Madison series. This book can be read as a standalone novel. For reader understanding, and to avoid spoilers, I recommend reading this series in order.

This was an unexpected guilty pleasure. These characters were so fun. Their personalities, and the banter was a joy to read. I loved the premise, and the pace was at a steady thrum. The heat builds until the story just gets you so excited!

I absolutely love this book! Jake and Emma have a bit of turbulence in their road to a HEA! The journey is so amazing! I highly recommend this book!

Emmy and her family don’t really get along her stepmother in particular.
Jake gets along with his family just fine. Jake works as a handyman at the Madison Building, he’s saving money to buy a house. Now that everyone in the building is finding their HEA it seems to be his turn. Emmy is roommates with Bec. Emmy is a nerdy gamer girl. Tne book has it’s ha ha laugh out loud moments. It also has it’s oh shi* moments. Like when Emmy realizes she needs a date for a wedding. So since she is avoiding her crazy ex she zooms in on Jake, he’s attractive and likable. She offers to pay him for four dates. Three get to know each other dates and them the wedding it’s self. The more time they spend together the closer they get, but Emmy has a little problem she can’t keep her end of the deal. Jake notices that he likes Emmy more then he should until he learns of her deceit. Boy it’s like he flips out. To bad they were do good together. But with all the books on the series time must go on and their seperation only proves they were meant for each other.
This is another great story about the at 425 Madison Ave. Emmy is tired of being under her parents control so she moves to 425 Madison Avenue to be on her one. There she is attracted to a handsome handy man and she finally asks him to an event with a proposition. They both care for each other, but keep saying it is only a business proposition until it isn’t. They make a great couple and the ending is great. I voluntarily reviewed an advance reader copy.
Loved the book. It was suspenseful, drama, even the rich have issues. Was glad Emmy stood her ground with her family. Romance between Emmy and Jake is a great love story and I enjoyed reading it.

Boyfriend Maintenance is book 5 in the 425 Madison Avenue series. I loved it. All of the authors in this series are incredibly talented and really pull you into the stories. Makes me want to move to 425 Madison Avenue!
Boyfriend Maintenance is the 5th book in the 425 Madison Series, but can be read as a stand-alone novel. Told from dual points of view, Boyfriend Maintenance follows the story of Jake & Emmy. On the outside, Emmy appears to be the girl who has it all. She lives at the ideal address, dresses to impress and has the confidence to back it up. However, the reality couldn’t be more different. While Emmy appears to have it all, she isn’t quite the socialite everyone thinks she is. She walked away from it all and has worked hard for everything she has. Her family never approved of the path she decided to take, so with her brother’s upcoming wedding right around the corner, Emmy realizes she can’t face it alone. What she needs is a fake boyfriend. That’s where Jake comes into play. Even though Jake & Emmy come from two totally different worlds, he is exactly the man for the job. What started off as a lie, will quickly turn Emmy & Jake’s world upside down, leaving them both with more than they bargained for….
Boyfriend Maintenance was such a fun read. I am huge sucker for the fake relationship troupe and Lauren Helms does not disappoint. I loved the idea of this story. These two characters couldn’t be more different if they tried. But things aren’t always what they seem, and both Jake & Emmy will quickly realize that they are more alike than either one of them thought. The chemistry between Jake & Emmy was spot on. I loved watching them interact and find their way through their fake relationship. The lines quickly blurred between the two of them leading to some seriously steamy moments.
The road to happily ever after wasn’t an easy one for Jake & Emmy. Jake had some serious hangups that he needed to work through and move past. And while Emmy wasn’t perfect, she had her reasons for being the way that she was and for keeping certain aspects of her life a secret. Neither one of them saw the other coming and I just loved seeing the way their story played out. They kept me glued to the pages and I couldn’t help but just devour their story.
Overall, I thought this book was a terrific read. It was quick and easy; definitely a story that you can read in just a few short hours. I thought the story-line was a lot of fun and the characters were easy to relate to. Jake & Emmy easily steal your heart from the very beginning. And there are a few side characters that I would love to see get their own story.
If you’re looking for a book with family drama, genuine feelings, great friendships and some sexy good times, then look no further. Boyfriend Maintenance is a terrific read to spend your day getting lost in.
This was a really good story. Although I totally got Jake’s view on just being casual, totally seems like a guy thing to do, he didn’t seem to be quite so into it when we saw him on his one date. I mean I guess she broke the rule of being someone who lived in the building where he worked, but still she was totally all about just casual sex. I loved the older woman who was such a cougar, scratch that, puma. Emmy was awesome, giving up her family money and such to do what she wanted. It seems you don’t always see the girl in that role in stories. It was hard to get her brother, especially after he seemed to not care about what his fiancee did. This was such a page-turner that I didn’t take a ton of notes about what what was going on to remark about in my review. I just have to say that I enjoyed it a lot, and while this is my first book by this author, I’m sure it won’t be my last!

Emmy works for an up-and-coming cosmetics company. She is happy being alone with an occasional hook-up. She’s too busy with work to date and really doesn’t want to try a dating APP. What many people don’t know about Emmy is that she is a huge nerd and is obsessed with playing Digibot Go. When her stepmother tells Emmy’s ex that she is single and is looking forward to reconnecting with him at her brother’s wedding festivities, a minor freakout occurs thus leading Emmy to hire the maintenance guy in her building to be her fake boyfriend.
Jake might not have had aspirations to be a maintenance man but life happens when you don’t have enough money for college. He loves working with his hands and fixing things. Getting a job at 425 Madison has finally allowed him to be at a good place financially and he’s very close to having a downpayment for a house on Staten Island. Working in the city is fine but he’s not a city boy. Jake has one rule….you don’t date the residents in the building where you work. But when Emmy offers Jake ten thousand dollars to be her fake boyfriend, he decides to bend those rules so his goal of homeownership is even closer. The only one problem. Emmy is not who Jake thinks she is.
I know what you are thinking…this is your typical rich girl and guy from the “other” side of the track’s story and in some ways, it is. Yes, Emmy is a trust fund baby who was born with a silver spoon in her mouth but she’s so much more than that. Her character has depth and inside is a little girl just wanting to spread her wings and wants to be accepted by her father just the way she is. Jake is a big teddy bear of a man. He’s a big brother who is always looking to do the right thing and when he doesn’t, his heart won’t let him not make things right. I love the story of Emmy and Jake and thing that you will too. Lauren Helms has done a great job creating these characters. I whole-heartedly give Boyfriend Maintenance by Lauren Helms 5 out of 5 stars!!
