The final Templeton sibling has to meet his grandfather’s requirements to gain their inheritance. Theo, the Marquis of Eastbrook, has to face his past and the estate that he fled after his now deceased wife deceived and ruined him financially. His ward Lucy Jameson has been running it in his absence. She was only a child when he left, but now she’s all grown up and he is fighting the forbidden attraction. After losing her parents, Lucy fell in love with a house and focused all her energies on caring for it and seeing to the tenants’ needs. She had a crush on Theo, but he is not the same man she once knew and neither is she the same girl he left behind. Like the previous stories there was plenty of humor and romance. This was a nice conclusion to the series.
Theo, the Marquis of Eastbrook, has to host a ball and be at the estate for two months and the problem is he stated he would not go there after the his wife Julia died. But you have to do what you have to do and his family needs him so he goes and totally forgot of his ward Lucy who is not the person he left behind, this Lucy is all grown up and he is having feelings for her that he should not since that is his ward and he is old enough to be her father. Lucy has always had a crush on Theo and it has just gotten worse. Will they give in to their feelings or let society win?

At last! Theo’s story! The last of the Templeton siblings who has to carry out the terms of the will from his grandfather, or all of them lose their inheritance. It seems simple but really it seems Theo has not been doing his duty and taking responsibility for Eastbook Manor because of his bad experiences there. Now, he had to visit and stay for two months and host a ball as the will stated and that meant spending time with his young ward he had not seen in five years.
But therein lies the rub. Lucy is not a young girl anymore and has been managing the manor house and truly loves the home. She thinks he is coming to marry her off and she hopes he sees he needs her there. But Theo has a big surprise when he sees Lucy and realizes she is now a grown woman.
As they spend time together, he may decide he cannot let her marry anyone else!
A delightful novella that unfortunately ends this four book series that was so enjoyable! Samantha Holt always writes such entertaining stories that I have a hard time putting down until the end!
Theo is finally getting his story. He is having to go back to Eastbrook manor a place he has bad memories for. He is also having to deal with his ward that he also hasn’t seen in five years. Only to find that his ward has grown up into a lady and is running said Manor which she loves.
Lucy has matters she would like to settle with Theo also. He has also held a spot in her heart for the Manor and now they are both adults she would like to see if he will let her stay there. Theo finds he not only can stand going to the Manor but wants to keep Lucy too.
This is romantic, amusing, sweet and entertaining. Theo is normally responsible, dependable and caring, but he has been neglecting his biggest responsibility, a ward he hasn’t seen in 5 years. Lucy is strong, determined, outgoing and sweet. Left to her own devices she has slowly taken on the responsibility of running the manor, and she’s not interested in ever leaving. As a child she’d had a crush on Theo, that changed when he came back. First she decided that he wasn’t the man she remembered, then she fell in love. When Theo went back to the family seat, a place he hadn’t been to since his wife died, the first thing he sees is an almost naked woman swimming in the pond. She gets out and he can’t help looking at her, then he realizes who she is, and spends the next several weeks fighting the attraction. This book, as the others in the series, can be read alone, but is better when all are read in order because it builds up the suspense.

Book four of the Inheritance Clause series. Can be read and enjoyed as stand-alone, but I recommend reading the series in order to see all the sibling’s stories. I liked Lucy’s character she was strong, and competent and not looking to be married off. Theo had to get over the hurt from his past and learn to not judge others by his past experiences.
