Professor Jake Richter’s Rules for hookups:
1. Never date a student.
2. Never use my real name.
3. Never stay the night.
After a hot, one-night stand with Paige, I’m breaking all my rules.
And now–as she sits in my lecture hall–I’m completely distracted by the memories of her writhing beneath me, moaning my name.
This is going to be one hell of a long semester.
Paige Flores’ rules for … going to be one hell of a long semester.
Paige Flores’ rules for school:
1. Complete my degree in record time.
2. Don’t get distracted by anyone or anything.
3. Above all else, do not end up knocked up and alone–like my mother did.
Finally giving up my V-card to the funny, hot, one night stand I met at the club last week was the best time I’ve ever had.
But I have goals and dreams in my sights. The last thing I need is to be sidetracked by a hot guy.
And now–as he stands at the front of the lecture hall as the professor for a class I’ll do anything to pass–Professor Jake Richter has me breaking all my rules.
PROFESSOR RICHTER’S RULES is a student/teacher romance, and the second book in the LEARNING TO LOVE SERIES. It can be read as a standalone. The first book in the series is, MR. MARSHALL’S METHOD.

Paige Flores and Jake Richter sees each other from across the room at a bar. Immediately smitten with one another, she spends an unforgettable night with him. After giving a fake name and number, she’s shocked to see him standing at the front of her calculus class as her professor.
Jake is angry when he sees the girl he spent the night with sitting in his class. He’s even more angry when he finds out she’s lied to him about her name. After being duped and lied to, he has to do whatever it takes to get her to drop his class. Unfortunately his plan backfires and he’s now forced to be her tutor.
Both have secrets which have a way of eventually being discovered. Will they be able to move forward once everything is out in the open?
Jake was a jerk after finding out the truth, but he isn’t perfect either. After Paige discovers secret after secret, she has to decide if she can trust him. This was a great read and can’t wait to read George’s story!
Professor Richter’s Rules by Jessa York is a contemporary, new adult, forbidden student/teacher romance told in first person, dual POV. Although it’s book two in the Learning to Love series, it can be read as a standalone.
When Jake and Paige meet, their chemistry is off the charts. They leave together and end up having a hot one-night stand, but neither are completely honest about themselves. Imagine their suprise when a week later, Paige is a student in Jake’s aka Professor Richter’s calculus class. Will they be able to stay away from each other? Read to find out.
I enjoyed Paige and Jake’s story. It was steamy, fun, and full of humor. Looking forward to the next book.
*** I voluntarily read and reviewed an ARC. ***
I really liked this book. It was a great page Turner and I loved every word. The characters had great chemistry and I was pulled in from the beginning.
I loved this book! I have been dying for Jake and Paige’s story forever and it was everything I hoped it would be. The plot was fast-paced and kept me glued to my Kindle. It was a quick, fun read that had all the forbidden heat I love. Jake and Paige were perfect. I will definitely be recommending this book to everyone!
Paige and Jake ate perfect together. And so funny. Paige is just looking for a night of fun. And a game puts her with James. James is such a prick when he finds out Paige is his student, and that comes back to bite him. This book had so many ups and downs that I couldn’t stop reading. Do Not Miss!
This story is hot! Sweet, steamy, forbidden romance. Paige is out with her friend, Alex, and she meets Jake. Instant connection! They go back to his house and have an unconventional night with board games! I loved this part! Paige is a virgin and she wants to not be a virgin, but she is a bit shy soooo they play Monopoly and Battleship! Paige does get her wish, only to get a big surprise in one of her college classes.
I really loved how Paige has a plan and she really wants to stick to it, but things are easier said than done. She is a great heroine who is caring and loyal. I loved that she wanted to give back to her mother. Jake is also very loyal and my heart broke for what he went through with that other girl. I loved seeing Evan, Holly, Alex, and Ivy again. I also loved the addition of George, that girl has a story I can’t wait to read! This has everything that makes a great book, awesome writing, wonderful characters, steamy, and so funny! One that had me rolling was, “Okay, so you’re a unicorn and I’m a—stallion?” Great job Jessa York, I can’t wait for the next one! I was given the opportunity to read a copy of this book.
I couldn’t stop smiling and laughing while also being frustrated. Paige and Jake should not be together when they realize they are professor and student but their chemistry is so off the charts that neither can stay away. Paige is smart and funny and no pushover. Jake is all male but admits when he is wrong. I enjoyed this so much.
Paige meets Jake while at a bar playing a game with her best friend. They are crazy attracted to each other and when the fire alarm goes off and they are soaked by the sprinklers, she ends up going home with him. After a passion filled night, she leaves him with a fake name and phone number. She is starting college and has no time for a guy, no matter how handsome or sweet, to interfere with her studies. Jake, on the other hand, went against her own rules; gave his real name, took her to his house, and asked for her number to see her again. He was enamored. He was frustrated and angry she gave him the slip, which was usually his MO.
Imagine his shock, as well as her’s, when he walks into the lecture hall of the Calculus Class he is teaching and Paige is taking. He behaves horribly to Paige and my heart broke for her at her humiliation. He wants her to drop out, but his plan back fires on him.
There are plenty more steamy hot private sessions between these two, a fiance, interfering parents, and a big surprise. I loved these two together, and the friends they both have are just the best. We get to see Holly and Evan from Mr Marshall’s Methods (Book #1) where we first met Paige.
This book was a fast and very entertaining read and I highly recommend it. Looking forward to the next book in this series about George.
Full of humor and Romance!!
Highly entertaining! One night. No one admits who they really are. But that one night is amazing.
Then, he is her calculus teacher. A bid to drive her from his class, ends with a threat to his position unless she passes – a different teacher’s final exam. Private tutoring never was so adversarial and hot.
Great set of circumstances, and the reader is treated to each viewpoint. Equal parts humor, romance and struggle, creating a superior result!
So good! It seemed it was over before I was ready! It had humor, hot steamy lovin and honesty!
I already liked Nolan and Andi from Mature Content but their story just made me go wow and yes please!
Their chemistry was quick and they have a history but not one that would lead you to think this is where their story would go! They also have the ability to communicate really well with each other and others in the story!
I freakin loved it!
This book is an awesome story about an older man and a younger woman. However, it’s not a huge age gap. She is sweet, confident, intelligent and inexperienced. He is very smart and with lots of experience. They meet by chance and have a one-night stand. They aren’t really together for many reasons, but turns out they have much in common. I loved how it all turned out, though I still have some questions about his job. So far, I think this is my favorite book of this series.
Oh my gosh!!! This is one of the steamiest, cutest teacher/student romances I’ve EVER read! I couldn’t get enough of Jake and Paige!
’He tasted like bourbon and bad decisions. Which was good because right now I wanted to make some very poor decisions.’
When a one-night stand leads to absolutely nothing at all, Paige/Mindy and Jake are shocked to learn they are now student and teacher. But with one too many lies and a host of rules to live by, this couple know they need to stay far, far away from each other. However, fate and Jake’s bad attitude doesn’t allow it.
Holy heck did I love Paige! I’ve said it before, I’m all about the hero while the heroine usually isn’t much of a blip on my radar, but not so Paige. She was just so freaking cute, witty and fun. With a strict guideline to live by, you’d think she’d be pretty uptight. Not so. She knew how to enjoy life in the moment even if she hadn’t necessarily always done so. I loved that she captivated Jake immediately and wasn’t a push over.
Jake was INCREDIBLE!!! He knew as soon as he laid eyes on Paige that he wanted her. But man, oh man, did she lead him on a merry chase! Almost immediately, he’s breaking every one of his rules and he could care less. And when it came time to fess up to his own jerkish ways, he more than did so. I loved how he was all about Paige even when he was struggling with himself.
’Life had pretty much killed my desire for anything unexpected. With Mindy, though? I couldn’t wait to see what she’d come up with.’
This couple were so freaking cute together! Never in the history of romance have a read a scene like the board game this couple play. I laughed and grinned so much my cheeks hurt. They were absolutely perfect together. I’d love to have them as friends both individually and together.
While this has some angst and relationship drama, it’s tempered with this author’s trademark humor. I once more fell in love, and more, with some of the secondary characters introduced in Mr. Marshall’s Methods. (Rest assured; this book can be read as a complete standalone.) The chemistry between Paige and Jake absolutely sizzles through the pages and holy heck, were they HOT together…and alone (wink wink).
This is definitely one of the most enjoyable reads I’ve experienced in some time and I can’t recommend it enough if you love rom-coms and/or teacher/student romances! And if you’ve never tried either, or this author, this is the one to dive into!
Paige and Jake had such chemistry from jump. Sure, they had a disastrous reunion after their first night together, and sure, I wanted to junk punch Jake about 20 times while my heart broke for Paige, but I couldn’t stop reading their story because I KNEW that this author would make all of that pain and misery worth it in the end. Jake just needed to get his act together and prove his worth to Paige. And he did that wonderfully. Between getting to re-know each other, trying desperately to understand the misery of math, and wishing they could fight their attraction to each other, Paige and Jake had quite the bumpy road to travel, but they found their way to each true happiness together.
I absolutely adored Paige and her resilience, as well as her refusal to be a dirty secret or doormat. She knew that she had to succeed in life and nothing, not even the man she shouldn’t love or want, would make her fail. It helped that she found a champion in George, who took on the role of defender and friend when Paige so desperately needed both. And Jake certainly needed to be taken down a notch or ten before being truly worthy of Paige and all that she had to offer.
In the end, comedy and love came together to win the day and secure the future for Paige and Jake. I can’t wait to revisit these two when it comes time to see who manages to deserve all that is George. And that’s a not so subtle hint that I NEED George’s story, too. So well played, Jessa. You gave me all I wanted and then some, then kept me wanting even more! Well. Played.
I say it with every single book, and I mean exactly what I say. Jessa York just keeps getting better and better with each new story she writes.
This is Paige and Jake’s story, and if you read Mr. Marshall’s Method, you were introduced to them in that book.
There were moments that I laughed, and moments that I cried. Which I totally didn’t expect, but it made for an even more amazing read. The side characters are on point, as always. I was left completely satisfied with an amazing love story, and so happy that I was able to visit old favorite characters once again.
This book will definitely be one that I reread again, and again.
This story is about to blow you away
We met Paige in the first book – one of Holly’s best friends….I remember her being a very diligent student to help her mom out, due to their circumstances, but only went out when her friends insisted
Paige and Alex decide to hit up a club and as per one of Alex’s games, Paige has to initiate contact and this person happens to be the ultra sexy Jake. After spending a night together, they meet again under VERY different circumstances…oh boy – he’s her professor
This story was amazing and blew me awayIt was funny, has wonderful characters and a bit of everything one could expect in a relationship when just starting out with highs and lows, secrets and surprises A not to be missed story by Jessa that I would consider reading more than once Thank you to Jessa for my advanced copy for which I voluntarily leave my honest review
This will not disappoint you. Lots of humor (monopoly game, battleship) Just too funny. Good interaction between Paige and Jake…and how it comes out they they knew each other years ago. So much fun to read with unpredictable romance, entertaining characters. Just a good follow up book to Mr. Marshall’s Method. Can be read as a stand alone, but I liked reading all 3 at one time as characters do show up in all 3 books.
This was a good book to read, I really enjoyed reading it!
I am a huge fan of student/teacher romances and this book literally had me glued to the pages! I couldn’t put it down and devoured it in one sitting. The heat, passion and romance in this novel is top notch. Jake and Paige are two of my favourite book characters! They both have so much depth and are so relatable. I loved how they both thought that they would have one night together and go their separate ways but little did they know that fate had a very different idea in store for them. Usually when I read a book one character stands out more to me than the other but I honestly thought that they both shined in this novel. I was rooting for them both to get their happy ending. I love the easy banter between them and the ups and downs they both had to face to get to their happy ending and let me tell you I loved the game in the book that they played! Intrigued yet? You will have to read it to find out what game but trust me it was a very memorable scene. Don’t miss out on this passionate and steamy student/teacher romance!
We met Paige in Mr. Marshall’s Methods, she’s one of Holly’s best friends and she’s only interested in getting good marks so she can land a career that will support her and her mom. She has no interest in going out or meeting guys and will only go out when she caves to the pressure of her best friends. That’s why she was in a bar with Alex playing one of Alex’s games where she has to initiate contact with the person she is most attracted to. That guy is Jake and he’s onto the game she’s playing since she’s the one he picked out in the bar too. A fire alarm leads to them leaving together and spending the night together. Even though the attraction was huge, Paige had no intention of meeting again and was completely shocked to see his sexy face again on the first day of classes and he’s her professor!
This was a fast and very entertaining read. I loved these two together, lots of funny, steamy and surprising moments. Plus we get a little more of Holly and Evan from the previous book.
I’m looking forward to the next book in this series!
